[name removed] buying process was great, the design center was awesome. Once we got in the house things were smooth for a while, but the biggest setback in the warranty stuff. We are coming up on our 1 year mark and one problem has been in limbo for about 3 months and we can't get a response either via phone or email. Feels like we are just given the runaround with promises of completion "soon"!

[name removed] overall attitude since I paid for my home. Trying to get warranty work done with the point of contact changing so many time over the year had been frustrating. Finding how corners were cut with the house to save money for the company is ridiculous. Just overall not a good experience.

At times [name removed] could be a bit standoffish. I think he means well but he can be a bit blunt when under pressure and sometimes taking a deep breath or taking time to listen might go a bit further. Otherwise, he does get everything we need done and in a quick fashion. So he is amazing at that. It just wouldn't hurt to be a little more "sensitive" or "empathetic" when listening to the problem or issue at hand.

[name removed] was a consistent and responsive point of contact throughout the whole process. She made things simple and straightforward. [name removed] was fantastic to walk through the home with a couple of times and [name removed] also checked in on us when we’d see him onsite or down the street. [name removed] was also very friendly and helpful we saw him too! We wish we could have had a say in the covered deck before the building permits were submitted and that our fireplace was better quality since it was an add on. Outside of that, there were lots more likes than dislikes.

[name removed] building process was pretty much what we expected. [name removed] only delays were not builder caused. But, from the walk through to closing/moving the experience has not been very good. [name removed] cleaning crew you used was terrible. We are almost a month into our home and we are still trying to clean the messes left by the trades and cleaners. When you only have 30 minutes or so to look at the home prior to closing you can’t possibly have enough time to look closely at the details. We still can’t get all of the adhesives and spots/stains off of the LVP and tiles. There are lots of areas on the white quartz countertops that have clues/adhesives on it. We aren’t sure if we should scrape or rub to get it off. [name removed] windows throughout the house are not very clean, including paint on French door glass. I am extremely disappointed in the finish work detail. Having the painter in after everything was installed was bad. [name removed] are several areas where paint is on hinges, latches, mirror clips and all over the LVP etc. throughout the house. [name removed] tape job and preparation must have been crooked at best, sloppy at worst. Paint didn’t get applied to the top of door trim, above mirrors, bath tiles, etc. Plus there isn’t any touch up paint left behind. (I suppose that is because you use palettes and take paint from house to house.) [name removed] dirt left in the bathtubs was pretty thick. We know there are a lot of last minute things you all have to do. Perhaps the closing should have been put off a week in order to assure completion but, that would have been problematic for our lender. But our initial walk through was held up by three days because of tile work or something and they were still caulking the morning of closing. Then our toilet in the primary bathroom plugged up 5 days after closing. [name removed] plumber found a rag in the toilet which looked like it was a rag used to finished tile in our shower.

Too few electrical outlets in garage, basement and outside. We needed to install outlet in garage ceiling for radon mitigation, should have come with the house. No fan over stovetop. And, stovetop too small, should install 36 inch one.

My experience with the warranty team has been overall amazing. Communication has been great. They have, for the most part, been on top of any issues we've had. If there's every been a time I couldn't get ahold of our rep there has always been someone else I can call which is super nice. [name removed] only recommendation I would give would be to have more then one rep per development. Might alleviate some wait times and I'm sure that would make it less stressful for the rep as well.

I was noted on our final walk through and no one is returning my messages or text. this has been really frustrating.

Our salesperson was nice, but I feel that we were not introduced to everything that we could have been in the way of options and upgrades. We found out later and there are several things that we would have opted to do had we known. Other than that it was great!

Long story short a few of the homeowners warranty employees I’m not sure is a good fit for your company (more about saving money then making it right-if that makes sense) POSITIVE- [name removed] has been more then exceptional to work with. Once our issues with other (do not like to put names out there) Horizon employees are not met I’ve called [name removed] and he immediately handles and fixes the situation.

Unfortunately I cannot recall a "best" experience with this company. We have been fighting to get the warranty work done every step of the way! We STILL do not have issues repaired from the time we turned them from our move-in in July! When we did have someone come out to try and fix the problem, they messed it up or did not fix it correctly and had to come back several times. I had to take off of work and used vacation to be on-site for the repairs (inside work) and there were times they did not even show up. I am afraid that the end of the warranty period is drawing near and I still will be fighting to have them fix these items or they will say the time period is up and they are no longer going to fix anything that was already on the list!

Likes 1. Loved the guest service provided by [name removed], [name removed] and [name removed]. As well as [name removed] and all the view home staff. They bring to the table something far superior to the home buying experience. They genuinely care about their customers and thats something extremely rare to find now a days. They all deserve raises, they help make these 4 walls and a roof feel like a home. Dislikes/room for improvement Dont make assumptions and communicate to buyers out of state that the pictures online may differ from the actual base model of the home.thats something the company could easily do with a disclaimer on the website:)
