Overall, the process went well, and the move-in was smooth. However, during our 30-day walk-through, we noticed that some issues have still not been addressed. These same problems were pointed out during the final walk-through before we moved in, but they remain unresolved.

- almost every door knob in the house has had issues. I live in a Fremont, so imagine the number of knobs that is. - AC unit broke for 7 days right when temperatures started hitting 90 degrees. Makes you wonder how old the unit really is. - grass behind the homes on [name removed] has been cut only once in 2024 even after it keeps being reported to customer service - light poles throughout the [name removed] [name removed] subdivision are either out or leaning, have different color bulbs, have different type of heads (LED vs standard), or shorter than others. These issues might not be the responsibility of [name removed] to resolve, but at least the HOA Board (Community Management) should be doing something about it other than merely complaining about paying $500 before fences and gutters can be installed. Whoever thought it was a good idea to have them manage the operations of the Board until the residence could take over must've been on something because it is apparent that they have no interest in the best interest of the residence. - increasing operating expenses for the pool when it is only open half the year is asinine, and even with the increase the pool was filthy with algae towards the end of last summer

There has been no follow up to the 30 day walk through repair list. It took around 60 days to perform the walk through and I have only heard from the HVAC vendor and the issue was not resolved. There is no airflow in one of the bedrooms. The rest of the repairs do not impact the funciton of the house but the AC is a huge problem. You cannot sleep in there as it's too hot and stuffy. The HOA has been very difficult and rude. The overall upkeep of the lake and the pool is lacking and some of the pool furnture is dangerous to sit on. The paint on the inside walls rubs off very easily and there are many blemishes and bumps in the sheetrock and ceiling. The faucets in the bathroom have already become very loose and the tub faucet cannot be turned off all the way. Seems the house was built too quickly and the detail work was not given adequate time or attention to complete.

The communication during the building process kept us very informed and involved. It was just as communicated it would be during the sales process.

One significant issue regarding a dead animal entrapped inside of the sheetrock between Bathroom 2 and the laundry room. The animal was a skunk and was discovered in the home after significant odor issues and major allergic reactions by owner resulted. A complaint was made within two weeks of moving in, but Warranty did not send someone out to address it until the 30-day walkthrough. Warranty contracted with a remediation company to ozone and spray the area and resealed it within two days. However, the issues were not resolved and presented again within two weeks. The tub was removed and at this time, it was discovered that the animal had chewed through electrical wiring, which caused breaker malfunctions for the laundry area. Over owner's repeated requests and objections, Warranty did not remove the sheetrock in favor of another ozone treatment. Sheetrock was eventually removed after second ozone treatment was unsuccessful. Tub replacement began in mid-to-late November, but the unit that was originally chosen was undersized for the cavity/design specs. After owner's complaints, a unit that was of comparable width was installed and tiling was installed as an upgrade. Principal work was completed the second week of December.

Like the appointments walk-throughs prior to moving in the house. I like the follow up visits but no one is fixing anything yet. Very knowledgeable people working for [name removed], [name removed] was very helpful in choosing the right house for me and was always able to answer questions I had.

The warranty service was prompt and caring. My only complaint is the management company, and it is a big complaint. It’s all very secretive and frustrating to manage the quality of my community. That part is very sad.

It has taken an extremely long time to have my front door issues (misalignment, knob snags, weather strip tearing) addressed. The misalignment took about 5 months to finally get resolved, and the knob issue is going on 3 months and counting. And I still need to have all the blue-taped areas of the house touched up. Not knowing an ETA on any of the remaining issues just adds to my wife and my frustrations. On the flip side, the response to all of the other matters inside the house have been fairly satisfying. Now outside of our home on 14547 [name removed], there are a couple of apparent things that are to be desired, especially considering this is supposed to be a brand new subdivision. The empty lot next to our home looks like a landfill. As you can imagine, it is very much an eye sore to move into a new house and there is essentially a dumping grounds next door that we have to look at each time we pull up to the driveway or while we are in the kitchen looking out the window over the sink. We thought the lot would have been cleared and sodded soon after moving into the house in June, or soon after the home on the other side of the lot had been purchased 3-4 months ago, but that has not happened and no one seems to be able to tell us when it would ever be cleared/sodded. Also, the streets ([name removed], Creekstone Way) we live on the corner of continue to be pitch dark despite many homes being constructed and are now occupied. Entergy installed the light poles about 4 months ago. I have no idea why they have yet to be powered on, especially since it is now a safety hazard for my kids and neighbors once the sunsets, but at this point with nothing really looking and feeling very promising the past couple of months of living here, my wife and I are losing expectations in what was supposed to be an exciting and happy experience of moving into a brand new home and subdivision.

House seems to be well constructed (framing, concrete). Customer service after the sale is extremely disappointing. [name removed] sure if our house is a lemon, which impacts the overall experience and doesn’t inspire confidence.

First our guess bathroom on the first floor does not an ac vent so the bathroom stays at 90 degrees. Who wants to be in a bathroom that is 90 degrees? Secon our back yard was not donde correctly and water is coming from 3 lots and even when It has not been raining my yard is fool of water. The extrema heat in the bathroom is making the air conditioning pipe sweat and now I have mold on the ceiling and they are taking all the time to come and take care. The first respond about the back yard was that that did not have warranty and we still don’t have a final response on that.

We like most every the experience with [name removed]. My only issue is that I’ve raised the problems with drainage between our home and next door. Additional sod was put out, but it died right away so the problem persists. Also we have a defect in our bathroom door and there was an issue with possible splitting on our front door. Someone came out and looked at both, but we never heard anything at all after that.

Overall, I appreciate the effort put forth by [name removed] team to assist me throughout the journey to buy a new home. Starting from purchase aggrement to design studio meeting and closing , they are very transparent and keep us infromed on every step. [name removed] and [name removed] (Project Manager) has really done great job. I am specifically impressed by the after sales services from [name removed]. if we have any issue in home we just call or send an email , they always handle it very promptly. Customer experience from Sales team could have been little improved. But overall it was good experience and I would definitely recommend others to buy home from Alvarez Construction company.

Everything about the purchase was fine but I have not been contacted for my 30 day inspection. I've submitted a work order request to have the A/C balanced because it's very hot in certain rooms. It's been weeks and no one has schedule anything or followed up. The sheetrock is very thin and so it's the paint in areas.

The walk throughs were very professional and helpful. I felt as if the Project Manager was on my side the entire time to try and deliver a quality product rather than just trying to get me moved in and the house sold.

The quality of finished work is discouraging as there are many flaws and sloppiness in what the subcontractors have done regarding painting, concrete work, carpentry and finishing work. This gives a bad name to [name removed]. During my initial inspection there were items noted that weren't completed for the second inspection nor by act of sale date and still not completed. Also, told some things were normal which aren't such as dishwasher issues and back door issues and front door issues. My 30 day post act of sale inspection was better than original inspection. Also door bell ring inside isn't working after two visits from CWS as well as electrician. I know that appointments take time however some things weren't handle from original inspection and that was over two months ago. It would be beneficial for someone higher up in the company to know and possibly see the quality or lack of that subcontractors are leaving for buyers to deal with. As previous homeowner of 4 different homes over the years, one of which was new construction, I know what it's like to buy a new home that was of quality finish and this lacks in some areas, sad to say. It seems that there are some who do not take pride in their work and thus this shines poorly on [name removed]. I do like the fact that some people within the company are on the ball in taking care of things and appreciate their efforts. Others seem to have dropped the ball somewhere along the way or slow in responding.

[name removed] was so hands on the building of my home that I was able to do the entire process while living in NC. Everything was exactly like [name removed] said it would be, no problems, no surprises at all. [name removed] was beyond expectations. He was ALWAYS available. No double talk. Always kept his word. I was sent pictures of my home going up and clearly told what was next and how long it would take. After my home was done [name removed] [name removed] took over. He was equally as wonderful as [name removed] and always ready to address anything I requested. I love my home. It’s exactly what I wanted. Two of my friends and my daughter all live in [name removed] homes in three different Alverez communities and are also very pleased. I knew what I was getting into. That made me unafraid to do the whole process from another state.

Punch list items from closing date have still not been addressed. I have emailed about this and have not heard back on any of the issues I raised. Almost all have been included on punch lists and in the independent inspection report conducted by [name removed]. Additionally, there is a strong odor of marijuana in the hall bathroom has was noticeable during the build, and there was visible evidence of smoking (ash, residue, etc) in that bathroom during the building process. The odor is being taken into the intake of the AC and being pumped into the rest of the house.
