Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

I like the construction staff addressing any problems we found and correcting them immediately. We disliked the lack of communication from sales and lender portion of the process. We did not feel that we were a priority with sales because it took 17 days to get approval of our home inspector. We did not get our home inspection done until 2 days prior to our first walk through. I have all emails and dates if needed. Emails went unanswered by the lending department (ie. Asked to get an updated loaned estimate on July 25th through an email) never did get an estimate until the one on closing. Sent email because the closing package (the one for review) showed I requested an escrow and the lender did not require one. I informed the lender to change that document to reflect the opposite because I DID NOT WANT AN ESCROW ACCOUNT. I was told that would be corrected and sent back to me for review. I received my closing package at 3am the morning of my closing for signature and that escrow (impound) document was still wrong. I sent the lender notice I was heading to closing at the attorney's and would not sign until it was corrected. It took another 6 hours to get that document corrected. As far as the milestone completion schedule, we remained at the underwriting step forever and I kept asking for an update and my lender kept telling me everything is fine. The day we had our first walk through I told the construction people that I wasn't even approved for the loan yet. They informed me that they had never done a walk through with buyers that were not approved yet. Miraculously before we were through with the walk through I got an update that conditional approval and final approval review were complete. I have all the documentation such as email for every statement I have concerning this whole purchase process.

The people we talked to were very responsive, helpful, and informative throughout the process. We had a lot to do in a short span of time early on, due to wanting to take advantage of an offer that was only on the table for a week. I wasn't sure we could make it, but everyone we worked with helped us get us under contract in time, and that positive experience continued throughout the process. Everyone continued to be quick to respond and helped explain anything we were confused about. Also, we loved that the house was very affordable, but corners were clearly not cut during the building process. It would have been easy to cheap out on various features, but we kept finding that where it counted, a little extra money was spent. We found two feet of insulation in the attic, granite countertops, an upstairs and downstairs thermostat, the the most up-to-date AC unit, and soft close hinges on cabinet doors. The only thing I was really unhappy about was the lack of customization. It's a new build, so I expected that (for a fee) we could swap or add some features. I understand that the features in the home are purchased in bulk to save costs, and while I appreciate the commitment to saving money (that's how we could afford the home after all), I was very disappointed that I couldn't customize at all. I really don't like the flooring choices (both vinyl and carpet) and would have been happy to purchase flooring myself for the contractors to put in. It's pretty frustrating to have a new home where you either have to pay a lot of money to rip and replace out brand new flooring in the entire house or live with it until you can justify the cost years down the road (when it's a lot harder to replace because all the furniture is in the way).
