Love the openness, flexibility, and genuine kindness of all of the employees. Dislike that I still have a couple of minor items that still needs to be resolved. For example, I still have painters tape hanging from my windows after workers came to remove it. It's still there.

Disliked the $500 change fee on cabinets to the ceiling since I was paying top dollar at price/square foot. Wish that was waived since it was prior to them being built and these decisions were required before the house was even started. Also disliked that we were not provided copies of our signed closing documents at “closing.” We had to contact the title company to please send them to us. An unprofessional closing (the worst we have been involved in). We do like our house and working with [name removed] and [name removed].

Overall, Level has been great. Between [name removed] (realtor) and [name removed] (construction manager), we have been very pleased. As it goes, there are always minor things that could be improved. The home construction was great; however, I've found a couple items that could have been better. Interior doors are not smooth sanded on all sides, multi-light switches throughout the house are mismatched (need some pointed up to have lights off). Other than that, the only issue is that Level has been struggling with the power company to fix a power cable to our street light that has been pulled up. I've made a few requests that were passed on to [name removed] who reached out to the power folks, but after 6 months, it's still not fixed.

The workmanship of the cement layers/finishers needs much improvement for future home buyers. I’m very dissatisfied with the way cement guys left very rough finishes, and rough spots all along the perimeters of the front porch and patio. Even in the flower beds, all around the house, large chunks were left that I’ve had to try to chizzle off myself to be able to pick weeds. These cement issues could have been so easily avoided, with just a last minute smoothing tool before it dried. I had my home of 33 years custom built, and never saw anything like this before. I mentioned, and showed the front porch to the project manager, [name removed]’s, and he seemed eager to try to get it to look better for me by sanding the bad spots down and painting grey over it. But didn’t hear any more from him about it. I’m now dealing with both of my front porch posts splitting down the middle again on all four sides. They replaced them once for me, along with replacing the bricks under them that were splitting in several places also, which I appreciated very much, only to put two more posts with larger cracks in them that they decided to just caulk and paint over. I knew that wouldn’t last, and am needing to contact [name removed] to let him know it’s worse off than the original ones. This is very frustrating, and I hate to complain, is why I’ve put off calling him again. I certainly thought paying what I did for my precious house, that I would get top quality workers, and finishers. Level Homes most definitely need to pay more attention to detail, inside and out of your homes. I’ve met several neighbors that have had issues of their own also. Please do better for the new homes that will be coming up, I would love for someone at Level Homes, with authority, to come out and let me point out the things that I’m putting in writing. It’s kind of hard to express your grievances over the phone and not see it in person. Could someone from Level Homes please call me to set up an appointment so I can take them around and show them the cement finishing that I’m so dissatisfied with. If it’s too late for me, and can’t be made better, maybe I would at least help the next person whose home is built by Level. My number is [name removed] thank you so much for sending me the survey.

1. Poor communication began early February 2024 a couple weeks prior to the slab being poured and from there only got worse. 2. No repair plans ever given in writing despite asking for multiple times. 3. Poor project management. 4. Misleading information given on the grading of the lot and several other items. 5. Slow response to problems being acknowledged and remedied. 6. Poor workmanship in multiple areas - most of the walls not square, flooring not level in multiple areas, sheetrock texture inconsistent throughout the house, doors not square, cabinets poorly finished, walls missing paint, driveway poured three times, finishes inconsistent with paperwork, paint still on floors and appliances. 7. Inexperienced subcontractors - for example painters not knowing they should cover flooring and counters before painting 8. Electrical issues post construction - electrician has come 6 times and fixed problems each time, and is scheduled to come out a 7th time. Has changed out multiple outlets and breakers. 9. Inside beam replaced twice and still having problems. 10. We are 6 months post construction and still dealing with punch list. Nothing about the process has been easy. Anytime something was wrong, it was always a struggle and argument to have things corrected that should never have been a struggle. Being told by [name removed] during our walk through that fixing our shower door just wasn't worth it to them, which was such a simple fix for the shower door installer. Perhaps the most disappointing and unprofessional thing of all was hearing from our neighbors that a project manager went out of his way to say how much Level hated us and many other defamatory comments about us.

There is an issue with the wiring. Two electricians came out last week and it’s still not fixed. I have no power in my living room. This past Monday I paid to have my house re-inspected by Advantage Services. They found 3 -4 issues that needs to be addressed by Level Homes. I’m just waiting until our weather conditions improve.
