We’ve had a great experience overall with Akel. The team has been responsive and resolved all of the minor issues we encountered quickly and professionally. The only ongoing concern has been with the landscaping — for a home less than a year old, it doesn’t present as well as it should, and there is also a grading issue along the sides of the property that needs attention. Aside from this, the quality of the build and the service we’ve received have been excellent.

We’re pleased this homeowner had such a positive experience with our sales and design process. At closing, there were a few outstanding items (x in total) most were resolved within 7–10 days. The bathroom tile concern was addressed in less than 30 days, and two cabinet parts remain on backorder. We are also continuing to work with the homeowner on their patio pavers, providing multiple pallets of options to help resolve their concerns.
We know the final stages of construction and closing are just as important, and sometimes challenges do arise. While it’s not uncommon for minor items to remain after closing, we are committed to resolving them within the timelines outlined in the Purchase and Sale Agreement, and in this case, we met those commitments. We are disappointed the purchaser is not fully satisfied with the final result, but we remain committed to resolving their concerns to the best of our ability. Some of the finish work was not a 10 out of 10. Interior paint job was not well- done.Example- every outlet & receptical cover was painted in - not removed prior to painting. Under various degrees of sunlight - you can see blemishes in paint and sheetrock seams.

In hind sight, I would have requested to see a completed home that is not the model. When touring the model, all of the finishes are perfect setting the quality expectation. Our finished product was far from perfect and frankly, dissappointing. The lack of care was apparant for the following reasons: 1. Blinds package we ordered was forgotten and not installed 2. Dimmer switches ordered were not installed. 3. Plumbers ruined our upgraded primary bathroom floor. Result - demo and reinstall a new floor after closing. 4. A couple of cabinets need to be replaced because of scratches 5. Just about every appliance has a scratch or dent. 6. We spent $15K on the decking around our pool, the installers thought it was exceptable to use damged tiles and made no cuts to correct imperfect edges causing inconsistent gaps throughout the patio. Honestly, it looks like a DIY project rather than a professional installed it. 7. The overal painting of the house was sloppy. There is paint drops on every surface in the house. Honestly, I do a better job painting then the people Akel hires to do the job. 8. Akel completely rushed the finishes in order to close by the end of July. I can only conlcude that they are willing to compromise quality to increase the bottom line. Who ever is responsible for quality control of the finishes should be fired at [name removed] [name removed].

Loved the overall experience. From the sales to construction to the post construction repairs, the team has been magnificent. One issue I have, and I know it may be small to everyone else, but it is a big problem for me, is that the regular bathroom fans are exceptionally loud and basically unusable. An embarrassing install for a quality home indeed. I asked for a change of these fans and was told that was not possible even though the installed primary bathroom fan is appropriately quiet (so materials are available).

I expected our home to be ready closer to December-January, felt my home was delayed while catching up other projects when it could have made that date. This caused some work challenges that were difficult to work thru as I wouldn’t have chosen to build new had I truly expected it would take until March. Closing attorney, date setting, expectations in general about closing were like pulling teeth and it puts a damper on the job [name removed] does up front to build excitement.

Home quality overall is good. The reason it’s not great is the Sheetrock finishing is poor. I paid an upgrade to gave to my ceilings finished appropriately and between the ceiling and walls I have many waves and blemishes. I expected to repaint my living area and contractors are unwilling to put eggshell paint due to the finish quality. With a child and two dogs, I paid well above what should cover a flawless finish. A level 5 finish cost less. Overall, your staff is good. They work through challenges and are friendly, just expected more with the price per sq ft. Other challenges include Envira having only 1 star reviews, bad choice of gate service. Landscaping issues have been rampant. The development should be meticulously maintained and it’s far from it - ant mounds, bad edging, weeds, lacking mulch. My overall grade of the property management at this point would be a 1. Asking for patience from us as they work through their failures and showing no patience to homeowners as we move in.

Traffic is a little tough. I think more needs to be done to improve the sites appearance for the early buyers. Delays repairing the front entrance post storm are unnecessary and having half of the gas lit each night is a slap in the face to those paying the bills. The state of the development should simple be better to accommodate kids and dogs which were are attraction for us. Not to mention the unsightly mound of dirt we now have to stare at next door.

The project was completed on time, and the quality of work exceeded our expectations. Our home was emasculate and the final result was impeccable.
