1.) Early on in July 2021 when we were ready to put our earnest money down, $3k, but there were no lots available. When one became available we still had to wait until Oct 2021 to sign. By the time we could and even though we were existing contacts we were told the earnest money requirement for us was doubled, $6k. We almost went some where else due to this and fortunately it was rectified. 2.) The orientation specialist, Natalie, was TOP NOTCH and GREAT to work with! 3.) The sales team, pretty much just Rhonda, kept us informed and handled any questions we had and was always available to us and really took care of us. 4.) The welcome kit was AMAZING we used all of it. 5.) We are happy with the color pallets and the one we chose but do wish we had more choices at the time.

The warranty service is terrible. Zero follow up have to continue to reach out to them and cc a manager just to get a response. Still things from the 6 month follow that have yet to be addressed and people still haven’t shown up that we’re scheduled. Complete lack of courtesy from them as well.

Follow up issues were difficult to get scheduled AND for your contractors to keep their appointments with me. I was stood up about 3 times. We have items we taped in the first 30 days and were told by [name removed] it would be things taken care in our one-year follow up. We still have not heard from you for that follow up.

We had a major water leak early on a Sunday morning. I called the Horizon View emergency hotline. It took quite awhile for someone to return the call. This sent into a panic. Luckily someone was home and shut the water off immediately until we could get a service person on site. If I could change something, I would suggest revising your on-call protocol. As a property manager of multi-family conventional apartment communities for 19 years, a homeowner myself of 17 properties, and manager of 44, this is what has worked well for my business. I require the on-call person respond within 15 minutes of any emergency. I pay $25 per day to whoever holds the phone (in lieu of paying per call). There should be a compensation for holding the phone because you're in maintenance jail during this time. When you hold the phone, you have to stay sober and within cell service range. It is an increased operational cost, but now I have folks begging to take the phone for the extra money each month. This mitigates burn-out and resentment, and keeps higher employee morale. Again, this is just a suggestion. Trust me, I've played around with all scenarios over the years. I have $850 in my monthly budget strictly for on-call. How this played out: Ron saved the day. We made a plan for repairs and everything is moving along smooth. There is never a perfect home. Mistakes happen. It only matters how the team works together to solve the problem. We are coming up on our 1 year mark and one problem has been in limbo for about 3 months and we can't get a response either via phone or email. Feels like we are just given the runaround with promises of completion "soon"!

[name removed] overall attitude since I paid for my home. Trying to get warranty work done with the point of contact changing so many time over the year had been frustrating. Finding how corners were cut with the house to save money for the company is ridiculous. Just overall not a good experience.

Rhonda was a consistent and responsive point of contact throughout the whole process. She made things simple and straightforward. Pat was fantastic to walk through the home with a couple of times and Rudy also checked in on us when we’d see him onsite or down the street. Brandon was also very friendly and helpful we saw him too! We wish we could have had a say in the covered deck before the building permits were submitted and that our fireplace was better quality since it was an add on. Outside of that, there were lots more likes than dislikes.

The building process was pretty much what we expected. The only delays were not builder caused. But, from the walk through to closing/moving the experience has not been very good. The cleaning crew you used was terrible. We are almost a month into our home and we are still trying to clean the messes left by the trades and cleaners. When you only have 30 minutes or so to look at the home prior to closing you can’t possibly have enough time to look closely at the details. We still can’t get all of the adhesives and spots/stains off of the LVP and tiles. There are lots of areas on the white quartz countertops that have clues/adhesives on it. We aren’t sure if we should scrape or rub to get it off. The windows throughout the house are not very clean, including paint on French door glass. I am extremely disappointed in the finish work detail. Having the painter in after everything was installed was bad. The are several areas where paint is on hinges, latches, mirror clips and all over the LVP etc. throughout the house. The tape job and preparation must have been crooked at best, sloppy at worst. Paint didn’t get applied to the top of door trim, above mirrors, bath tiles, etc. Plus there isn’t any touch up paint left behind. (I suppose that is because you use palettes and take paint from house to house.) The dirt left in the bathtubs was pretty thick. We know there are a lot of last minute things you all have to do. Perhaps the closing should have been put off a week in order to assure completion but, that would have been problematic for our lender. But our initial walk through was held up by three days because of tile work or something and they were still caulking the morning of closing. Then our toilet in the primary bathroom plugged up 5 days after closing. The plumber found a rag in the toilet which looked like it was a rag used to finished tile in our shower.

Too few electrical outlets in garage, basement and outside. We needed to install outlet in garage ceiling for radon mitigation, should have come with the house. No fan over stovetop. And, stovetop too small, should install 36 inch one.

At times [name removed] could be a bit standoffish. I think he means well but he can be a bit blunt when under pressure and sometimes taking a deep breath or taking time to listen might go a bit further. Otherwise, he does get everything we need done and in a quick fashion. So he is amazing at that. It just wouldn't hurt to be a little more "sensitive" or "empathetic" when listening to the problem or issue at hand.

I wish there was a little better communication during the process. Our salesperson was nice, but I feel that we were not introduced to everything that we could have been in the way of options and upgrades. We found out later and there are several things that we would have opted to do had we known. Other than that it was great!
