Work was not completed by closing date and move in time. The quality of the home is poor. The windows are not installed correctly (cold air is coming through 2 windows), bathroom tile is extremely low quality and does not line up, and even the new floors creak.

Warranty repairs so far have been fine but how that we have been in the house a few months my floors are starting to squeak like our old 50 year old home.. so thats a bummer. And we have stucco that is cracking a falling off on the exterior..

We are thoroughly disappointed with the quality of workmanship throughout the home. We've been in the house over 2 months and very little, if anything, has been addressed. We're disappointed that issues we brought up during or preclosing and closing walk throughs were not addressed and even met with an attitude of we were being petty. The issues brought up were/are very valid. We are very disappointed with all tile work done. The work done is very sloppy and looks unprofessionally installed. Bathroom floor tiles are uneven and poorly grouted. We would really appreciate if another company, rather than Arlun, can fix the poor tile installation in the bathrooms. In fact, there was grout line in the bathroom closet tile floor that hadn't been grouted. We, the buyers, had to bring this to Classic's attention, and Arlun partially filled the tile line with grout but did not fill the complete line and left the both ends ungrouted. It is clear they take no pride in their work and do not care about the finished product. Our master shower tile looks absolutely terrible with crooked, uneven, jagged tiles and is poorly grouted. All grout throughout the house is cracked. Our kitchen backsplash tile also looks terrible. The tile we chose in a sample does not look anything like the tile installed. Even the sales team agreed and thought that the wrong tile was installed. Checking with the design center, we were told the glass tile we chose always has a blue tint when installed and that every one is told this when they chose this tile. Well, we were not told this and in fact the design center person brought the sample to us when we explained we wanted white/cream colored backsplash tile. We were never told it would look blue when it was installed and I resent that the response to our concern was "we told you so". The trim work and doors were also installed with poor quality workmanship. Most doors have jagged cuts where hinge hardware was installed. Trim around doors have gaps at the bottom between the trim and tile. The bedroom exterior door was installed a week after we moved in and remains unpainted. Window caulking is sloppy. Paint issues on front door and window sills have never been corrected. The stairway rail cap was not flush with the floor, and efforts to fix only broke the wood. This remains unrepaired. There are several places where there are gaps in the floor laminate. There are holes in carpet near the utility room. There's a place in the middle of the stairway where there is a 2 inch space with no wood or backing under the carpet. We were not given our front door keypad lock until after Homerun came to our home, a month after we moved in. We had to call and ask for it. Overall, it is extremely disappointing that we paid Classic to build this home with the expectation that Classic would monitor and ensure quality in the building of our home. We cannot enjoy our home because everywhere we look we see the sloppy, unprofessional workmanship. Just a note, I built with Classic Home in 2005 and never had any of these issues. To say we are disappointed is an understatement. We've had a second foreman, Chase, come to the house to review our issues and he has scheduled a time on 1/18/22 to have trades repair the issues we have, but I remain skeptical. None of our experience has given us confidence in Classic Homes. I welcome and would appreciate if someone in upper management would visit our home to see firsthand the issues addressed above.

The construction of this house is what I call very unfortunate. I do appreciate the effort of Mr Chase Anderson to make correction, but my wife and I never should have faced through this experience. It pretty apparent during the building of this house quality control was not a priority. This is a beautiful house, it's just unfortunate proper care was not involved during the building of it. We have met with Mr. Jerry, Classic Homes VP who assured us the corrections will be made. Again, I appreciate the effort, but major corrections are still being made after 5 months of living here.

It is difficult to point things out because of how Covid impacted the building industry . I wish some situations would have been different. This is my second home with Classic . My first home went smoothly but back then was a different time than now . Overall and what is important, I am enjoying my home and I have all the confidence John will make sure all the walk through items will be completed. Thank you to all the staff , Sean, Annie, and Maureen . Also, a big thank you to all the project managers as well as to all the contractors that made our beautiful home a wonderful retreat !

Contract and the sales team were great. Design was okay, we really wanted another appointment to confirm the choices we made but they couldn't fit us in their schedule for at least a month. So we just went with our original choices. Which turned out okay, just wish they would know that it is really hard to pick out everything in the one 3 hour appointment. Everything moved very slow through the build, which we were very understanding that Covid has changed how things can be done. We didn't like that there was a different super for each phase of the build. We didn't get any calls that we were promised through the first phase of foundation. Then when things were done wrong one super wouldn't tell the next what was suppose to be done, so it was very frustrating to tell 3 different people that something wasn't done the way we asked (the sump pump for example was told to them 4 times and still done wrong, the prewire for the electric was then put in the wrong place because the sump pump was done wrong) So now we get to pay an electrician to put it where it needs to be because it won't pass code. At the final walk there was a lot not complete. We moved in with no shower door and were told it would be here in 2 days, turned out to be 2 weeks. Many places where we put tape were not fixed but the tape was just removed. The most disappointing part of the whole house is the tile work is HORRIBLE!!! Missing grout, crooked tile, mismatched caulk. It looks like a kindergartner installed it. We have fought and fought them on this and every time (when they show up) it is not complete and still is terrible. The only solution is for them to take it out and have someone that knows what they are doing install it. The tile work is why I would NEVER recommend Classic and I would not have them build my house again. I am so disappointed and everyone that walks into a bathroom is appalled by the workmanship, so needless to say nobody I know would ever build with Classic. As we have lived here for almost 2 months now, all the lack of attention to detail is really showing, nails in the carpet, crooked lights fixtures, paint on all the strike plates, electrical outlets not flush with wall, sliding doors don't slide properly...just very poor workmanship overall.

Sales office was amazing. Quality of tiling was extremely poor as well as follow up on touch up paint. They used flat instead of eggshell and we are still finding spots not done. Additionally sheet rock around fireplace bowed so much they had to redo so I could tile.

Dave did great following up and getting the flooring material ordered. Material was slow to come in with everything being delayed which was no one’s fault but as soon as it came in, Dave was on it and got it done. Great customer service.

We liked weekly pictures and the staff encouraging us to visit the home and to bring up questions or issues with the house. We liked how friendly the staff was and how willing they were to help us. We especially appreciate Maureen and how helpful she was with everything. We appreciated all the walk through that we had. We did not like how items were labeled in the design studio compared to how they were labeled in the floor plans of hour house. It was sometimes difficult to understand what the difference was between items We selected vs what was labeled on the plan. Our example of this is the confusion we had with single handle water faucets. We thought we selected the single handle water faucets but double handle water faucets were installed. On the plan, it looked like we selected single handle water faucets but the floor plan had double handle water faucets selected.

We are dealing with wood floor issues, the floor creeks and pops (this is being looked into by Zack). Hallway floor from the front door – Floor moves/gives. Normal walking caused glasses in a small cabinet to move together and rattle. Mirror on wall will tilt. (reported to Zack, not sure of the status) Rear yard grading - water does not drain in between the houses to the street, water stands in the rear yard (up to 2 inches). I was told that this was the landscapers’ responsibility, the landscaper states this is the builders problem. Water heater motor makes noise, we were told that this is normal. Water circulating pump makes noise (have not created a ticket, but will). Water sprinkler vales are defective, not able to blow out the line (Zack is working on this). External air condition unit is not stable (Zack is working on this). Rear porch gutters do not displace water from the corners, was told that a guard needs to be installed (not serviced as yet, I will create a ticket).

I liked the quality of the home delivered to us. However, it took longer time than we anticipate to get possession. Also, few things are yet to be installed/implemented like master bathroom glass, tiles on the fireplace etc even after we closed the house 3 weeks ago.

Liked the frequent communications. The ease of the design center and the choices. Difficult to select outside house colors when working on our contract. It may be easier with on line pictures. May have been some but we were not offered that option and didn't find any in our search on line. Appreciated Marlene and Annie in the model. I will not work with Sean again. He was more interested in working with our realtor than us as the buyers. This was very off putting to the point we requested to not work with him any longer. The thumb drive with all the documents was very difficult to navigate. The process working with the build team was very easy to do and all our questions were answered quickly and efficiently.

Classic kept me informed during the process. The quality of materials are good. The only thing I didn’t like is not being able to add to the house after seeing some of the locations to where outlets or spigots were placed. Also the landscaping being difficult based on how tight the houses were placed together.

Our builder John Palmer was great throughout the whole process of building our home and made sure everything was done and our home looked great. The sales team worked hard to provide us update pictures each week during the building of our home and we were always stopping by to see the progress of it almost daily. Beside the delays due to COVID, which is out of everyone’s control, our home was built so well and everything went great. Building with classic after being a building superintendent with another builder in town, I was surprised at how well the preliminary walk went and how little paint touch ups and fixes there were. The preliminary and welcome home walks were great and everything was fixed and touched up to our satisfaction and the home turned out beautiful. Our master shower glass was delayed until after closing because of COVID delays which is understandable and we were out of town getting our furniture from Texas anyway and allowed John to get it installed while we were gone. Overall, between Sean, Annie, Maureen, Doug and John Palmer, our home building process went amazing and we are happy we chose Classic Homes as our builder. I have mentioned to many people how well Classic has done and I highly recommend them as a builder. Thank you to everyone that helped with our home building and getting us into our first dream home! It’s a beautiful neighborhood and a great lot and excited to start another chapter of our lives here with Classic Homes.

I just have noticed in some spots of the house the trades did not try to make it a aesthetically appealing. You can see some imperfections. But that is to be aspected when producing the quantity of houses. They aren’t a big deal but you can still tell some thing were missed in blue tape meeting. But overall a very well built home

Classic delayed our construction and demanded we pay an additional earnest deposit because they were concerned about our house not appraising which was ridiculous as they should have known the COS market better. They also did not go through all the upgrade options in the design studio (i.e. under mount kitchen cabinet lighting, fireplace options-blower & thermostat, matching deck posts, etc.). Moreover, they refused to repair certain cosmetic defects, they only wanted to do the bare minimum paint repairs. They also refused to help us with a quartz upgrade issue and only allowed us to pick out our granite pieces and not the quartz ones.

I feel that our home was very well built. If anything has come up then Classic has always been very quick to respond. Usually faster than the 48 hours I think they ask for online when you submit a warranty request.

This is not related to your question, but you need to fire Sue Renfro as the landscape inspector. It is absolute B.S. the way she has treated myself and my neighbors. If you have any sway with LaPlatte, please encourage them to remove Sue. She has been utterly rude and has been making people adhere to things that are not outlined in the northfork landscaping guidelines.

Everyone I have dealt with has been great--when there was an issue, John and Robert were right on it! Robert fixed our garage door in freezing weather because he wanted it done before snow came the next day! They go above and beyond!

The house has settled and the bathroom grout in all three bathrooms have cracked. Because of Covid we understand it has not been possible to fix the grout. All three in our household have had Covid. Please make arrangements to fix the grout. Thank you.

The response we received: Issue: The Whirpool oven is not working from day 1 (closing date) i.e. 18-MAY-2021. Description Whenever the oven is reaching a certain temperature it will stop working with the error code " F8E0" We tried a couple of times then finally logged a service request on 25th May (Confirmation is above) with the classic homes warranty team Till this date, we are not able to use the oven at all, and was embarrassing to cancel multiple dinners with our friends and family. Inspection during the final walkthrough? During our walks 1st time the over breaker was having some issue and then there was no testing of the oven with this temperature to identify the problem. What we need help with? We don't want to invest our time and energy to fix the oven which was already broken, to begin with, and it's not our responsibility to follow up with whirlpool for something which was faulty before our closing. With classic homes reputation, we are still under the impression of getting the high-quality product (Home and appliances provided within) and after-sales support Since the problem was identified within a week of closing we are expecting to have up and running equipment(s) and want the oven to get replaced as soon as possible again we do not want to fix the equipment we need a working oven from get-go ===================================== Hi Rohit & Kimanshi, We appreciate your email (with a timeline of your issue with your oven) and understand your frustration with your oven not working since after you closed. Per our conversation we checked with Curtis and he let us know that he did not have any documentation that the oven didn't work on the Welcome Home Orientation (your final walk) . He let us know that the appliance guys tested it when they installed to make sure it works and it did at that time. He also pre heated it before the New Home Presentation (your first walk) and didn't have any issues. Per our conversation there is nothing Classic Homes can do at this time to resolve the issue of the oven it has to be directly through Whirlpool as they warranty the oven as well as other appliances that have been installed in your home. This is due to the fact that the oven is a consumer product and Classic Homes legally can’t repair or warrant any consumer products. Curtis did not recall/ have documentation that we had an issue with the breaker that you mentioned to us. We hope this helps you better understand the process.

Contract and the sales team were great. Design was okay, we really wanted another appointment to confirm the choices we made but they couldn't fit us in their schedule for at least a month. So we just went with our original choices. Which turned out okay, just wish they would know that it is really hard to pick out everything in the one 3 hour appointment. Everything moved very slow through the build, which we were very understanding that Covid has changed how things can be done. We didn't like that there was a different super for each phase of the build. We didn't get any calls that we were promised through the first phase of foundation. Then when things were done wrong one super wouldn't tell the next what was suppose to be done, so it was very frustrating to tell 3 different people that something wasn't done the way we asked (the sump pump for example was told to them 4 times and still done wrong, the prewire for the electric was then put in the wrong place because the sump pump was done wrong) So now we get to pay an electrician to put it where it needs to be because it won't pass code. At the final walk there was a lot not complete. We moved in with no shower door and were told it would be here in 2 days, turned out to be 2 weeks. Many places where we put tape were not fixed but the tape was just removed. The most disappointing part of the whole house is the tile work is HORRIBLE!!! Missing grout, crooked tile, mismatched caulk. It looks like a kindergartner installed it. We have fought and fought them on this and every time (when they show up) it is not complete and still is terrible. The only solution is for them to take it out and have someone that knows what they are doing install it. The tile work is why I would NEVER recommend Classic and I would not have them build my house again. I am so disappointed and everyone that walks into a bathroom is appalled by the workmanship, so needless to say nobody I know would ever build with Classic. As we have lived here for almost 2 months now, all the lack of attention to detail is really showing, nails in the carpet, crooked lights fixtures, paint on all the strike plates, electrical outlets not flush with wall, sliding doors don't slide properly...just very poor workmanship overall.

Sales office was amazing. Quality of tiling was extremely poor as well as follow up on touch up paint. They used flat instead of eggshell and we are still finding spots not done. Additionally sheet rock around fireplace bowed so much they had to redo so I could tile.

We liked weekly pictures and the staff encouraging us to visit the home and to bring up questions or issues with the house. We liked how friendly the staff was and how willing they were to help us. We especially appreciate Maureen and how helpful she was with everything. We appreciated all the walk through that we had. We did not like how items were labeled in the design studio compared to how they were labeled in the floor plans of hour house. It was sometimes difficult to understand what the difference was between items We selected vs what was labeled on the plan. Our example of this is the confusion we had with single handle water faucets. We thought we selected the single handle water faucets but double handle water faucets were installed. On the plan, it looked like we selected single handle water faucets but the floor plan had double handle water faucets selected.

I liked the quality of the home delivered to us. However, it took longer time than we anticipate to get possession. Also, few things are yet to be installed/implemented like master bathroom glass, tiles on the fireplace etc even after we closed the house 3 weeks ago.

Liked the frequent communications. The ease of the design center and the choices. Difficult to select outside house colors when working on our contract. It may be easier with on line pictures. May have been some but we were not offered that option and didn't find any in our search on line. Appreciated Marlene and Annie in the model. I will not work with Sean again. He was more interested in working with our realtor than us as the buyers. This was very off putting to the point we requested to not work with him any longer. The thumb drive with all the documents was very difficult to navigate. The process working with the build team was very easy to do and all our questions were answered quickly and efficiently.

Classic kept me informed during the process. The quality of materials are good. The only thing I didn’t like is not being able to add to the house after seeing some of the locations to where outlets or spigots were placed. Also the landscaping being difficult based on how tight the houses were placed together.

Our builder John Palmer was great throughout the whole process of building our home and made sure everything was done and our home looked great. The sales team worked hard to provide us update pictures each week during the building of our home and we were always stopping by to see the progress of it almost daily. Beside the delays due to COVID, which is out of everyone’s control, our home was built so well and everything went great. Building with classic after being a building superintendent with another builder in town, I was surprised at how well the preliminary walk went and how little paint touch ups and fixes there were. The preliminary and welcome home walks were great and everything was fixed and touched up to our satisfaction and the home turned out beautiful. Our master shower glass was delayed until after closing because of COVID delays which is understandable and we were out of town getting our furniture from Texas anyway and allowed John to get it installed while we were gone. Overall, between Sean, Annie, Maureen, Doug and John Palmer, our home building process went amazing and we are happy we chose Classic Homes as our builder. I have mentioned to many people how well Classic has done and I highly recommend them as a builder. Thank you to everyone that helped with our home building and getting us into our first dream home! It’s a beautiful neighborhood and a great lot and excited to start another chapter of our lives here with Classic Homes.

Classic delayed our construction and demanded we pay an additional earnest deposit because they were concerned about our house not appraising which was ridiculous as they should have known the COS market better. They also did not go through all the upgrade options in the design studio (i.e. under mount kitchen cabinet lighting, fireplace options-blower & thermostat, matching deck posts, etc.). Moreover, they refused to repair certain cosmetic defects, they only wanted to do the bare minimum paint repairs. They also refused to help us with a quartz upgrade issue and only allowed us to pick out our granite pieces and not the quartz ones.

The response we received: Issue: The Whirpool oven is not working from day 1 (closing date) i.e. 18-MAY-2021. Description Whenever the oven is reaching a certain temperature it will stop working with the error code " F8E0" We tried a couple of times then finally logged a service request on 25th May (Confirmation is above) with the classic homes warranty team Till this date, we are not able to use the oven at all, and was embarrassing to cancel multiple dinners with our friends and family. Inspection during the final walkthrough? During our walks 1st time the over breaker was having some issue and then there was no testing of the oven with this temperature to identify the problem. What we need help with? We don't want to invest our time and energy to fix the oven which was already broken, to begin with, and it's not our responsibility to follow up with whirlpool for something which was faulty before our closing. With classic homes reputation, we are still under the impression of getting the high-quality product (Home and appliances provided within) and after-sales support Since the problem was identified within a week of closing we are expecting to have up and running equipment(s) and want the oven to get replaced as soon as possible again we do not want to fix the equipment we need a working oven from get-go ===================================== Hi Rohit & Kimanshi, We appreciate your email (with a timeline of your issue with your oven) and understand your frustration with your oven not working since after you closed. Per our conversation we checked with Curtis and he let us know that he did not have any documentation that the oven didn't work on the Welcome Home Orientation (your final walk) . He let us know that the appliance guys tested it when they installed to make sure it works and it did at that time. He also pre heated it before the New Home Presentation (your first walk) and didn't have any issues. Per our conversation there is nothing Classic Homes can do at this time to resolve the issue of the oven it has to be directly through Whirlpool as they warranty the oven as well as other appliances that have been installed in your home. This is due to the fact that the oven is a consumer product and Classic Homes legally can’t repair or warrant any consumer products. Curtis did not recall/ have documentation that we had an issue with the breaker that you mentioned to us. We hope this helps you better understand the process.

The construction of this house is what I call very unfortunate. I do appreciate the effort of Mr Chase Anderson to make correction, but my wife and I never should have faced through this experience. It pretty apparent during the building of this house quality control was not a priority. This is a beautiful house, it's just unfortunate proper care was not involved during the building of it. We have met with Mr. Jerry, Classic Homes VP who assured us the corrections will be made. Again, I appreciate the effort, but major corrections are still being made after 5 months of living here.

This is not related to your question, but you need to fire Sue Renfro as the landscape inspector. It is absolute B.S. the way she has treated myself and my neighbors. If you have any sway with LaPlatte, please encourage them to remove Sue. She has been utterly rude and has been making people adhere to things that are not outlined in the northfork landscaping guidelines.

We are dealing with wood floor issues, the floor creeks and pops (this is being looked into by Zack). Hallway floor from the front door – Floor moves/gives. Normal walking caused glasses in a small cabinet to move together and rattle. Mirror on wall will tilt. (reported to Zack, not sure of the status) Rear yard grading - water does not drain in between the houses to the street, water stands in the rear yard (up to 2 inches). I was told that this was the landscapers’ responsibility, the landscaper states this is the builders problem. Water heater motor makes noise, we were told that this is normal. Water circulating pump makes noise (have not created a ticket, but will). Water sprinkler vales are defective, not able to blow out the line (Zack is working on this). External air condition unit is not stable (Zack is working on this). Rear porch gutters do not displace water from the corners, was told that a guard needs to be installed (not serviced as yet, I will create a ticket).

I just have noticed in some spots of the house the trades did not try to make it a aesthetically appealing. You can see some imperfections. But that is to be aspected when producing the quantity of houses. They aren’t a big deal but you can still tell some thing were missed in blue tape meeting. But overall a very well built home

I feel that our home was very well built. If anything has come up then Classic has always been very quick to respond. Usually faster than the 48 hours I think they ask for online when you submit a warranty request.
