Disliked when I asked about some cracked grout on my backsplash, [name removed] said Alvarez would only come one time for the year to fix anything so best to wait until I got closer to the year mark incase I had other issues. So basically I need to be bothered by things for the entire year before anything could be done. Seems odd. Also, I was supposed to get a new stainless steel skin to my dishwasher because it was dented on installation. [name removed] put it on my final punchlist and said it was ordered, but I have never heard another word about it.

[name removed] was very helpful with guiding us in the right direction for picking the correct lot for us to build on. Signing the contract and getting the process started was easy. From framing to move in, it always seemed like there was one issue or another that we encountered (which always had to be pointed out by my wife or myself to the Project Manager/Subs). Issues we encountered were as follows: house not framed correctly, no stone was installed for the fireplace hearth so the flooring had to be reworked(discussed at design appointment), MB shower piping not centered on shower wall so had to be reworked(removal and replacement of tile and piping), driveway extension not framed to proper dimensions as quoted(fixed before pouring), multiple things paid for and discussed in design appointment were not installed in the home until questioned about multiple times(vented microwave, fireplace hearth, additional fan in office, electrical outlet in attic). [name removed] house was extremely filthy for the final walkthrough before closing and should have never been showed to the client in this condition. [name removed] contract stated 4.5 months for completion and the time frame was more in line with 5.5 months.

I’m general, the building process was smooth. I did not have any concerns during the building process other than it took longer than expected. My contract stated 4.5 months, but it ended up taking an extra month to complete. I started having issues once we got closer to closing. My closing date was changed 3 times. I paid for my own inspection but the items on the list were not addressed prior to closing. It was up to me to nag people to get things done. If I asked nicely, they ignored me. I should not have to be ugly ans cause a scene to get punch list items addressed. After closing, they sent all of my issues to warranty. One of the items on my inspection was flashing on the roof was incomplete (that’s a big deal to me) and they identified points of entry for rodents (MAJOR PROBLEM FOR ME). When I finally closed on the house, it was dirty and there was signs of mice day 1. I am a young female who did this on my own and I have not been able to enjoy the purchase of my first home because I am so disappointed with this process ans traumatized by the mice. I feel like I bought a $330K mouse nest. I also expected the quality of this home to be better. If I touch the wall, the paint gets scratched. They did not clean the yard prior to putting down sod. I have found razor blades in the grass and large metal scraps that stick out from under the grass. I also feel like they did not clean the floor prior to putting the carpet down. When I walk on the carpet, it feels like there is something under it. Overall, I am very disappointed. I feel like they do not care about the people they are selling these houses too because they are too busy throwing together another 300 houses in other developments. It might just be another house to [name removed], but this is my HOME that I worked really hard to purchase on my own.

Liked - when I rec'd email feedback immediately (within 24-48hrs) and the team started working to address my concern. Really liked that the site superintendent is still involved and providing regular updates. Disliked - when I had to reach out several times to the same employee about some move in close out items only to find out that employee was no longer in that position so had to reach out to a new employee to get anything addressed. Also disliked lack of leverage over contractors responsible for the repairs after construction. I know this is out of the control of those at Alvarez I am working with but it is frustrating nonetheless.

However, in my opinion, I feel that Alvarez Construction should have two different teams for home repairs; service reps to address pre-closing issues only & another for after-closing issues. It appears that the same people work on the home repairs.

My big issues on the purchase experience were 1) I was under impression my layout would be the opposite that it was formed up based on diagram on website and other layouts in the neighborhood. [name removed] and I ultimately came to a mutually beneficial arrangement. 2) I had felt on my roof for a whole month without shingles and then hurricane [name removed] hit, causing extensive damage to the already worn felt. I had to go through entirely too much run-around to ultimately have new felt placed over the old felt. [name removed] exactly ideal, but better than the patch job that was originally going to take place. 3) After moving in, I had a bad mice problem for the first month. My hunch is there was a family (a few dozen) that made a nest during construction and found a highway through a pretty large crack between my hardee and sheet rock. [name removed] highway has since been filled with spray foam.

I liked that I was able to meet my superintendent onsite often to see progress. He was very responsive and communicated directly to me the entire time. [name removed] only bad experience I had was a leak that was caused by a contractor taking some time to get fixed, delaying my closing and move-in. Most of this was beyond Alvarez's control though. I had some confusion/frustration with [name removed] [name removed] only because this was the first time I was purchasing a house on my own and didn't understand the process fully but other than that, [name removed] was excellent to deal with and always there to answer my questions immediately.

We did have a delay, which was part COVID and then part due to us selling our house in Texas (we had to exercise the extension period after our home was completed, but were able to confirm a close date during that window). We did the prelim walkthrough, and pointed out a list of things. Then many were not complete on final walkthrough ([name removed] was not pleased as painters were still working everywhere the day before, and we still didn't have grass). So we never got the final power washing post-grass, and had to wait for some scheduled fixes post-move-in (fireplace hood replacement & electrical fixture coverings).
