Experience with Loan process and [name removed] company was good. I think team had lot of pressure or incentive to close the home before year-end. I communicated my vacation plan before signing the contract, but despite appliance and other delays on their end, I felt like forced into closing in 2025 . Paid extra cost for POA and other stuff to make it happen.

The contract process was clear and well explained. Communication during the purchase was generally timely and professional. The move-in process was smooth, with minimal delays. Issues raised during the process were addressed reasonably quickly.

I was an out-of-town buyer, and since my purchase happened near the end of December — on the 29th — I wasn’t able to complete the post-closing walkthrough I couldn't schedule and they didn't gave an option after closing . However, my overall experience was very good.

Problems found in walkthrough took awhile to fix, and after a month, still not fully fixed. After living found issues with Low Voltage cable, wired wrong or missing completely. Would have been nice to have conduit behind TV to swap HDMI cable ask it's not 8k rated, and stapled to wall. Studs in Fireplace wall are not proper, like other homes being built. Meaning it's not 16 inch, 8 inch each side from center, it's center stud, so it's 16 inch from center each side, making hanging TV difficult. Small things you only find after living, but just oversight on build. Frustrating. Other small things like shower valve is mounted upsidedown, but calked on so can't fix. No cabinet hardware was annoying but knew going in, would have imagined that was a cost saving option, but should have been put on. Base floor has some dips and you can hear LVP smack in the dips, making a cheap feeling sound.

There was some miscommunication between the builder and our agent about required documents that got a little frustrating but was resolved quickly. There was also some miscommunication about that landscaping that we hope gets resolved without issue.

The only thing I disliked was how rushed closing was to close before the end of December due to the incentives ending, but looking at the incentives for January it doesn’t look like they ended, so now we have a whole mortgage and rent to make for the month of February due to closing on December 31 and not one day later on Jan 1. We initially wanted to close in December so we didn’t run into this issue, but it sounded like if we didn’t close before January we would’ve lost our incentives, when it doesn’t look like we would have if we would’ve just waited one more day to close.

I liked how they included appliances and other things. Didn’t like how they didn’t really explain the utilities, the HOA, mailbox etc.
