[name removed] (project / construction manager) has been great with communication and handling all of our warranty tickets. The only thing we have disliked is the paint seems a bit cheap and keeps chipping on the doors because it sticks when closed.

First of all, my home wasn’t even ready by the time the closing was done, construction finished and cleaned up of the construction materials as hygiene to properly move to a new home. The finishes, materials and handcrafting were very poor! Not only the esthetics, but the functionality and safety. I have many examples here, I won’t have enough space to write them down. But one that really shocked me, is how the door to the attic was opening towards the door of the Master Bedroom, “and that was OK”. Terrible finish on the painting, still “sticky” until now. The knots are all loose, in cabinets and doors. Electric boxes were not protected in the kitchen. The attic door opening to the deck was placed to be locked from outside! Rubber pieces to place and secure the faucets over the sinks are not fitting well, they are all leaking to the cabinets. And so on… I have a big list that I will be glad to point to you.

Poor customer service. We have had several issues with our home and placed warranty tickets, only for the builders and construction contractors not show up. I have paid premium for our lot and feel like we are the worst built house in the community. No one has contacted or reached out to offer any help or apologies for the significant shortcomings of our home. I regret buying a CB Jeni home. My wife is a real estate agent and we will not be recommending CB Jeni to future clients

I liked about timely construction, updates and smooth landing w.r.t contract to handovers to finally move-in. I also like prompt turnaround for any corrections needed post the orientation/handovers. [name removed] and [name removed] have been really prompt with a quick turnaround. Overall very satisficed.

Overall I have been enjoying my new home at 685 Watersedge Ct. My concerns are the following. I do not feel my house is worth the money I paid. I know the market is crazy but I still feel for the amount I paid I should have a better quality home. I am happy that on the outside the community looks good and has great curb appeal. It might seem luxurious on the outside however I feel the inside is a different story and I am disappointed in the workmanship and quality. For the money I spent I feel things should have been a step up from the basics. The carpet, flooring, appliances, plumbing fixtures, lighting fixtures are low quality. It would not surprise me that any of it won't last a decent amount of time. And that makes me sad because that means I will have to eventually put out more money to fix and/or upgrade things. I am also very concerned about the structure of the house itself. There are spots upstairs where the floor creaks. This house was just built, how is it possible that it creaks like an old house? (I am about to put in a ticket to have it looked at). I think it is a little strange that all the unit driveways are different lengths. And that on “Watersedge Ct” my house is 685 and right across from me is another 685, which is 685 [name removed] Oaks Rd but it’s just a little confusing to visitors. Again, overall I am happy with my house. I am happy that I was able to downsize into a new house where I am the first owner. I like that [name removed] [name removed] [name removed] is near DFW Airport and 121. I like that my unit is located on the canal (I love watching the ducks!). I have been extremely satisfied with the customer service from [name removed] and [name removed]. And I have been very satisfied with how the staff responded to my warranty request tickets that I’ve submitted so far. Great customer service!

When we saw the model home vs our home there were changes that we weren’t aware of when we signed the contract. Some parts of the home were cheaply done - we tried to swap out the shallow sink for a deep sink, couldn’t do that. Tried to swap out the recessed lighting but couldn’t because lights were on the beam vs in between the beam. Had to spend money on our home to look like the model home.

A very peaceful & friendly community with timely help received from the sales rep or the CB JENI warranty team when required. Am very much happy with my home finishes by CB JENI and haven't faced any major issues despite the cold winter issues this year.

Disappointed in the HOA as the area is very unkept, dead plants not being replaced and even being planted. Standing water issues, flower beds in common area need attention, overwatering creating unhealthy turf. Leaning street signs and home owners not picking up after pets. Was told "there is no budget" by HOA rep to put towards the upkeep for beautification.

The sales experience was great, working with [name removed] was easy, and he was always communicating updates and next steps clearly. Whenever we had a question, he would respond almost instantly and concisely. Overall, an excellent experience from the sales side. The move-in felt a bit rushed, as there were several ticket items that were still pending, but we are looking forward to having all those items completed and closed off!

I never felt any pressure to purchase and he was not pressuring me in any way to make a decision and wanted to make sure I would be comfortable and happy with my choice. Obviously [name removed] was as congenial as could be in demonstrating the ins and outs of the apartment once I purchased. He was always available and willing to go over any of my questions and convenient when I did have a question or concern.

Overall, I am satisfied with the purchase experience. I valued the professionalism and competence of the Community Sales Manager, [name removed]. Mr. [name removed]’s dedication to customer service and customer satisfaction is unsurpassed! In addition, I thought the administrative contractual process was user friendly, and completed with ease. However, I would opine the design selection process could use some improvements, along with minor areas of construction within, and around the home.

Right from the contract through the move-in process, they were on top of ensuring that our house is delivered with utmost care and quality. We haven't come across such a wonderful service especially in the construction business (no kidding). Kudos to CB [name removed] for having such a wonderful staff.
