1. Poor communication began early February 2024 a couple weeks prior to the slab being poured and from there only got worse. 2. No repair plans ever given in writing despite asking for multiple times. 3. Poor project management. 4. Misleading information given on the grading of the lot and several other items. 5. Slow response to problems being acknowledged and remedied. 6. Poor workmanship in multiple areas - most of the walls not square, flooring not level in multiple areas, sheetrock texture inconsistent throughout the house, doors not square, cabinets poorly finished, walls missing paint, driveway poured three times, finishes inconsistent with paperwork, paint still on floors and appliances. 7. Inexperienced subcontractors - for example painters not knowing they should cover flooring and counters before painting 8. Electrical issues post construction - electrician has come 6 times and fixed problems each time, and is scheduled to come out a 7th time. Has changed out multiple outlets and breakers. 9. Inside beam replaced twice and still having problems. 10. We are 6 months post construction and still dealing with punch list. Nothing about the process has been easy. Anytime something was wrong, it was always a struggle and argument to have things corrected that should never have been a struggle. Being told by [name removed] during our walk through that fixing our shower door just wasn't worth it to them, which was such a simple fix for the shower door installer. Perhaps the most disappointing and unprofessional thing of all was hearing from our neighbors that a project manager went out of his way to say how much Level hated us and many other defamatory comments about us.

There is an issue with the wiring. Two electricians came out last week and it’s still not fixed. I have no power in my living room. This past Monday I paid to have my house re-inspected by Advantage Services. They found 3 -4 issues that needs to be addressed by Level Homes. I’m just waiting until our weather conditions improve. Closing was on December 2. Six weeks later we still do not have a USPS recognized mailing address. I have asked for help many times. Everyone is polite but no resolution. We have 6 weeks of mail that is “somewhere” including financial information, car titles, investment information, etc. we would not have purchased the home if we knew this was a problem. In our view this is a breach of faith and contract for level homes. Imagine if your business received no mail for 6 weeks and you will understand our situation .In addition form the time of closing we had a toilet that would not drain that went unnoticed by inspections. After we moved in our slab had to be cut and pipes repositioned. The repairs are scheduled. Flooring installation, moulding, painting, and cleaning our house and furniture have yet to e done. The sad thing is that we really like the house and the community and the level homes process and staff. This however has negatively tainted the entire process. We liked level homes warranty process but at this point the 2 years on major systems seems woefully inadequate. We have little trust that other things will be ok. This is our 11th home and we have never had problems like this at move in. Due to the above at this point we would could not in good conscious recommend level homes to our friends or associates. This is also the first survey we have received. If the others were sent in the mail then your guess is as good as mine as to where they may be.

One specific item we did not like was we were not able to add an additional shelves to the built in bookshelves but we were told we can contact the contractor after closing to have another one fabricated. This is something we would have been willing to pay extra for during the building process to prevent having to do it later. We feel there should have been a little more flexibility when it comes to items like that.

It was very easy to choose our lot, plans, building, etc. Some of our dislikes were lack of detailed work in some areas in our home even after requesting items to be taken care of.

I enjoyed the process of selecting a lot, a floor plan, and making design choices. I felt rushed on the final walk through & 30 day review. There are several areas where the paint job doesn't look even. There are areas where the concrete isn't smooth. I still don't have a working mailbox after six weeks. I think there should be better communication between Level & [name removed] so that a new home buyer has a working mailbox on day one.

Since we moved into the home, customer care has been prompt and satisfying when handling concerns with minor issues like paint defects, wood chippings, etc...The warranty service has also been great, as we had electrical issues with the light dimmers in the master bedroom which was resolved quickly once the ticket was created.
