I have had many issues with many things. Leak in shower, had to cut open sheetrock in kitchen ceiling. Condensation, caused by not putting in correct outdoor vent, caused my microwave to leak (had to be fixed with new parts) and I couldn't use my microwave for months. Had to buy my own. Dishwasher was so cheap. It didn't clean or dry dishes. I bought my own out of my own money to replace it. The tub under the washing machine was warped so and it ruined my washing machine (which was only a year old) and I had to buy a new washing machine. The vent in the family room is so high that no one had a ladder to get up there to fix the issue that it was put on backwards. All air was going out the window area. It took months for them to finally bring a ladder tall enough to fix that. There are many issues with where electric outlets were put. The disposal switch is so far away that no one can reach it so I had to buy a stick to turn it on and off. Just when I thought nothing else could go wrong, my compressor started making so much noise that it sounded like an plane is in my bedroom. When my husband checked it he said it's rocking back and forth. They are coming out (supposedly Sept. 29th). There are many more issues that are minor. [name removed] and [name removed] are very efficient, kind, and helpful. I believe the problem is with the companies you hire to supply you with the worst quality appliances and the worst record of timeliness and effeciency. Iv'e been here for 10 months and I still can't organize my house due to waiting for all these people to show up for repairs. Example: I took off work for the air to be checked by [name removed] (sp.?) He said he checked everything but we still had the terrible condensation in the kitchen. He was about to leave when my husband and I stopped him and asked if he had checked the vent outside. He had not. That's when he discovered the vent was the wrong one and the air wasn't going outside. I found out later that he also didn't check the compressor as he saw some wasps and he was too afraid to check it. What? I also want to address the outdoor work that we pay so much for. I'm the only one who didn't lose their Indian Hawthorne plants because I covered them during that week of freezing conditions. I also have to trim them my self. When my neighbor and I noticed we needed mulch, we bought it ourselves and put in in our beds. When the crew trimmed the trees they did so in the middle of summer (trees are supposed to be trimmed in the fall). My [name removed] was way to young to be trimmed and it has been slowly dying ever since. I have fertilized it, watered it as it looked so wilted but I'm afraid it will die. Thanks for listening.

I will never get another home from CB jeni home . There inspection XXXXX s . Now I have an issue and they are not fixing it and it’s under their warranty . I would recommend not purchasing a home from them .

Garage is too small. So difficult too park inside. I have a small car. Garage is is best for compact cars, and compact cars aren’t safe to commute in. I wish my attic area had been finished with flooring and walls (area over garage) to give me storage space. First floor 1/2 bath for my model has water pipes plumbed on outside wall, which resulted in the water pipes freezing in my Oxford model of my townhouse even though I left water dripping from faucet during big Texas freeze in February 2021. Cupboard door should have been put in my kitchen at the location under the overhang of granite where the breakfast bar area is attached too the wall. That’s a large cupboard space I can NOT access in the cupboard beside the sink because it’s very deep and at an awkward position. Site plan should have a couple areas for dog parks. Many many dog owners complain about lack of dog park. I like the topography and site plan. Many many owners take walks around the neighborhood in the before and after dinner. Some people jog. Some with children and or dogs out for a walk. If you create your future developments too have a easy and enjoyable neighborhood for long walks on sidewalks ie trees and small lovely parks, some curves in the streets, it would be an excellent selling point. People seem to be interested in walking outside more after Covid. I really really like bottom floor master bedroom in Oxford model. Quadruple firewall in walls is huge for soundproofing my townhouse. I love how quiet my townhouse is. Excellent air condition unit, I get many compliments from friends on how nice and common sense they find the Oxford floorplan too be. Master bath/ master shower layout, design and master closet is better than $500K-$900K houses I’ve toured. Wish CBJeni offered pullout sliding shelves in some cupboards. Should have electrical sockets in all closets. Overall, I’m quite happy with my home. ;)

Warranty service and customer care has been very good. It is the home itself that we have some issues with. Noise transfer from one home to home is a real issue. The very limited space behind our driveways is a constant struggle. No means to install a water softener. The plank flooring on the ground floor is low quality. So far the upkeep of the grounds/landscape has been minimal. It is also unfortunate that the builder and/or HOA allow for homes to be leased. Also, this is not a builder issue, but there are many people parking on the streets in our neighborhood. [name removed] only are they parking on the street, often the cars are parked facing the wrong direction.

DISLIKE: 1. CB JENI implemented less restrictive HOA Use Restrictions than we were advised at purchase and at closing. 2. CB JENI does not monitor nor enforce the HOA Use Restrictions as recorded. 3. CB JENI allows unlimited rentals with no apparent oversight or controls as stated in recorded documents. 4. The CB JENI Design Studio process was XXXXX bersome and inefficient for remote (not in-person) selections. No leeway or consideration. We were not allowed our full 5-hours of consultation time. 5. No accommodation for off-street or visitor parking in the community. LIKE: 1. Sales and construction oversight, communications, and consideration. 2. Quality and design of home except for low-end dishwasher. 3. Our ability to add a refrigerator, washer and dryer to the contract late in the process. 4. Commitment to timely completion of construction. 5. Warranty service followup.

no room to park my small SUV car outside in front of garage. It’s very very difficult to drive in or out of garage. I don’t know how county commissioners/city planning allows developers to do this. City garbage truck can’t even drive down back small lane behind townhouses. 2) give option to build subflooring on second floor over garage. My Oxford unit would have given me a bonus area like a large closet/storage space if space had been reinforced over garage where wood ladder is stationed too third floor. 3) please add a kitchen cabinet door to wall corner of my gourmet kitchen for easy access. I have a very large space it’s impossible to get anything into between the sink and corner. Please put a cabinet door on dining room side with shelving. It would be excellent for storing board games or anything needed for dining table (under granite countertop where stools can go have the cabinet door. It wouldn’t be noticed from dining/living room but would be very functional!!!) 4) please allow buyers the option to pay and add a few things to contract to add after mortgage paperwork signed. For example, in second floor guest bathroom, it would have been so much easier and convenient for me as a homeowner to have CB Jeni add the linen cabinet option over the toilet. I would have been fine waiting a few weeks or so to get a matching cabinet put in at CB Jeni’s convenience when cabinet installers are installing cabinets in other new units being built. 5) please put an electrical outlet inside large closets in guest rooms. 6) please don’t install railing in such a manner that there is no room for appliances and furniture to be brought up outside stairs leading to units. Best Buy, Nebraska Furniture etc professional movers had a terrible time carrying anything into my townhouse and actually nicked and damaged a couple appliances and a couch. It was easier for them hauling my purchases up my indoor stairs than the outdoor stairs leading to my front door. Thanks!! Have a good day.

The staff including [name removed] and builder [name removed] were amazing to work with. Yes with the current conditions there were lot of changes but it was explained with patience and both of them were reachable. One experience what wasn't smooth was the delay in obtaining surveys etc from the closing company, and I had to play broker between the different groups , this could surely need some improvement from a buying perspective.

Our garage door is SUPER loud. It was not like that in the model homes we visited. We were told the company switched out to a different model garage door opener. It blatantly felt like bait and switch tactic. Other than the loud garage door we are happy with our home.

When we first moved into the area we were renting a townhome in the Villas at [name removed]. [name removed] showed us some homes and let us know the model home was available. She was very thorough and helped out a lot. We did have some bumps in the road while buying the house. An inspection found the AC was not working right about 25 days before close. The problem was not taken care of but was supposed to be and we found out that it was not fixed about two days before closing. This was frustrating but it was taken care of by [name removed]. [name removed] was very thorough in mostly everything he did and was very nice and accommodating the whole time. On the day of closing April 21st we were not able to close and found this out two hours before closing. We were told a permit was not obtained by [name removed] for turning the model office into a garage. This was pretty upsetting to me and my fiance. We had to cancel our movers and all the utilities we started on the property. It was a big mess. I know it was not anyone's intention for this to happen, but it could have been avoided. The closing was moved to April 26th. When we got to the closing as we were signing the forms and then I noticed they had spelt my fiances name wrong through out all the closing documents. This was again frustrating, and we were told we may have to come back to close again, but the closing company fixed the documents and we were able to close. We have since moved into the house and have had to use the warranty because we had a bad roof leak. I will say this [name removed] very helpful getting the roof leak fixed. [name removed] has also been very helpful with assisting us on what we need. All in all we are happy and understand things happen but are satisfied.

I think it needs to be specifically pointed out that the person buying the home has to pay a late fee for all the days they don't close. I know it was in the paperwork we signed but who has time to read all that when moving? [name removed]. It should be highlighted and stressed as that was a burden to pay when it was the loan company holding up the process. Thanks so much. I love all the people that I worked with and they were very professional.

For example, in second floor guest bathroom, it would have been so much easier and convenient for me as a homeowner to have CB Jeni add the linen cabinet option over the toilet. I would have been fine waiting a few weeks or so to get a matching cabinet put in at CB Jeni’s convenience when cabinet installers are installing cabinets in other new units being built. 5) please put an electrical outlet inside large closets in guest rooms. 6) please don’t install railing in such a manner that there is no room for appliances and furniture to be brought up outside stairs leading to units. Best Buy, Nebraska Furniture etc professional movers had a terrible time carrying anything into my townhouse and actually nicked and damaged a couple appliances and a couch. It was easier for them hauling my purchases up my indoor stairs than the outdoor stairs leading to my front door. Thanks!! Have a good day.

Our garage door is SUPER loud. It was not like that in the model homes we visited. We were told the company switched out to a different model garage door opener. It blatantly felt like bait and switch tactic. Other than the loud garage door we are happy with our home.

I have had many issues with many things. Leak in shower, had to cut open sheetrock in kitchen ceiling. Condensation, caused by not putting in correct outdoor vent, caused my microwave to leak (had to be fixed with new parts) and I couldn't use my microwave for months. Had to buy my own. Dishwasher was so cheap. It didn't clean or dry dishes. I bought my own out of my own money to replace it. The tub under the washing machine was warped so and it ruined my washing machine (which was only a year old) and I had to buy a new washing machine. The vent in the family room is so high that no one had a ladder to get up there to fix the issue that it was put on backwards. All air was going out the window area. It took months for them to finally bring a ladder tall enough to fix that. There are many issues with where electric outlets were put. The disposal switch is so far away that no one can reach it so I had to buy a stick to turn it on and off. Just when I thought nothing else could go wrong, my compressor started making so much noise that it sounded like an plane is in my bedroom. When my husband checked it he said it's rocking back and forth. They are coming out (supposedly Sept. 29th). There are many more issues that are minor. [name removed] and [name removed] are very efficient, kind, and helpful. I believe the problem is with the companies you hire to supply you with the worst quality appliances and the worst record of timeliness and effeciency. Iv'e been here for 10 months and I still can't organize my house due to waiting for all these people to show up for repairs. Example: I took off work for the air to be checked by [name removed] (sp.?) He said he checked everything but we still had the terrible condensation in the kitchen. He was about to leave when my husband and I stopped him and asked if he had checked the vent outside. He had not. That's when he discovered the vent was the wrong one and the air wasn't going outside. I found out later that he also didn't check the compressor as he saw some wasps and he was too afraid to check it. What? I also want to address the outdoor work that we pay so much for. I'm the only one who didn't lose their Indian Hawthorne plants because I covered them during that week of freezing conditions. I also have to trim them my self. When my neighbor and I noticed we needed mulch, we bought it ourselves and put in in our beds. When the crew trimmed the trees they did so in the middle of summer (trees are supposed to be trimmed in the fall). My [name removed] was way to young to be trimmed and it has been slowly dying ever since. I have fertilized it, watered it as it looked so wilted but I'm afraid it will die. Thanks for listening.

Garage is too small. So difficult too park inside. I have a small car. Garage is is best for compact cars, and compact cars aren’t safe to commute in. I wish my attic area had been finished with flooring and walls (area over garage) to give me storage space. First floor 1/2 bath for my model has water pipes plumbed on outside wall, which resulted in the water pipes freezing in my Oxford model of my townhouse even though I left water dripping from faucet during big Texas freeze in February 2021. Cupboard door should have been put in my kitchen at the location under the overhang of granite where the breakfast bar area is attached too the wall. That’s a large cupboard space I can NOT access in the cupboard beside the sink because it’s very deep and at an awkward position. Site plan should have a couple areas for dog parks. Many many dog owners complain about lack of dog park. I like the topography and site plan. Many many owners take walks around the neighborhood in the before and after dinner. Some people jog. Some with children and or dogs out for a walk. If you create your future developments too have a easy and enjoyable neighborhood for long walks on sidewalks ie trees and small lovely parks, some curves in the streets, it would be an excellent selling point. People seem to be interested in walking outside more after Covid. I really really like bottom floor master bedroom in Oxford model. Quadruple firewall in walls is huge for soundproofing my townhouse. I love how quiet my townhouse is. Excellent air condition unit, I get many compliments from friends on how nice and common sense they find the Oxford floorplan too be. Master bath/ master shower layout, design and master closet is better than $500K-$900K houses I’ve toured. Wish CBJeni offered pullout sliding shelves in some cupboards. Should have electrical sockets in all closets. Overall, I’m quite happy with my home. ;)

DISLIKE: 1. CB JENI implemented less restrictive HOA Use Restrictions than we were advised at purchase and at closing. 2. CB JENI does not monitor nor enforce the HOA Use Restrictions as recorded. 3. CB JENI allows unlimited rentals with no apparent oversight or controls as stated in recorded documents. 4. The CB JENI Design Studio process was XXXXX bersome and inefficient for remote (not in-person) selections. No leeway or consideration. We were not allowed our full 5-hours of consultation time. 5. No accommodation for off-street or visitor parking in the community. LIKE: 1. Sales and construction oversight, communications, and consideration. 2. Quality and design of home except for low-end dishwasher. 3. Our ability to add a refrigerator, washer and dryer to the contract late in the process. 4. Commitment to timely completion of construction. 5. Warranty service followup.
