There is a support beam for the roof ceiling , that is not secured and was POORLY installed. It’s in the attic, take the ladder steps to it and look straight ahead. This has been called in and as of NOW no response. Also we called in the kitchen cabinets and no replacing of them , and we need drawer and cabinet handles ,

Overall the home is very nice, I appreciate many of the touches. The molding is nice, the kitchen is nice with the finishes. I really like the master shower. The light switches in some of the rooms are in odd places, i.e. the master bathroom is behind the door so it's awkward to get to. Also the paint used in the house is terrible quality. It marks up very easily and requires constant touch up. It feels like I need to repaint the whole inside

[name removed] followed through on all the building timelines and made sure I was satisfied. I really appreciated the expertise of both [name removed] and [name removed] this time. It was obvious that they both truly cared about turning my experience around.

(1) Quality of cabinets was a disappointment. A lot of 'touch-up" areas where painters had to come and repaint nicks and scratches, but finished result looks horrible - different texture, shine and color shade in those areas so it looks splotchy everywhere on these cabinets. Cadence Construction Manager also agreed with us quality and craftmanship is poor. (2) Disappointed I had to dig further on my own to discover no hardware were installed on these cabinets & drawers. I had asked prior to closing and was told there were no hardware included. After I closed, I looked again at the paperwork and discovered the sales price of the house includes an $1000 charge for hardware. So I am paying 6.25% interest on $1000 that I never received goods for. So if I hadn't double checked and not taken the sales consultant's word, I would be financing $1000 over 30 years for something I never received. (3) Horrible experience with both toilets in the house. Had to submit multiple warranty tickets on these as these kept leaking. Had to submit for 4 requests and 5 visits before these toilets were replaced as they could not be fixed. Frustrating it had to take that long and that many warranty submissions. (4) Frustrated the water valve in front yard was leaking and created a pool of standing water prior to our closing and 3+ months into moving it, there is still a pool of moldy, algae filled dirty water still at on the front yard. (5) Frustrated that both bathroom floor tiles and laundry room were stains with brown mud and dirt stains especially in grout areas prior to move in. These floors were not covered after they were installed so anyone walking though the house before we bought it tracked in mud/dirt. The construction manager agreed with me the tile and grout looked horrible but I had to wait to get corporate approval to have these cleaned. Why? Does Cadence Home not want to provide a "clean" house to the home buyer that there needs to be corporate approval. It was clear these floors were not covered during the build process and that should not be a fault that the buyers has to absorb when moving in. There should not have been an argument to need corporate approval. (6) Frustrated that a wired doorbell was not installed on this house and as it would take significant teardown, rebuild, and time, it is was easier to install a battery powered, wireless doorbell. Completely understand the resources it would take and I did agree to easier solution, just frustrated this was not discovered earlier by the builder vs the home inspector that I hired. (7) Discovered 2 months after moving in that sprinklers for yard and landscaped areas were not programed and nothing was being water during this hot summer. I had to hand-water everything myself and absorb water costs into my personal expense. [name removed] told me the sprinkler were not running because the builder failed to install a control panel.

[name removed] was great to work with and so was [name removed]. Very professional, courteous and thorough. The only oddity is the omission of a mirror in the powder bath. It's an easy addition on our part and would not prevent us from buying again, it just gave a sense of incomplete.

We have had issues since we closed on our home. For several months, different vendors were in the home having to correct things that should have been checked and fixed during the quality control check. It cost us several days off work in order to fit their schedules. We still have some issues that aren't resolved and I've had to follow up multiple times. I still haven't been contacted by the warrant team to schedule our 1 yr walkthrough.

They have been good, so far. Except that I had to call several times to get small items fixed. Small paint re-touches to be done AFTER we move in, not before. Also, we were immediately referred to the HOA with issues regarding dry shrubs at the house entrance.

Had some delays getting some promises fulfilled that we agreed on for closing (wrong thermostats installed) and it took sales a very long time (months) to address and I had to purchase at my own expense. The other item is just that the toilets and the dish washer in my unit were really low end to a point they were really unacceptable for a home at this price point. I understand these are probably upgradable options and my spec home had these as basics but the basics in these areas should be a little better I had to replace all of them at my expense they were so bad. Overall I have been happy given the price paid.

I have never received the promised follow-up assessments (ie. 1 month, 6 months, 10-12 months) since my move-in date, [name removed] 24th, 2023. The quality of my townhome build was extremely poor including materials. There are so many incomplete or sloppy items in my townhome that indicate the builder did not comprehensively complete a quality assurance/walkthrough. Much of it was identified in an inspection home report that I completed in Nov 2023.

It was fairly smooth and quick even though there were some personnel issues in the neighborhood but all in all response was very good. There have been a few things that have slipped through the cracks or I have to ask about over and over again like my thermostats which were supposed to be wireless and were not which were promised and advertised in the brochure for the house and were not wireless...finally just spent $600 out of my own pocket to upgrade

Since we moved in we have been dealing with a rat infestation. Unacceptable to sell people homes with this issue and to then refuse to help remedy the problem. Also, our warranty requests go unanswered and not acknowledged for extended periods of time. We are approaching being in the house for a year and we have warranty requests still open from when we moved in. Communication has been subpar.
