Due to construction delays, the original closing day for the house had to be rescheduled multiple times. Originally planned for June 2022, the closing date was postponed twice and eventually took place in September 2022.

Still waiting on contractors to complete repairs that were noted/requested before moving in. Contractors had to come to fix a major repair noticed after move in. It seems that some contractors used for different aspects of the home are much more responsive and better at follow through than others. I do like that the contractor manager and community manager have been very responsive to my needs and have checked in with my settling in on multiple occassions.

When the home was ready to move in. Most of the things that were said were going to be tweaked or fixed were not. Finishes in the home looked rushed.

Their build quality was far more superior than any of their competitors were checked out. They kept on updating us about the progress of the construction since the day we signed up and handed the keys over to us just on time. Cabinets could have been better. Lower quality than we expected. Landscaping could be better. Getting a dead tree along side of townhouse has been a challenge even though it was dead before we started our build.

The home appeared to be rushed with quite a few imperfections. The cabinets have yet to be fixed which is not fair to homeowner especially when paid for an upgrade to have cabinets to liking. For the price of the home, it appears to be very low grade finishes in the home. The salesperson [name removed] and [name removed] are the best part of Cadence homes. They really work hard to make sure to make buyers happy. The construction manager is also one of the best parts as he get on top of whatever issues as soon as possible.

There is no sense of urgency and the quality and craftsmanship is not at the standard of the previous new construction properties I have purchased through Lennar, Pulte, or Centex in various different cities. Also, I recently had to replace a tire due to the on-site working crews not properly disposing of nails/screws from the worksites nearby. The home is not well insulated from traffic noise, even though my home does not sit on a main road.

Floors were installed, but scratched. Cabinets are not flushed in the kitchen. The cabinet doors in the bathrooms are hard to open because there isn’t sufficient spacing in between. The master bathroom drain appears to have wood and other debris and is clogged, as a result with standing water. The AC unit is making a loud noise when the fan is circulating. The master bedroom fan is not quiet when it is on. The toilets have scratches and there is a chip in the guest bedroom tub. Needless to say, of all the homes I’ve purchased and the fact that they’ve all been new construction homes, this whole experience with Cadence has been horrible. In addition to the home issues I’ve experienced, the 5-month completion delays to closing cost me an additional $500.00 in interest. I’ve submitted multiple warranty claims and have not been able to get much traction on the claims.

Landscape and lawncare are weak. Had the cabinet company in to adjust and repair a few and the techs remark when I asked about an issue was " they are cheap cabinets and the magnets are not strong enough for the drawers". [name removed] really what I wanted to hear.

Going under contract was relatively straightforward, as was the design selection process. I received fairly regular communication throughout construction, although there were occasionally weeks that would go by without any updates. Similarly, some updates felt incomplete, not specific to my unit, or were not accompanied by photos/videos as evidence. There were also several instances of me identifying problems during construction and having to ask questions to receive an update on that problem (instead of the builder proactively telling me about that issue before I could find it). I'm glad I hired an external inspector to view the property at pre-drywall and pre-closing to help catch faulty & incomplete tasks. I wish there would have been more frequent updates on the closing timeline though - at some point they have to know what is no longer realistic for closing and tell you that it'll be AFTER a certain date for sure. Throughout my experience with Cadence though, [name removed] has been a clear bright spot and I continue to be thankful for her efforts and prompt responses.

Contact with [name removed] was great, she was straight forward and kept me updated on what was going on. The build process itself on the other hand, was less than desired. a lot of delays, which could be understandable due to covid and weather but the design center not ordering my original flooring and letting me know 5 months later was frustrating. On top of that, carpet was installed wrong which led to another delay, forcing me to find temporary housing and it's just felt like the builders were doing rush jobs and not focused on ensuring a 100% quality home.
