Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

it is nearly impossiable to get any one on the phone from mortgage process to sales office. the title company did not talk to us about things and set appointmrnts and did not inform us before hand. We were given a lease buy out in out conract up to 3200. The notice was given to out apartment on Augyst 21st, the day of closing. The forms were sent to everyone with the amount needed to pay it out. I to reach out to [name removed] and [name removed] at the sales office on 8/27 and [name removed] on 8/25 to find out how it was done if we would get notified. Neither bothered to respond. our realtor [name removed] reached out several times to find out what was going on with the lease buy out, she was told the check was fedexed but they could provide no proof that it was or any returned recipt from fed ex. No one reached out to us no one would answer any questions to tell us the process or anything. So now this being the 18th of September the funds still have not been given to our apartment, so our 60 day notice is no good and we will be required to pay another two months rent or be held liable for the remainder of the lease through Feburary. We asked COUNTLESS times what was going on and were told out right lies but told mostly nothing at all. We even tried to reach out to [name removed] who handled the loan , we set an appointment and he simply did not show up. This is going to destoy our credit and be detremental to our finaces. As far as the home itself goes several things were not addresed from the first walk through to the final. Paint was not done that we were told would be. The doors were not painted on the upper and lower portions even though it was pointed out several times. The railing to the stairs was not completely painted, paint spots on the celing, what appears to be stucco or caulking on the floor under door handles, there are damaged tiles and cracked tiles in the living area and master bath. A closet door frame is crooked so the door gets stuck. There are so many little things that were over looked. We had an incidet with our garage door. [name removed] said that they would be able to help. Never did we expect a free door and never asked for anything without paying, just assistace with getting a new one. We never got any help and were told we were just kind of out of luck and he would talk to his accountant. So we payed to replace it, [name removed] called and said he would get it painted for us 4 days ago and i have not heard back from him since, nor do i expect to honestly. The home is painted with what is essentially a primer so whenever something hit the wall it leaves a mark. There are no floor transions on the carpet tile areas so i have stepped down on the tacks several times. the carpet on the stairs is coming up less than a month in from closing. i am beyond dissappointed in the time we have had and i am sad that people can not keep their words or honor the deals they have made. The lease buy out is in our contract so i am not sure how this is handled at this point. [name removed] says she has forwarded the issue to her manager. but we were told that a week ago and we still have no resolution and now have a larger issue to deal with.[name removed] was asked several times about the buyout, we closed on the home 8/21. I am very regretful of our decision to buy this home. Yes the intrest rate was amazing and yes the downpayment was low but in the long run with the issues with them not completing the lease buy out in a timely fashion we are left with a much larger finacial burden or worse a huge huge ordeal with our apartment complex if they decide to sue us. It is unfathomable that a company as large as this can not send a check for 2764 dollars which was in our contract. i am sure i have missed several things i wanted to include. i would not recommend century homes to anyone, if anything i would confidently caution them to avoid them at all costs. I can not in good conscious recommend this company to another person after what we have gone through.

I like how [name removed] the builders sales rep, my realtors [name removed] and [name removed], and [name removed] from the loan company made the process really easy. I loved the home from the start and I’m glad I chose this home. I’m also glad I got [name removed] to help me with the walkthroughs. What I disliked the most of my purchase was my experience with [name removed] who is the contractor that was present for my first walk through. My family and I were treated awful by [name removed]. I wish [name removed] was the person that went through the first walk through, it would’ve made me feel more comfortable with my decision of buying the house.

While the interest rates were great, I felt that there were some opportunities for improvement. I've detailed them below. Please keep in mind these are not aimed at a person, but instead are processes individuals had to implement, and I think changing the processes would go a long way towards helping improve the CC homebuying experiencing.  (1) The rushed document signing process - The team was aware that we were first time home buyers, and we genuinely needed a few days of time to read through documents. However, each time we were given only 24 hours. I pride myself on clear communication, and was extremely clear that my schedule was pretty busy given I work full time and am in a demanding medical program for schooling in terms of time commitments (I have set hours of around 97 hours per week, not including study or travel time).  However, every document we received we were given only 24 hours to look through and sign, and told we could lose the purchase if we did not sign within that time frame. This was the standard for CC it sounded like. That was, in a word, stressful. I do understand that perhaps that is standard practice for CC, but it really is a practice that could stand to change to improve the customer experience. Perhaps, in the future, Century Communities could do far better with allowing adequate time for their buyers to read through things. One example was when I had stated, specifically, that I could not sign things in their time frame because I had an OR and ER rotation, back-to-back, that weekend. That did not exactly allow me time to sit and read things on a computer screen. So I assumed they would, after our discussion, send it to me after that or with enough time to read and sign.  However, Century Communities had a tendency to send me lengthy documents to read at the exact start of my shift. I was continually flabbergasted by the timing, and this resulted in me frequently being forced to read the documents in bathroom stalls and on 2 minute breaks. I of course probably missed things due to this.  But just small things like that would have gone a long way towards making the process a lot more enjoyable.  (2) Power line communications - We had been told to 'not worry about the power lines' in the first community we looked at, as they do not cause any problems for people in terms of health effects. My husband and I both know that is incorrect, so we declined that particular community and selected another one that had homes more than 1500 feet away from the power lines. I thought it was amusing though that in the documentation and disclaimers it literally stated, very clearly, that power lines could cause health problems for individuals. So even though CC was aware of this issue, during the home shopping process I felt gaslighted by being told the direct opposite. We had wanted to go with CC as we had been told that they had excellent building quality, so that would not have hurt the sale opportunity for them had they been upfront. However, being told it was not a problem was a little odd to me, when power lines are linked to adverse health effects long term. Just have whomever is showing the homes perhaps be trained to provide factual and accurate information that is in alignment with the actual disclosures, otherwise it'll seem like they provided information that was not in alignment to make a sale, and that breaks customer trust (it certainly made us start questioning things more). While we felt slightly gaslighted, we did realize that the individuals we spoke with during the process most likely had done so unintentionally and did not truly understand the potential issue. They may not have even known that those were listed in the disclaimers on the final signing documents. So some training would go a long way there, to make sure they are aware of those disclaimers, so that they can better answer concerns brought up while viewing homes and communities.  (3) Clarity of HOA documents - While we were provided utility information immediately and the CCRs immediately (they did a great job there), they did not provide the Architectural Guidelines to us during the purchase process. This was an issue, because we could have been significantly fined by the HOA for inadvertently violating things not outlined in the CCRs. Our home happens to have a view fence, and while the CCR's do not outline guidelines that are different for view fences, there are indeed a lot of restrictions on view fence properties not applicable to other properties. So that those were kept from us was a problem. I am pretty thorough, and managed to hunt down the AG's myself and found them online. I will honestly say that I feel there was a possibility that these may have been purposefully kept from us in order to make a sale, which, while we are happy we purchased the home and do actually like the view fence, we did not feel the lack of disclosure was the best practice from the builder.  Just make sure they are being honest and upfront and it'll leave people with a positive and trusting impression. It is also possibly that they didn't realize there were separate requirements - if that is the case, then that is a training opportunity for those providing documents to prospective buyers.  (4) Timing of Closing and Walk-Throughs - There seemed to be a strong assumption that we could drop everything with a short turnaround time to do walk throughs and sign certain documents. Both of our jobs require 30 days notice for any time off, and they were pretty inflexible to start with on working around our jobs. They did wind up working with us, but we had to really dig our heels in. There should definitely be better practices and hours for working individuals to be able to do closing items.  Areas that CC did extremely well in:  (1) Demeanor - Everyone we encountered was perfectly nice and pleasant.   (2) Responsiveness - Individuals were very responsive to emails. I definitely appreciated that immensely, and that was probably the only thing that kept us from backing out of the sale (that and [name removed], who is the world's most amazing lender honestly with Inspire Home Loans). Even now, post sale, the team has been extremely good about responding to emails. [name removed] must have some kind of alert to respond to emails as she is extremely prompt, and [name removed] who does the warranty items is also excellent. (3) Home Walk Through - [name removed] did an excellent job of walking us through the home, features, etc. He just did an all around excellent job here and I could not say enough good things about him.  (4) Quality Homes - The home itself has a great layout that we really appreciate and are enjoying.  (5) Yard size - most homes in Arizona are pretty small yard wise, but CC homes tend to have larger than average sized ones so this was a great selling point. (6) Lender - Inspire Home Loans is incredible. [name removed] understood our fairly difficult schedule in terms of availability and time, and was willing to work with us mostly by email, and take calls immediately as she knew I was most likely stepping out of the ER or OR on a quick 5 minute break. I cannot begin to express how much I appreciated her throughout this whole process. She walked us, step-by-step, through the process, and took the time to explain both verbally and by email the various areas where we were confused. She helped us to resolve outstanding debt that we had with our down payment, while still achieving our goal payment, and just honestly really had to a lot of hand holding for us on this as we had no idea what we were doing.  (7) Warranty claims - all have been handled extremely well. [name removed]'s team is robust and everyone she has sent out has been professional and kind.  Last but not least, I wanted to add that the lender representative ([name removed]) was truly wonderful! I cannot say enough good things about [name removed], and she honestly kept us from backing out of the whole process. She went above and beyond, responded very quickly to every concern we had, and even provided us information we had not received elsewhere.

I expected more involvement from the sales representative. He was present, but not as much as I had hoped. Something we truly loved was the service provided by the finance team and the person in charge of guiding the tours before and after the closing.
