[name removed] was fine to work with for the multiple issues in my home since I moved in. At some point, I was assigned [name removed] who has not exhibited the required skill sets from a customer service standpoint. Shortly after I moved into my home, I discovered water leaking into my master bathroom window. Attempts were made to rectify the situation which did not resolve the water leaking into my window. I was told that someone would come out to replace the seal, I was told that it happened, and then after the issue persisted, I was told it did not take place. After months of a leaking window and after a third party was contacted to fix the seal, I still had water leaking into the window, under the frame. I insisted that the window was replaced, and I was instructed by Mr. [name removed] to set up a video to show the window leaking through. Completely unacceptable, after I sent in photos with water stains and sheetrock stains. Finally, the window was replaced. At some point it was noted that my dishwasher was not drying as it was supposed to. I was told "You're gonna have to take that up with [name removed]" by Mr [name removed] when the technician at [name removed] told me that I would have to run my hot water to the sink before running the cycle, and to expect that my dishes won't dry because the interior is plastic-insinuating the dishwasher was cheap. This is not acceptable for an almost 400k home. I have built 4 homes in my lifetime and this, by far, has been the most challenging and dissatisfying experience.

It’s a new home, so there will be small issues. Most of these were promptly taken care of by [name removed] (superintendent). We purchased while living out of state, and the whole experience was easy. Thank you!

The people I have interacted with at [name removed] have all been so helpful, friendly and quick to respond to any question. The walk through has been so easy with the few things to address were handled swiftly & completely.

My issue is this: The elevation from my driveway to the West has a rapid drop of 2 to 3 feet to my property line. During a medium to heavy rainstorm a large amount of water builds up and eventually drains out. My front yard is actually showing much erosion. Request that you investigate.

Ceiling in master was not repaired professionally. Wall in living room was not repaired professionally. Kitchen cabinets paint was never completed/issue still present. No air flow through a/c vent(s) not addressed. Leaky roof caused new water damage in living room ceiling, don’t know how to put in a ticket for that. There was never a follow up when addressing issues. Poor construction/craftsmanship. Poor communication. Grass was never fixed, areas of property where no grass was ever placed. Large [name removed] construction trucks continue to put ruts in grass in front yard of my property. I hope this is actually read and someone contacts me. I have not been happy with [name removed].

A lot of the folks that were around when we bought our home and worked through our isses arent here anymore. I suppose it can be the nature of construction/real estate. Not so much an [name removed] issue.

Even though It took 3 months longer to complete and I had some problems with the punch list Getting corrected and the plumbing Alvarez has stepped up and taken care of the problems I had in a timely manner thank you for building me a beautiful home.. I am still waiting for my window screens and my loover to get put on and painted Along with the back of my house being painted There are some things in the house that could have been done better but overall I am very pleased with my home and we love it so again I say thank you Alvarez construction And I would definitely recommend you all to my friends and family

I have had constant drainage issues with my home since the first week we moved in. I am having constant flooding of my yard in the both front and rear. I keep hearing that it will be resolved and it is not. My yard is significantly lower than the neighbors yard in the back(finally working on but not quick enough). Our front culvert is significantly shallower than the people across the street. This is causing major flooding in the front all down our side of the street. I keep hearing that the issue was going to be resolved and it is not. I am trying to give your company time to fix this problem, but it has not been taken care of. I am tired of seeing houses being built up and down the street while my problems of flooding is just sitting and not being handled. I want my problem solved now. [name removed] next week not the week after, I have spoken to many neighbors who are also dissatisfied, frustrated, and angry with the drainage issues that we have. I am trying to go through the proper channels and give you time to fix it. However, enough is enough I want my yard fixed and I don’t want to see houses being built while I’m waiting for my major issue to be resolved. A home purchase is a major decision I put faith in your company that you were going to put the care and concern into my home that you would your own and I am not seeing that. Someone messed up big with the drainage on the street and it needs to be fixed immediately.

Multiple warranty calls and after 1 year we still have a front drainage issue and the siding in the back of the house reported after 6 months is still not fixed after repeated followups

Lack of accessibility and honesty by the Project Manager. 63 different issues identified at pre-closing that are in different stages of being addressed. Multiple open issues still. Busted timeline by nearly 3 months

The warranty experience has been complicated. It is described as to submit a request and you will be contacted. I'd say this is true about 80% of the time. Between some original issues submitted in the first couple months not being repaired like the concrete damage, to the current and larger front water drainage areas that are a street wide issue that involves all other new [name removed] properties where pictures were submitted showing water within 10 ft of the foundation.
