Personnel were informative, answered calls within a day and provided good information. Disliked the excessive amount of issues mostly identified prior to close. Workers were sloppy and did not complete all work. Still finding issues with painting, door framing, door knobs and areas without caulk.

A lot of work has not been completed on my home and I have closed. [name removed] managing staff needs to step up their game with communication. This has not been a happy experience.

Sod was not properly installed. Finish grading was done hurriedly leaving low spots. Rear patio post not installed to bear on the concrete which caused it to crack and be replaced/re-positioned. Vinyl floor prep was evidently not done properly due to areas of the floor having lost their adhesion to the concrete.

Liked the ease in purchase, the great design session selecting our options, and the number of available options ([name removed]). Liked the weekly updates from [name removed] - very informative and helped us feel connected while one state away. All of our phone/email inquiries were answered promptly. [name removed] tried very hard to meet all of our requests and we commend him for the customer service during construction. LOVE our new home and being so close to our children and grandchildren. Our latest grandchild was born on our closing date - will be hard to forget closing day. Disliked the MLS posting date for “this house will be ready” was not explained initially as “just a date to post for MLS”. Had we known the date was as fluid as it was, our decisions for the close of our existing home, quotes and securing state to state movers and hotel reservations would have been a lot different! We understand construction delays due to weather and supplies, but [name removed] came after we closed on our lovely new home. We had a very lengthy hotel stay with a dog! It was challenging to say the least. Like the prompt replies from Alvarez post construction to review warranty requests. We only have a few and they are all in progress. [name removed] is amazing! Disliked the non-response from Community Mgmt HOA to register our new home. [name removed] website did not recognize our address. After several emails and two phone messages over a week and a half; all not acknowledged, Ms. [name removed] with Alvarez, stepped in and ensured Community Management would respond. We were able to complete our registration allowing us to start the fence building permit process. Thank you Ms. [name removed]. One suggestion please? Paint or use darker number plates on the garage for the house number. Many of the delivery drivers have confused looks on their faces and have been reported delivering packages to the wrong house. Thank you for great neighbors acting as delivery assistants! Overall we are pleased and happy in our new LA home! Thanks!

I’m hoping the issues we had are Covid related but it felt like a fight on things at times over little things. I am happy that they are fixing issues that have come up, but I feel as if those things shouldn’t have happened in the first place.

My purchase experience wasn’t that great. I went through 3 property managers while my home was being built. I didn’t feel like the property managers had my best interest because I would point out things while my house was being built and it still wasn’t fixed prior to moving in. During both walk through inspections I would point out all problems that needed to be fix with and prior to moving only 50% was completed. My front door was painted terribly, I had to repaint the whole front door myself within 1 week of moving in. It’s the entrance of my house and I couldn’t stand to look at a two toned front door every time I pull into my driveway. [name removed] paint is honestly awful in the home, they go extremely too fast while painting and miss tons of spots. As of right now, I’m still waiting on punch list items to be completed from my walk through inspection. If I had to purchase another home, I’m not sure if I would do Alvarez again.

Some of the paint on the walls in the bathroom are peeling, few cracks on the floor in kitchen and bathroom. Door knobs are loose on the doors. Hasn’t even been a year yet.

Very hard to get in contact with anyone after purchasing a home. I have had multiple issues since moving in and can’t get anyone here to fix them.

I’ve emailed a few times since we were last contacted and I haven’t heard back at all. I asked about our dishwasher which had parts melted in it from running it. Our door into our garage has yet to be fixed and we have been dealing with that since we moved in and we are still missing cabinet knobs from when they came to fix it, ran out of screws and said they would come back. I would also like someone to come look at the counters because we have quite a few spots that aren’t sealed correctly. Quite disappointed in our experiences so far.

Contrary to the belief by [name removed], the Pitaya granite countertops that I chose were not installed. Valle Nevado granite was installed instead which doesn't go with the backsplash I chose. Also the grass sod was installed leaving ruts and holes indicating that the dirt was not finish graded prior to the sod installation. Terrible job! During my closing I mentioned the sod problem to Mr [name removed] who then called Mr [name removed] who Mr [name removed] said he would take care of the problem. [name removed] problems still exist and I have never received a call from anyone at Alvarez to rectify the problem or even visit my home to look at the problem. Terrible customer service.

We had a great experience while building the house, the thing we are most upset with is the backyard. We had looked at the model homes in the center of the community and they had good size backyards and the back yards were flat and usable. Our lot which I wish had been disclosed to us, has a yard that is a hill and we bought our house with our two year old daughter in mind, and we can't even put a swing set or anything in the backyard because it sits tilted. Quite upset that we are having to hire a landscaper to attempt to fix our backyard. We are also having quite a few issues since moving in, such as knobs popping off the cabinets, door framing popping off as well. Which they are taking care of that which is nice.

Can’t get the service completed! Two things on my list were never addressed! Took seven weeks to get the blinds for my house when I was told two weeks (rush) order, houses that were built after me already had theirs! My deadbolt never locked, we had it fixed because the guy never would show up!

Sod was not properly installed. Finish grading was done hurriedly leaving low spots. Rear patio post not installed to bear on the concrete which caused it to crack and be replaced/re-positioned. Vinyl floor prep was evidently not done properly due to areas of the floor having lost their adhesion to the concrete.

I’m hoping the issues we had are Covid related but it felt like a fight on things at times over little things. I am happy that they are fixing issues that have come up, but I feel as if those things shouldn’t have happened in the first place.

Some of the paint on the walls in the bathroom are peeling, few cracks on the floor in kitchen and bathroom. Door knobs are loose on the doors. Hasn’t even been a year yet.
