I have not needed to utilize the warranty service yet (I possibly should because I'm experiencing that my hot water heater is at its highest capacity, and my bath/shower water only feels warm), but I've been very satisfied with the customer service.

What I dislike is the fact that when you have a problem, I have struggled with have my calls returned and someone taking care of my problem. Having a new patio crack within weeks of moving in and no one addressing the problem is a problem

1.4

Oklahoma City, on Apr 02, 2024

I dislike the fact that the rods in the closed are not braced in the middle to support the amount of clothes I have and the biggest issue I have is that the door jam on the side garage door is not secured or sealed as there is daylight under the door jam and I continue to have a mice infestation in my garage. Even though I have been told that "it is normal for the concrete to crack" on the patio, I am not happy that half of the patio pad added to the house is cracked.

The inability to make design changes. For example, the pictures showed a walk in shower in the master and there is a tub/shower combo. Even when the property appraised for less it was still a no to make this change. Was told it was not be finished before closing. It was also a no to install the gutters on the sides and back of the home which is actually necessary and a preventive item.

I liked my interactions with the Ideal Homes builder. They were very honest and upfront throughout the whole process and willing to negotiate and make certain concessions which improved our overall outlook on the purchase. My only complaint is that it wasn't until the day of, as we were leaving to sign the contract, that the home was finally cleaned and all of our requests were fulfilled regarding minor repairs and patches. All prior viewings and meetings at the home were somewhat hindered by dirty floors and debris. This did cause some stress in the final few days leading up to signing the contract.

My dad [name removed] works for ideal and we were really excited about our new home. [name removed] was incredibly helpful at the beginning of our process, showed us multiple houses, and answered our plethora of questions. [name removed] our lender was also very helpful and we were very grateful for both of them. Our experience after that was pretty disappointing and I know my dad was embarrassed. We moved in on April 28th and still have blue tape outside of our house. My dad had taken the time to come in and blue tape around our house two weeks before and a lot of the tape was just removed and things were not fixed, so he had to push to get things fixed even after we moved in. For example, our windows were not caulked, they covered an outlet, and there’s still some minor things about the house that aren’t right. Our cabinets don’t close properly and there’s split cracks on the inside of multiple of our doors. I was told our house should have been clean every time we came inside for meetings and move in day, and it was dirty every time we came in. There were pee stains on our toilet the day we moved in and we were told it had already been deep cleaned. [name removed] who we worked with in customer care was not super helpful and that was frustrating too. We never received a copy of our orientation and my dad said we should have gotten that. She told us she would get us a copy of the selections in our house after we closed and we never got those either. My partner isn’t from Oklahoma City and got lost on her way to the house and was two minutes late, and [name removed] made a snarky comment about that as well. A lot of things we only knew about because my dad had told me. I think very highly of ideal homes and have always wanted the company to provide my first home, and a lot of money went into buying the house so the experience was more frustrating than exciting. We have our 60 day walk through soon so I am hoping things will be better.

Within the first 5 days of moving into this home our sewer was backed up, the shower was overflowing, we had to open the sewage pipes which overflowed with XXXXX water, “flushable wipes” and human XXXXX . I was then contacted by a customer care rep who stated that it was my own fault and I was the one using those wipes. That there was no way a worker had done that due to the face we had “lived there for months” which was wrong because we had moved in 5 days prior. Fast forward, we did our 60 day walk through, to which we pointed out many things were wrong with the home. Three different companies came to fix the back door and damaged it, no one has come to fix it since. The foundation of our home is showing on the side. There are holes in the back porch that are supposed to be filled in. There are still countless things that need to be fixed, replaced, or redone and they have not been done. I’m honestly very disappointed in how dismissive the warrant service is.

I was told when we bought the house that our sod would not be covered under warranty. The sod was marked as questionable during our walk thru before signing. I then spent months of watering just for the grass to never grow. We had our driveway replaced and they left concrete chunks all throughout the yard around the driveway and dirt and chunks of concrete that has not been cleaned and that was over a month ago.

[name removed] gave me his number said to contact anytime I needed he never replies. My sod never took in my front yard and pieces of my back I’ve watered and did everything and it’s dead can’t get anyone to contact us about replacing the sod as the yard looks horrrible. The house is now settling and causing issues with doors and cabinets not closing easily. The garbage disposal we have is the cheapest one on the market and is complete junk.our fence was out up wrong in my opinion the dog behind us as well as my dog can put half there head thru at the bottom bc the fence wasn’t placed all the way to the ground. I think there needs to be a French drain placed between the house next door and mine as water floods thru and standing water when it rains over there.i have pieces of trim that weren’t painted. They did horrible job painting my front door on both sides. The top of our garage door has several places we’re it wasn’t painted. The side garage door has the biggest Slope it’s horrible all they came out and did was shovel a couple scoops of dirt around the cement but it still slopes off can’t even put Polycart over there bc of the slope just not happy with many things and the communication is horrible.

My customer care rep was not very organized. It took months to complete our “move in” check list. I felt as if I had to constantly remind her what needed to be done or to follow up on getting things done. When it came to the final thing on our checklist, I reached out to her to see when our new window would be installed. She never returned my message, but I did get a call from the window company. I work in a similar environment so it makes no sense to me how you work in customer care, but you are not customer oriented.

Oversite of build order for inconsistencies

4.8

Okc, on Jan 01, 2022

I wish I had refused to close on the home until it was finished because it's taken several months, and nagging from me, to get everything done. The worst were the exterior painters. When I moved in there was concrete splatter on the walls of back patio and front porch, front door was unpainted. After being told by [name removed] several times that he'd call or be there, I got stood up after waiting around all day. When painters did come, I couldn't communicate with them because they didn't speak English. Now the front door has bits of white showing through, I have blue paint on my door mat and they reattached my hose (that I had removed and covered the faucet for winter) to clean their equipment which was fine. But they left the hose attached which I didnt notice because I usually drive in the garage, and it was so tight I had to call a family member to come over at night to try to get the hose off on a night before the temp was supposed to get down to 16. Now he says my faucet may be damaged trying to get the hose off. It's very frustrating to see the new builds all around me with finished exterior painting and I had to work so hard to get it done on my house. I guess it was because I'd already paid for my house so it wasn't a priority.

I like the overall sales process and all of the employees were awesome. Just a little more communication.

We love the experience with our realtor [name removed]. Other then that everything has been rushed and it like pulling teeth to get anyone back to the house to fix things that need to be down and we are still needing two things and it’s been almost a year now since moving in

There were some things that need repair when we moved in and it took a while to get them done The home is very nice. Having to do touch up on things but paint was left to do it with.
