What I liked most was the support we received from [name removed] and her lending team, who worked hard to help us obtain the assistance needed to purchase our home when we were not sure it would be possible. [name removed] was very friendly and helpful during the early stages of our home search. What I disliked most was the lack of communication and inaccurate information in certain situations. After closing, we emailed several questions regarding amenities, internet service, mailbox information, and other move-in details, but those emails were never answered. Although [name removed] later sent us a text message with some helpful information, we spent a considerable amount of time researching important information on our own during our first days in the home. We also received incorrect information regarding water and garbage services and were directed to the wrong city office (Lake Hamilton), resulting in an unnecessary trip and lost time. Those services are with Haines City. We also would have appreciated clearer communication regarding inspection policies, as we were not informed until later in the process that additional inspections would not be permitted after the initial walkthrough so we couldn’t do our private inspection. Overall, we are happy and grateful to have been able to purchase our home. The communication and information issues mentioned above are areas that could be improved to make the experience even better for future homeowners.

We have not moved in yet…..We had many phone calls with [name removed] the superintendent pre and post our formal walkthrough. We visited the location prior to completion and noticed a few items that needed addressed prior to the purchase walkthrough. We requested a larger side gate to the back yard. [name removed] made it happen. During the final walkthrough [name removed] was very thorough and spent over an hour explaining the most important safety items within the house. On our final walkthrough we noted items that were missed that needed attention prior to closing. He noted the concerns and informed us they were completed as promised. He displayed professionalism and knowledge of construction during the project. When we call him he answers his phone or after a voice mail is left for him to call [name removed] assured us that he would be there to answer questions or concerns after we move in.

Nothing to do with the individuals who helped us but a suggestion would be more lighting in the bathroom areas( tracklights) etc and better shower heads/ sink heads etc.

Within 24 hours air air-conditioning went out and the main drain plumbing line backed up and flooded the downstairs.

The quality of the build, the meticulous attention to detail from the superintendent and each involved trade, the speed of construction and the price point. All outstanding!! Two things I would have liked to have had as an option - I would have liked to have natural gas as an option for my stove, dryer and hot water heater, and I would have liked to be able to extend my garage by 4 feet

I have bugs in my home every day, I have centipede bugs, spiders, moths (constantly), and I’ve found 2 scorpions! Flying ants are non stop, and I’ve begged for this to be addressed! I’ve spent hundreds of dollars trying to stop the constant infestation! Also, the yard looks horrible because the sod wasn’t placed properly and I have a huge dead area in my yard! I’ve also tried numerous times to get all of the appliances warranties completely by scanning codes, but I think maybe one might have worked (refrigerator). I got error pages with all of the others. Everything was fine on the financial side, after getting a new broker because I was completely disrespected by the first one. But I feel this home is made very cheaply. Nobody uses glue and stick flooring anymore. They at least put in the floating floors. The front door doesn’t seal properly and you can see daylight from the deadbolt up between the door and the frame. I also have to really push the door to get the locks to engage. I’ve also been told by probably 50 people, that they can’t believe that my garage was left unfinished. A friend of mine of over 25years is a realtor and a mortgage broker and she covers [name removed] co. She said that in her 20years, she’s never seen anything like this. It’s very disappointing that a veteran would have to deal with these issues. Also, back to the yard… the sod is so poorly laid that I have destroyed one lawn mower, with my first cut. I’m thrown around, bumped, pulled and feel like I’ve been hit by a semi, after mowing, because of the ill placement that has grooves, steep inclines and it’s just a nightmare! I’ve also been advised that the wood that was placed around the shrubs in the yard, is one reason why I have so many bugs! I was told that the norm is to place rocks. I feel that because of me being so sick, I was taken advantage of.
