Through the construction process we had 3 different project managers which made it hard to keep up with the notes that were made to previous project manager. [name removed] was by far the best. I feel like all the trades (there were many mistakes, can’t really point at one trade) did subpar work and had to consistently check on things to make sure they were correct.

Responsive, pretty quick about fixing things. [name removed] quite sure why, in the same floor plan, things are placed differently?? I looked at the model of my floor plan and some windows are not in the same place in the secondary bedrooms. Also would have liked to have been allowed to do some things pre-closing that I was told I couldn’t do, only to find out others had been allowed to.

We love everything about our home. From the design to building process, it’s been a great experience. However, we do believe the base paint included with the purchase price of the home should be of higher quality. The paint finish is a flat finish. Unfortunately it does not stand up well with small children. Other than that, we’ve been very pleased.

The constant changes with the Project manager for the site made our family uneasy and added a layer of concern in the continuity of our homes development. Additionally, there a few delays that caused us to feel like we were moving into a home that wasn't 100% turnkey ready.

We enjoyed every bit of the construction process. We were updated weekly and all of our questions and concerns were quickly addressed. [name removed] was always extremely friendly, knowledgeable and made the process fun. Our only disappointment was in the very beginning when we had requested to add the 2nd master bedroom upstairs. We were told by the sales team it would not be an issue. When we went to the Build Order Meeting a week later, it seems that request was not past along and by then it was too late to add the bedroom. We are extremely happy with the house but it would have been nice to have the extra sqft.

I starting contacting [name removed] in December about drainage issues. After multiple emails and voicemails I finally got in touch with someone. [name removed] sent someone out on February 15th. The issues were identified. One issue I was told they would have someone out to fix the issue and the other issue would be taken care of when the common area behind my home was graded, seeded and strawed. He told someone would be out to fix the one side and he would let me know when the grading would be done. I have heard nothing on either issue. I have emailed again and no response. This is not acceptable. I will continue to call and email until this issue is taken care of. I have spent over $800.00 to have sod replaced and to have a black pipe run from gutter in the ground. If these issues are not corrected my fence will at some point start to rot.

The build of my home went great. [name removed] was our builder and [name removed] was our sales rep for our home in [name removed] [name removed] (Lot 531). Overall, the home has done well. What I'm most unhappy with and will voice to others (I hear this a lot from others too)...is that the warranty part 30 day delays. We closed in July 2020 and as of today May 17, 2021 we are still waiting for our 30 day list to be completed. Due to that [name removed] Company has not met their commitment to us by following up or meeting those needs. This is a trend that many of the homeowners in this neighborhood also complains about.

I liked the overall customer service experience when speaking to any of the [name removed] Company representatives at the Sales office i.e. [name removed] or [name removed]. They were always courteous and listened. The only delta was having 3 different builders changed through the construction. [name removed] took over at the end; 1 week before close and did his best to get everything in shape. I appreciate him doing that but because there was little activity which happened when [name removed] left and [name removed] took over some of the things were slow. Overall good experience.

Although I don't know the details/cause of that issue (possibly it was due to lot conditions?) we do typically go over the concrete work with our buyers? We hope that you are very happy with all the other details on your home and that you enjoy living there for many years to come!

We have a number of quality issues. Excessive settling, way more cracks with trim, granite seams, and walls than with our last home. Excess moisture in crawl, that has been seen to, little my little in stages. We still have 50 to 60% humidity in our home that "was going to dry out after moving in". I have to think the amount of settling we've had is due to water issues, in addition to "normal" settling. The painting is so poor that we have marks and smudges all over as the paint is very unforgiving. The ceiling is also separating from the wall in an upstairs bedroom. The frustration comes from the fast that I get to pay for painting after all this warranty repair when we have this excessive amount of water we have dealt with in this home after pointing it out in the building process over and over to be ignored by the builder. I don't think we should be responsible for repainting in this case. Our landscaping is terrible. Our bushes have barely grown in a year and some are bald and are completely mismatched. Nothing compared to all the homes around us that uniform, healthy bushes. We have a cabinet separating from the wall in the kitchen, and was “fixed” recently and is now separating again. We have some high spots in flooring. The grout and tile work is very mediocre and uneven in the bathrooms. Grade in the yard is not good. Some of this was due to bad sod that was brought in to replace old sod when grade of yard had to be fixed early on. Because it didn’t take, it left the ground very uneven. When the house next door was completed, instead of creating a swell between our properties, the swell was created solely in our property and creates a place when water will settle in our yard only. Because our closing was so rushed and the fact we only got power in our home a few days before closing, contractors were rushed, worked in the dar, and we had to review way more than we should have and missed some of these items that we should have raised in walkthroughs. Fact is, we shouldn’t have had to. As a previous [name removed] owner, we’re terribly disappointed this experience changed our view of this company. Now that we’re dealing with warranty, we are dealing with the fact the department is terribly understaffed (excluding that [name removed] was an issue). We haven’t even gotten a call back from warranty guy after he returned from having Covid and had a call for him to return to work on remaining issues. There are a dozen crews around building houses yet it is taking forever to fix ours. Interesting.

We are fairly displeased with our overall experience with our new [name removed] home. While it is far from a disaster, given the substantial investment and trust we put in [name removed] to build our 2nd home (1st new home was built by [name removed] as well), we would not recommend [name removed] again to our friends and coworkers. The building process was extremely rushed with large amounts of time with no activity, putting us and the builder in a position where a huge amount of work was required in the last week or two leading up to closing. This also presented an overwhelming amount of items we had to review, process and correct at the last minute. The highlight is the fact we didn't even have power until days before closing. No doubt that had a huge impact on the quality and craftsmanship. We have uneven spots in floors, poor tile, grouting around tile and showers. Due to a water issue in our crawlspace, we have had excessive settling with the major issue being baseboards and cabinets pulling away from walls in our kitchen. Creaking in bonus room entry which was present at closing was called out and argued by the builder that it was normal. This problem is much, much worse now. Backyard was unlevel and poor sod that was brought in required me to spend quite a bit of money of seeding this fall. Water runoff from neighbors yard was not addressed after being raised to the builder after closing. Overall, the grading was terrible. Both of my neighbors yards are built up and mine is at the low point between them and way more flat. Landscaping is night and day difference between what we got and what our neighbors received. Everything is called out on our warranty request, but overall when it comes to overall experience and quality, this is really, really poor given our investment. Lastly, we are now waiting 1.5 months for a response from warranty dept after at least one followup after submission.

Warranty department is so slow. Even with Covid considerations, i am home all the time. I am available, but i have sagging floors, creaking and popping floors, and cabinets that have sank and come loose from the wall. I have a couple issues. No home is perfect. [name removed] I am handy. I am older and this is my 6th home. [name removed] is a good man. But my issues need to be address before my one year mark.
