Welcome to Cella Gardens. One of Alvarez Construction’s newer communities in Livingston Parish. Home construction started in the summer of 2016. This single-family residential community features 122 homes in a courtyard design neighborhood boasting architectural brick finishes, and neighborhood green spaces. Homes feature 13 floor plans with many upgrades available. Homes are a minimum 1,600 square feet living area, featuring over sized ceramic tiles, hardwood flooring, Whirlpool appliances, crown molding, custom cabinetry, granite slab in kitchen and bath counters and Whirlpool tub in Master bath. The price of the homes start in the $220,000's. All homes Include WiFi enabled Interlogix SmartHome management hub with wireless security system, TruVision security camera and wireless smoke/heat combination detector. I have reached out to Ms. [name removed] and she is taking care of the issues at hand, but I am not certain why I had to reach out to anyone when it was part of the closing commitments. The HOA is not really enforcing anything, which was the reason we chose [name removed] [name removed] over other communities. Thanks!

-We were not informed about having to pay for a mailbox until very close to time to move in. -We were not informed stucco was standard on corner lots, we selected our house plan because of its lack of stucco.

Communications with Alvarez is horrible! We emailed [name removed] and asked through Sales manager that [name removed] call us regarding closing information at least 5 times and we never received a call back. Warranty issues lingered for up to 6-7 months with having to send and copy emails to Company President with no response from Company President and no to little action from Warranty [name removed]. New Customer Care Manager finally got our warranty issues resolved after 6-7 months after initial requests. We love our home, lot and neighborhood the largest problem is extremely poor communication and warranty service during and after closing. Seems that when you spend over $250,000 with a company there would be loyalty to your Customer. Communications start with the highest office in the company and that officer should respond back to Customer to ease concerns, get action plan developed, then check on problem issues with Customer. That did not happen for us. This is not Customer Service that speaks loyalty for people spending such a large amount of money.

When we wrote the contract I requested a French door refrigerator and I would pay the difference between that and the side by side. I was told that would be fine. However that did not happen. In addition I asked for a washer and dryer for my $2,000 credit. I was told that was fine and given a selection to choose from. But that didn't happen either. One month after closing the pump went out of the dishwasher. The pump was on back order. I asked for a new unit but that was on back order also. I asked to upgrade the dishwasher, but was told that was not possible. Alvarez did offer me a used unit but it would not have a warranty. So I had to go out and buy another dishwasher, pay for the installation, and because no one was available from the appliance company or Alvarez I had to have the broken dishwasher removed and hauled away. Alvarez never offered to reimburse me for anything,

Placed a warranty work order for several items needing attention through Alvarez website on 1/27/21. We immediately received a confirmation that Alvarez would be in contact as soon as possible As of six weeks later we have not received a phone call, text or email about our warranty items.

We liked the modern options that were given to us for designing our home. Something we were unsatisfied with was the small details like caulking areas that needed caulk!

The Construction Support and Closing Coordinator was very difficult to get in touch with. In order to get any response I would have to CC supervisors on emails. We were never told about incentives or to reach out to the model home for information on possible incentives or other information. Seeing upgrades on handle pulls was also not available at the model home which seemed odd. We were supposed to make decisions based only on pictures. Since purchasing the home we have had problems some of which we never received any contact on and ended up getting fixed ourselves. Overall the communication has been poor. The quality of the paint (flat) has also been a bad experience and seems cheap. I would recommend an [name removed] home, but would express the importance of getting a private home inspection of the house before closing and requesting to get satin or eggshell paint used on the interior walls. Overall the experience I would say has been mediocre. I would not deter someone from buying an [name removed] home, but I also would not rave about the product they are putting out. [name removed] has made things right on incentives, but only after having to work our way all the way up to the CEO.

I have used it several times. Broken door bell;problem with mbr faucet; problem with refrigerator;problem with kitchen faucet;problem with ac-had to purchase $200 filter because it had not been changed in two years. I have an outside electrical out that needs a cover and the lower portion of my house needed pressure easing-these were on the original punch list that was never corrected or completed. I have had prompt attention to my concerns.

If I had a problem [name removed] took care of it promptly. I am a little concerned about having renters in this neighborhood. I personally do not think renters are good for a neighborhood.

Response time when reporting an issue. In some cases I get a resolution right away, but there are instances when I need to contact Alvarez multiple times to get an issue resolved.

multiple things have had to be fixed, major thing was a bump on the kitchen floor. Floor moldings were removed to repair the floor and have not been installed again, this happened 3 weeks ago.

Easy to work with and better than DSLD and [removed]. Everyone was super nice but the time required and level of detail to make the best quality product is not there. More thought should be taken to do things right the first time.

Alvarez construction staff are very thorough in the building process and they take pride in their work. The quality of materials used in construction is also another measure which greatly indicates where they stand in terms of home builders and they are by far one of the best.
