With the latest rain there is water coming in around garage doors. Exposed wood is getting wet and drywall has mold. Garage doors mounts vibrate when doors in use. Wood looks warped and cracking.

I think the warrantee has been fine so far. The only thing we really are experiencing as far as an issue, is the yard I do not believe the yard was developed correctly. Especially when I look at new construction and how nice their yard looks vs ours.

The purchasing experience was great! The building experience was good but could be better! [name removed] company need to have quality assurance and quality checks done before move-in because I have identified quite a few tasks that have to be completed which should have been picked up during a quality review, some of which are still not rectified.

We have plans to wait and complete all of our home warranty items at the 1 year period. However, any request we have had up until now has been met by the builder and contractors and most have gone above and beyond to help.

Overall, [name removed] has been great on warranty items, but some of the subcontractors have been difficult to contact and/or haven't even gotten in the loop on some warranty items requiring attention. On the plus side, [name removed] has been a great guy to work with on minor fixes, is always cordial, and follows through.

Dislikes: 1. We were not made aware of the strict 60 minute time limit for the design appointment. This forced us to be rushed with our decisions as many of the options available, and their costs, were not disclosed to us prior to the meeting. Also, we had planned to make our upper cabinets a different color than the lower cabinets which was not something we were permitted to do (even though an island with a different cabinet and/or countertop color was something that could be done.) This forced us to re-think the entire design of the house with only 1/2 the design appointment time remaining. 2. We are displeased with the quality of some of the work. For instance, the paint job is subpar, one of the air vents does not blow any air/heat, the back yard is wavy (poor grading), some of the wood used on the patio is split or damaged, the office light switch is located behind the door, all of the light switches are slightly crooked or bowing away from the wall (likely due to the fact that the wrong switches were installed initially.) 3. On our initial walk-thru, many of the items were missing or wrong (such as the wrong vanity/sink was installed in the powder room and the utility sink wasn't installed) and there were many items that needed to be fixed. Does someone not do a walk-thru before the buyer walks thru to ensure it is complete before the buyer sees it? I was very disappointed in the amount of mistakes and oversights especially coupled with the fact that "the house sat empty with no work being done" for a month due to a flooring issue (which we were told was caused by [name removed].) Likes: 1. The ladies in the sales office were fantastic (especially [name removed].) We had only wonderful experiences with them and their processes. 2. All in all, we love the home and despite some small issues, we are happy with it.

The quality of our home is great. Love the community. The only item that could have been better is the quality of our lawn. We didn’t feel it was really the quality we were seeking, but will deal with it on our own in the spring.
