Had to compromise on brick for garage. Wrong brick was installed. Electrical issues in one of the bedrooms, breaker kept tripping for that room. Still waiting on screens for kitchen and one bedroom and one of the bedroom windows is off track. Master bathroom sink is too high. Lastly the garage could have been a few feet wider to actually fit two cars.

Not one item has been taken care of even close to acceptable. I can’t really do anything about it except tell everybody I know not to purchase an Alvarez Home if it can be avoided.

My final walk through was the morning of my closing day and the punch list items still have not been taken care of. The PM for my home doesn't communicate properly regarding the issues and just says it's being sent to warranty. Painters came out after my closing to fix the flaws that were found yet almost a month later he is saying it was all addressed but I still have yellow tape noting the issues all throughout my home. [name removed] happy with the way it's handled whatsoever.

If 0 was an option I would've chose that. The customer service and lack of communication within this company has been absolutely terrible. I lived in my house for the first 3 months with no cabinet doors. When they finally arrived two of them "got lost". The remaining two finally got installed after living in the home for 5 months. In addition, the hardware on my cabinets also just got installed after 5 months of living in the house. Every time the workers come out to "fix" something they either make it worse or damage something else. I can go on and on about issues with my home and within this company. I would never recommend an [name removed] home to anyone I know nor will I be purchasing another one in the future.

We liked the the weekly updates and ease of communication with project manager, realtor and alverez team. We liked being able to pick a floor plan and customize our home.

I have a punch list that’s been going on for 6 months POST closing that has items on it that they refuse to address because the house has been lived in. Yeah, because they changed my closing and didn’t address the lunch list before hand and now refuse to. Two people from the company came to my house 2 months post closing and ensured and PROMISED me that they would do what was needed to make things right and make me a happy customers. Well I’m here to tell you that’s in fact. NOT what they’ve done.

House wasn’t finished at closing. It’s now over 7 weeks later and I have a defective tub and holes in my wall. The worst part is no one can tell me when my tub will get fixed. We have purchased 5 new construction homes in the past 5 years and this is the only [name removed] house and it’s also the only one that wasn’t finished. I did have issues with the others but the builders were quick to fix them. I don’t understand how you can expect to continue to run a successful business treating people this way. The only positive I can say is we were allowed to swap house plans when we decided we wanted a different plan/lot didn’t fit our needs.

The process started with us meeting with [name removed] several times. He was knowledgable and helpful. Ultimately we decided to go with a spec home instead of choosing the design of our own home because we had a tight time frame. The estimated completion of our home was set to be June 6. If we had made our own selections the date was estimated to be the end of August, this did not work for us as we welcomed our son in August. We eagerly signed our contract. At that point the experience fell apart. It took over 9 weeks to have a slab poured automatically taking away the June date It was then pushed back multiple other times. We did not close until August 17 and had our son on the 18. This was after [name removed] tried to make the closing at the exact time and day of our scheduled c-section that we made her very aware of many times prior to her scheduling it. Anytime [name removed] reached out to [name removed] he was ignored or told that someone would reach back out and never did. Anything with the build was met with “I DONT KNOW”. A constructive critique from our end is that when someone is out of the office for vacation or for COVID or for maternity leave that an automatic out of the office reply should be placed so that matters can still be taken care of in a timely fashion. For over a month when [name removed] transitioned into [name removed]’s position we were told to watch the meters that the gas and electric meters could hold us up and that we needed to stay on top of that. SO. [name removed] said “I call them 2-3 times a day and they don’t know when it will be done”. After a month of that answer I got fed up with not having an answer and i reached out via social media and immediately had responses from both DEMCO and ATMOS and within 24 hours both meters were installed with the help of the superintendent of DEMCO who was extremely responsive and helpful. He informed me that the reason they were not installed yet is that Alvarez had not inputted the addresses or had the inspection/permit done by the city and he jumped through hoops for us to have it done quickly because of the delay we experienced. Had I not handled the meters, there is no telling how long I would have been told IDK. ALSO note- when I called DEMCO I was met with an automated message that they were switching systems and experiencing high call volumes and I was unable to speak to anyone that way. That only leaves me to believe that those 2-3 phone calls a day were to an automated message saying that calls were not being accepted. I will not name names but several times (more than 5) we were told “this is not a custom home” as an excuse for things being done incorrectly i.e. one sink being installed instead of two in our jack and jill bathroom, completely dead sod being laid and then not watered (it never took), every single door frame in the home was cracked two-three inches from the floor, our toilets and tubs flooding with sewer water two days after we moved in and the plumbers informed us that the landscapers busted the cleanout pipe in the front and filled the whole with dirt instead of telling anyone (we were met with “WELL IT HAPPENS” from [name removed]), our AC was broken one month into moving into the house (the pan was improperly installed sending water through the roof into the living room and the portion that the coil meets the furnace was not sealed so for the first month we were pouring air into our attic and got to pay the huge demco bill for that fiasco and once they fixed the seal the unit registered that the sensors were not working and the entire unit stopped working forcing us to go three days without AC- the tech told us that it was most likely broken upon install and that was revealed when the seal with fixed), our master toilet was cracked, the attic is inaccessible, ETC (yes the list goes on). I will say that [name removed] has been absolutely fabulous assisting us in trying to get everything in the house fixed. She is responsive and her communication is excellent. I cannot remember her coworkers name but he is sweet and excellent as well! We are very understanding that this is the first time this model is being built and that some things will go wrong. We are ok with that as long as the problems are fixed for us as well as fixing them in the [name removed] being built for others. However, the communication and the way that that buyer concerns are handled could be better in the future to avoid losing the respect or trust of future buyers. We noticed that the design team took Blaines ideas about the attic in our home being inaccessiblet and used them to make the attic more accessible by moving the AC unit into a central location instead of on one side of the house right where the stairs are. It takes away safe access of the attic and interferes with storage as well as takes away cooling for the opposite side of the house which is where 3 out of 4 our bedrooms are located. [name removed] will be reaching out to see how this can be mediated. We still have several things that are being worked on.

at the beginning we were told we would be in contact with the concrete guys to have our driveway extended and the patio as well. never received a call or email until after we closed. the project manager was very cocky and seemed to have an excuse for every inconvenience to him. my light fixture in my master bathroom is still not fixed. none of my doors close all the way including the exterior doors. you have to pull them to shut completely. the paint finish used is the worst finish ive ever seen in my life. today makes one month and i need to repaint simply because every little thing shows up on the wall, and you cant wipe it off because the paint just comes off. the paint on my island is already chipping off. on the day of our final walkthrough, the project manager was never given our inspection report and nothing in our inspection was completed. there was a leak in the master tub, the master toilet had a leak. all of my door hinges weren't installed properly. my back door doesn't lock properly with the deadbolt. the hoa has been a complete disaster trying to get any information on how we can even install a fence on our property.

I LIKED THAT I WAS ABLE TO VIEW MY HOUSE BEING BUILT AFTER THEY STARTED LOCKING THE DOOR TO HOUSE, WAS GIVEN PASS CODE FOR KEY BOX. LIKED THAT I WAS KEEP UP TO DATE WITH EMAILS AND VIDEOS OF HOUSE. LIKED THAT AFTER MOVING IN ALL PROBLEMS WERE TAKEN CARE OF QUICKLY.
