The overall quality of the house seems to be pretty good however there are numerous small issues which, if corrected during the build, would make me more delighted with my home. Warranty service/customer care ([name removed] & [name removed]) has been very good and prompt!

The only dislike as of now is the response time from the customer care team. In most cases, the issues that have arise do not require immediate attention, but there are times where we need to know the latest status for a work order incident. Usually, when we request a repair WO we receive a notice during the call that its being worked on. After the initial call we typically dont get any follow up regarding the latest status. Sometimes, I'll have to set a reminder in my phone to call back so that I can get an update. At the moment, we sent a notice that the contractor did not install shingles over a section of our roof. At the moment, we have an exposed section to our attic. We had an inspector come out on Wednesday 5/17/23 who found this issue. We have not received any responses as of yet regarding when someone will be out to fix this issue. I sent pictures and a copy of the report via email to the customer care team and haven't received any responses. It would be nice to receive a WO number and status updates after the initial call. I've also had moments where we reach out to our customer care personnel (the one who worked with us to fix items after we first purchased the home) and we dont receive any response. Fortunately, I dont mind fixing any items that need attention, but there are instances that we need the customer care team to respond and that does not always happen. Last thing to note. I feel like we never receive email responses but I believe that the customer care team receives them. I definitely prefer calling, but in moments where we need to provide pictures and videos we never receive an email response. Overall, I do like our home. This is our first home and was really excited about having a brand new home. I understand that things will not be perfect and things can always be fixed. Just wish that we had more communication regarding work orders and receive status updates.

Ideal has addressed needs as they have come up! We will be having our 1-year inspection soon and based on their record so far the few items we will bring up will be addressed. We have been very happy with our new house and love our neighborhood! I wish the warranty covered the trees. One of our trees in the front died quickly last summer. It was clear it had a tree disease. Those large saplings are expensive, and not easy to plant or get to your house without delivery service. If you buy one direct they typically include a warranty, not sure why they do not in the case of a new house.

Definitely a great overall experience. Only downfall was the overall cleanliness of the house once it was complete. We had to scrub the floors a bit once we moved in but other than that the house is amazing!

[name removed] was very nice and really worked hard to make sure we got the home we wanted. He took note of the things that were the most important to us and was able to get us into a home sooner than we thought would be possible without sacrificing any of what we wanted in our home. There were a few things we noticed on our first walkthrough that weren't addressed before we moved in but we have reached out to the customer care team and believe everything will be fixed soon. The customer care team has gone above and beyond to help us since our move in. A sewage line was cut in our yard but wasn't noticed before move in, and the customer care got it fixed and worked to get the yard resodded in time for our backyard wedding. We couldn't be happier with our experience so far.

We had an ongoing issue with the AC not cooling the house enough. They came out 4 times. The last time they came out with the engineer and he had them fix some issues with ductwork and grates not being installed properly that he pointed out. We will not know for sure until it gets hot again next summer if it was fixed but have been assured they will continue to address the issue if it is not fixed. Other issues we had were addressed after our 45-day warranty inspection. We have been happy with the warrant/customer care experience so far.

There were many cosmetic issues like the paint and roof, along with the brick. Some problems were fixed, most were not. The house is not as energy efficient as stated. They stated my bill would remain around $65 per month. I knew that is was not going to be THAT low, but I did not expect $175 plus. I even had them install a gas line for the dryer, hot water heater, and stove. There a leak in some of the windows and the service door to the garage. Don’t even get me started on the yard (ruts and dips throughout). The exterior paint job is the worsts I have experienced for a house in this price point. I even had a painter friend of mine come out and he immediately stated “This builder will go on my list as a ‘do not buy”. There is a few more issues, but none has been addressed and, even when we pointed it out, they stated that they will not fix it. I was lied to on several points during the design center process and it was a nightmare dealing with the lady that was showing our options. It has been almost a year. I have excepted the fact that I may have to just wait and deal. I have fixed the problems we have had along the way, but the rest, we will just have to live with.

Our sales rep [name removed] was amazing! She kept us updated with pictures, videos, and descriptions. She addressed several issues for us as they arose. The whole process was fairly smooth! Most issues from the orientation were addressed before closing. The biggest negative has been the sod in part of the front yard, I do not think it was very good when they put it in and we have watered a ton. I think it is dead. We also have some flooring issues that are still being addressed. We love our house and were happy with the process.

I like the home itself from the build structure to the kitchen appliances, so everything is great on that end. I have disliked issues that come with the home. Major first concern is the water heater that still rumbles and pops til this day after using hot water. [name removed] visit from plumbing solutions, they replaced the deteriorated anode rod. Second visit, the rep just spoke of doing another flush to remove sediment and noise will stop, but it hasn't. I'd just like to replace the entire unit instead of telling me how to temporarily help the issue. The outside gas meter wasn't installed properly. After four months from move in, I noticed the smell of gas and immediately informed ONG. I wasn't home during their visit, but they detected a leak from the threaded pipes. Gas bill was a lot lower after that repair. Minor dislikes such as seals around front and rear doors let in air/light. [name removed] floors are slightly coming up.

There have been many issues with workmanship from trades. flooring is loose, microwave was used and left dirty, tile grout was left uncleaned and now stained, baseboards were filthy and now impossible to get cleaned. i had to hire a cleaning company to clean the house after move-in due to the state the house was in. there are still a few broken items that have not been replaced at the 1 month mark after move-in.

Everything went smooth with the process. My only complaint was I disliked that there was a broken window on backorder when I moved in. Window was replaced and installed about 2 1/2 months after I moved in.

When I email or call with questions or concerns, I'm greeted with professionalism, confidence, and reasurance. If I don't reach a live person, my calls and emails are answered quickly. There are a few things I wish I wish I had seen during my walk through but the girl doing the walk through was not feeling well and so we kept having to stop so I didn’t get to check my options better and there are a couple things I would have requested be fixed.

Great experience with Sergio helping us, not that satisfied with preferred lender, made me feel as if they didnt wanted to help ( im hispanic and felt discriminated), but overall house is great and Sergio gave is great service!! Highly recommend Sergio to family and friends.
