Thru the building process, we found building contractors were very careless about things in the house: 1) Doors and door casings got damage and dent. We understand they would fix them at the end but we paid for a brand new home not a fixer. I wish everyone would just be careful a little bit then those damages would not happen and could save cost for the builder as well. 2) Cabinets, they were delivered without any protection and left right in the middle of the house, we found several scratches, cracks and paint finish issues. Up to now, there are still a lot of problems with the paint finish on several cabinet doors. 3) Upgrade option issues, showers and bathtubs, the master shower wall had to be demolished and redone due to the wrong tile layout, the shower floor was not done properly, marbles were lipped and sharp corners that could cut your feet. The bathroom downstairs, the grouts on the shower wall are not even, some wider than others. The thing was we were the people who found those issues and pointed out to the builder, why would not IP have someone to check before third party contractors finished and delivered their jobs.

We were not allowed to make minor changes when purchasing our home (1. We wanted our exterior paint color to be gray like another one in the neighborhood, 2. Our AC units to be placed on the other side of house). We have been unsatisfied with the quality of our upgraded items. We paid for upgraded hardwood floors throughout the entire house and we found there were numerous dings/chips when we moved in and in some areas they creak (that were not a result from us or our movers). The fireplace did not work and was finally fixed after numerous visits from the contractors. The fireplace stone has not been cleaned (as promised) and is filthy. The grout in bathrooms have not been applied evenly and there are cracks everywhere. Tile flooring in bathroom installed unevenly (and in particular the Master bathroom flooring is a mess. Our feet are raw when walking on them because the surface is sharp). There is sawdust embedded in the baseboards because no one bothered to clean them and just painted over. There are holes in the ceiling near the recessed lights. Screens missing/bent when we moved in and paint splatter on a few. Stainless steel appliances with scratches. Dishwasher with foam left inside and we found melted plastic on heating rods inside. The upstairs fan in the laundry room does not work.

The overall process of purchasing and home upgrades were spot on. [name removed] of the sales office, and [name removed] of the community service both have done amazing jobs. I can't thank them enough. There are, however, a few areas where Irvine Pacific could do better. 1. The complete finishing touch can be better. => I had to submit issues on the following, and some are still to be completed yet. => Toilet lever issue. Either lever is stuck or not functional. Repair person came by, and said he'd follow up with the builder, but never heard back ever since. => Window issue: The repair person came by today, and saw broken window frame. Said he would follow up with the builder. => AC and Heater not set up completely. I had to file a ticket, so the AC and heater were operational. => Electrical issue: Washer could not be set up since the current usage was beyond the limit. Electrician came by and helped. => Water filtration machine still on back order. => A few broken wall moldings. => A few missing paints I will submit a repair ticket for some of these missing items. The home is beautiful, and [name removed] and everyone else did a fantastic job, but it's just these small bits that are not to my satisfaction.
