Likes: 1. I thought the sales staff were friendly and knowledgeable. [name removed] did a great job. 2. It works well to have the structural options selection complete at time of contract and not during the selection process. 3. I thought [name removed] did a great job. We are from out of town so she accommodated us and we completed all the selections in 1 day. I liked the use of the mini prints with the markup and detailed sketches laying out what we had selected and the design. Customer sign off on all paperwork and drawings keep things clear and eliminated gray areas. 4. There were a wide range of standards, options and upgrades to select from. 5. Both [name removed] and [name removed] kept us informed about the next steps in a timely manner throughout the pre-construction process. Dislikes: 1. Did not like CTC mortgage. Because I am self employed [name removed] of CTC made it seem like my case was extra complicated. He took forever to get me approved, every week he wanted additional information, most of it redundant. Buy the time he gave me a pre approval my rate had gone from 2.85% to 4.5%. I finally paid cash just so I wouldn't have to deal with [name removed]. 2. Had 3 different superintendents 3. We were to have weekly update phone calls. They were sporadic at best, [name removed] was our last superintended and he only called if there was a question. but it was my understanding that the procedure changed and that the sales agents were giving updates. [name removed] was the most consistent. My opinion is that it should fall on the superintendents and not the agents to give the updates. 4. Material shortages, and subcontractor delays. I know its a national problem but I wanted to mention it. 5. House was not ready at closing.

Our Realtor, [name removed], gets the credit for introducing us to [name removed]. She saw the community as a perfect fit for what we wanted and she was right. In the very beginning, we worked closely with [name removed] at Kolter while we were still just on the waitlist for our lot of choice. [name removed] was very helpful and responsive to all our questions, and still is when I've reached out to him even since moving in. He set up a tour of the models for us in order to see the possibility of what we might do with our home once we were assigned our lot and shared the design specifications packet with us so that I could begin to plan. The real Godsend for me was getting paired up with [name removed] as our Construction Manager, though, once we were locked in to the property of our choice. [name removed] was very candidly communicative, which I really appreciated, and helped to ease all my worries whenever issues would come up during the construction process and when the delays started to happen. He was so helpful to me and continuously went above and beyond to respond to my requests to measure specific things for me, take pictures of spaces, etc. as I was planning ahead from afar, trying to order furniture, a washer and dryer, ceiling fans, etc. He always kept his word and was always up front and honest with me as he shared the good and bad of the progress of the construction. He instilled a great deal of confidence and peace of mind that everything would work out the way we wanted. The only thing that was out of his control, and is still one of my dislikes, is the fact that our design package stated that we would have a foyer chandelier but apparently the design team did not relay that message on to the engineering team, because the electrical drawings did not show a chandelier. I asked about the chandelier but [name removed] said that it was too late to add it because the mechanical was already installed and the vent was in the exact location where the chandelier should go. He made a point to ask management about it for me but this issue was never resolved to our satisfaction by the Kolter Management. I'm grateful that he, at least, took up our case and tried to get us a reimbursement, knowing my strong disappointment at the omission. Ultimately, [name removed] has truly been a blessing to me and us as I managed this project from across the country. His work ethic and professionalism was a breath of fresh air in what might have otherwise been a difficult and more frustrating situation. We are grateful to have had him pushing to get us closed before Christmas (3 months after our intended close date due to parts and labor delays). I only hope that if I give a recommendation to a friend to built with [name removed], that they get [name removed] overseeing their project as well. to close, a couple more things that I disliked about this home is the fact that no lights are installed in the bedrooms nor are their switched outlets. This means that there is no light in the Bedrooms and [name removed] until an electrician can install a light overhead. Also, the placement of the switches on the wall in a several places really needs to be thought through better in the design phase. Overall, I am mostly pleased with this new home, though.

We are happy with our home, but our floors were bot properly protected during construction and they are all scratched and [name removed] will not work with us, they consider this matter closed, so we are left with floors that we are very unhappy with. Now we don’t know what to do. Very disappointing. I sent emails all the way up corporate and was ignored.

Your people rushed us to close before many things in the home were completed, Having said that, [name removed], in warranty has been extremely patient, and efficient, she almost always takes my call or returns my call or email almost instantly. She's a real keeper!! We still have a ways to go and some major issues, but things are moving along.

From start to finish its been a process. 15 months from sign to close. Our expected close date was June, 6, 2021. 7 months earlier than our actual close date. The first issues started when [name removed] left. Having a change of designer caused some issues because we had to go over our original choices and a few things got missed. For the most part they were mostly resolved, some of our choices for cosmetics have not. I wanted another outlet in the garage, that never got put in. Although I was never charged for it, It was too late to add it after we noticed. The tile in the guest bath has been improperly installed twice already and done rather sloppily at best. We asked the accent tile to be installed vertically centered under the window as it is in the model. The first time they installed horizontally. In removing their mistake they scratched and chipped the tub in a couple of spots. Their next attempt they installed the accent tile vertically but centered on the wall not the window, that would have been okay if the window was centered on the wall, but it's not. I've been told they will be sent back for a third attempt. The crown molding over the kitchen cabinets is wrong, apparently they ran out of what we ordered and can't find it. [name removed] is trying to come up with a solution. The landscaping has tiny plants with practically no color. Our contracted HVAC system was not available. We were supposed to get Carrier and received Trane instead. The one thing that the Carrier had that Trane does not is a special allergen filter, that was most important to my fiancee because of her allergies. The Carrier also had a higher CFM blower, however so far the Trane seems to be okay. We'll be a better judge in the heat of the summer to see if it moves enough air through the home The big snafu and yet unresolved is the roof. We contracted for Eagle Ponderosa Arcadia [name removed] 5502. We loved the darker tones. We were shown this roof with the matching color house accents on a few of homes in the sub. We loved dark roof and matching accents so much that we were even wiling to accept the ugly orange doors. Unfortunately what we received was Eagle Golden Eagle Arcadia [name removed] 1502. I know this to be true because I ordered the samples from Eagle. Its not what we wanted or paid for. We showed this to our salesperson who agreed that there was a major difference and would relay our concerns to [name removed]. Oh, did I mention that the tile that they did install has white and gray discolorations on serval tiles in the front of the house. Our brand new roof looks old and faded. I understand that we are in unprecedented times so, I have been very patient. Over all there has been a lot of poor quality workmanship especially for a home of this price range. I don't believe that our experience is a [name removed] standard or I would have never agreed to build a home here. So far most of our concerns are being addressed and I hope we can resolve the issues that have yet to be addressed. Thanks for hearing me out [name removed]

Many times have had appts missed with no call. Several times vendor showed up with wrong pieces and couldn’t do the project. [name removed] is very nice and tries hard but the companies that are hired to do the work have disappointed at times

The design center was horrible, not enough choices and [name removed] was hard to work with. We had 4 or 5 construction managers and no body knew what was going on. We feel you had to have our money immediately and then we were on our own!

We did not have a very good experience during the construction of our [name removed] home and was really hoping that warranty could improve our experience and it has not. Warranty at [name removed] has some very concerning deficiencies that should be addressed. First, the lack of physical presence in the community by a warranty rep has caused the trades to just show up whenever they want, decide what they are or are not doing, miss appointments, not provide window of time when they will be showing up, no quality checks after trades are complete all of which combines for a very bad experience which is frustrating to say the least.

I have loved my experience w [name removed] homes. I have dealt w [name removed], [name removed] and recently [name removed] and all 3 have been fantastic. We ut ad our 1 yr walk through and Jennalin had to be the rep because [name removed] was sick. She was wonderful but there are still minor things that I may need [name removed] to explain to me such as when we moved in [name removed] had to install a pump because the ac unit wasnt dripping and kept shutting off. It appeared to be the conduit under the home wasnt properly angled. This fixed the ac problem however I am now responsible for maintaining, cleaning and replacing a pump that should never have had to be installed. That seems a little unfair that its now thrown on me. With the high cost of ac service I try to do as much as I can. I need taught how to clean the pump. We have an appointment w roofing co that [name removed] set up for us when I expressed my concern months ago and we are grateful that [name removed] promised and delivered w that. I have been asked by sales team if I would talk w potential residents about my home and experience and have joyfully agreed because I do firmly believe in [name removed]. A soon to be resident [name removed] told me if it werent for [name removed] we most likely wouldnt have purchased here. I have enjoyed my experience w [name removed] and in the day and age of so many disgruntled people you wont find [name removed] or myself in that category. We feel confident in our home and we feel like we are in Paradise. Thank you for that. To date, [name removed] has backed 100% of what they promised and after yesterdays walk through I feel confident the few minor things we wrote up will also be addressed. I have totally enjoyed working w [name removed], [name removed], Jennalin, sales team of [name removed], [name removed] and [name removed]. I have been waiting over 6 months for removal and replacement of hundreds of DEAD , also planting of a palm and the awful lawn situation doe to “ lack of soli !” My $30,000. Upgraded lot is a landscaping nightmare and all I get is “ we are working on it!” This is so unprofessional and wrong. I’m speaking with other dissatisfied neighbors about a class action since we are being ignored. Contractual Promises broken, and no follow thru. Also electrical issues, cabinet issues and paver issues remain… disappointing… love my home and neighborhood, but [name removed] seems to ignore issues hoping you’re going to fix it yourself!! [name removed] good at all

Overall quality of the home is good. We are still waiting for results from our 11 month inspection. Communication could be better. Original landscaping and irrigation was poor at best. Now that we are in our home, new construction sites around us are a mess. Storm preparedness is non-existent. Nothing is tied down and construction material is lying on top of roofs and on the lot. Dumpsters are overflowing with debris flying around the neighborhood and into the lakes.

I find that our warranty representative is very good, however he is dealing with unreliable vendors who don’t show up and very often the quality of the workmanship is below standards.

After 15 months to build a home we should have had a better overall experience. I understood all the existing delays being a part of the new home construction industry for over twenty years but the management staff completely failed us. We escalated to the “senior construction manager [name removed]” and none of our construction concerns were tended to. We escalated to the VP of construction and the only things accomplished were getting through inspections that could have been resolved when we initially escalated to the senior construction manager. This left no time for the house to be correctly punched out. We missed out on the famed QC management walk that everyone said we would have and that the company relied on to turn over a quality product. Our closing was moved 2 weeks before our original closing date which caused us to reverse everything we set up based on the closing date and cost us over $4200 in costs. We brought these issues up to the VP of sales via email twice and not once did he respond. Our second closing date was achieved so [name removed] could get its closing before the end of the year but we were left with a home that was not a representation of what we thought we would get from [name removed]. The sad part about this ending is that [name removed] builds a product well above most in this market but the people managing the process leaves much to be desired and a feeling of complete management failure. This is probably one of the most challenging times to be a builder so there is little room for staff to not be empathetic to the needs of those that make it possible for the builder to stay in business which would be it’s homeowners. On the day we came to our house after traveling 2 days with our belongings, we were met with paint stained pavers, palm tree that was still bound up in rope and showing signs of stress, brown and almost dead plant by our entry, construction debris in our flower beds and just right through our door was a dirty mop that welcomed us in our entry. Complete failure all the way around and I hope our experience with warranty will be far from our experience with the construction of our home.

We built this home from long distance and were not able to make frequent checks on it's progress. We were able to communicate regularly with our construction manager and were very happy with the outcome. Certainly there are always some issues that can happen through construction, we felt the issues were minimal, and through our 2 month and 11 month inspections, these items have been addressed.

I was horriefied that I was not allowed to have a second pair of eyes at my walk through or attend the review of my home by my hired home inspector. I have not ever heard of this with any other builder. I feel discriminated against because I'm a single person and not married. If I was married, I would be alble to have a second pair of eyes during my walk through. I was not allowed to bring a family member or my broker to any of the walk throughs. The construction manager was rude and condisending. This was one of the most stressful experiences of my life. It should have been joyful and rewarding.

I am very happy with the quality of construction, for Florida. There were very few issues and the process was well executed. My dissatisfaction is with the lack of accurate information from sales. The sales representative was lovely but seriously lacked knowledge and awareness of [name removed] policy. I paid $30,000. For a beautiful lot but was NEVER informed that awful landscaping would be put in a large area of my lawn with no input from me. The landscaping in general is poor with many dead and inappropriate plantings and the “ maintenance “ is severely lacking. Also the sales department should not be responsible for kitchen planning. I was not clearly informed of options, placement and design of the kitchen by sales and by the time I was able to see the DESIGN person it was too late to make changes. Again, poor communication from sales due to lack of knowledge. I now must make expensive modifications to my kitchen. My building supervisor [name removed] ( it changed several times) Was excellent , but others were not.

Jennifer is a great asset for your company as she is so efficient, thorough in assisting with all the post construction problems that do occur. Warranties are always given but it’s the actual timeliness and quality of the response to situations that inevitably occur. Kris has been very good also along with Jean in the design center. Working with all sorts of personalities can be tricky, to say the least, and they all do a fantastic job!

The Evergreen management group along with the HOA need to be more resident friendly. We have been here for just over 5 months and have had billing issues with the Juniper service as well as receiving the bills that emails have stated were mailed to us. When contacting them “T” is great but the others I have dealt with do not respond to queries about billing. The HOA president/representive has yet to respond to phone calls with v/m’s left and also emails that have been sent. [name removed] to “resident” friendly. It takes more than one ticket to [name removed] to get landscaping issues resolved. It took all of the 5 months we have been here to finally get the red reflector placed in our flower bed to indicate we get service. The Live Oak tree in the front roadway to property line is dead, no leaves or sign of growth since we moved in and it has yet to be replaced. Pictures were sent with the service tickets and it is the only dead oak tree on the street. The warranty service needs to be addressed. If so many homes are being built then maybe there needs to be more warranty service people to handle the 60 day, which turns into 90 day service. As far as the overall picture, during building and design we had to have our money to [name removed] when requested and timely for [name removed], but now that you have our money the resident becomes an after thought.

I love the quality of the construction and design. My project manager, [name removed], was ultimately professional, courteous, always answered all our concerns in a timely manner. We feel blessed to have had “him” his experience maturity is beyond his age. Lastly, we love love love our [name removed] home. I could never go with another builder ever, we are spoiled.

The drainage problems in Artistry have not been taken care of. My driveway was not installed properly and is constantly wet and is settling in many areas. The customer service department is great, but can't seem to get things done because of the powers to be.

I am extremely happy with the location and quality of my home. I am extremely upset with the lack of communication from signing the contract all the way through my 11 month walk through. Other than a couple of people which I have mentioned in the past, your company needs to do something about the communication.

The design of the home is spot on beautiful. The attention to detail of fit and finish is poor at best. The responsiveness to issues is extremely slow. This could be an amazing community if you could step your game up. The soil put down is completely wrong, will not grow plants nor will the high clay content drain well making it in breach of the 48 hour contracted drain time. It is sad to see some simple things that could have been done to make this community a great community.

For the most part they were mostly resolved, some of our choices for cosmetics have not. I wanted another outlet in the garage, that never got put in. Although I was never charged for it, It was too late to add it after we noticed. The tile in the guest bath has been improperly installed twice already and done rather sloppily at best. We asked the accent tile to be installed vertically centered under the window as it is in the model. The first time they installed horizontally. In removing their mistake they scratched and chipped the tub in a couple of spots. Their next attempt they installed the accent tile vertically but centered on the wall not the window, that would have been okay if the window was centered on the wall, but it's not. I've been told they will be sent back for a third attempt. The crown molding over the kitchen cabinets is wrong, apparently they ran out of what we ordered and can't find it. [name removed] is trying to come up with a solution. The landscaping has tiny plants with practically no color. Our contracted HVAC system was not available. We were supposed to get Carrier and received Trane instead. The one thing that the Carrier had that Trane does not is a special allergen filter, that was most important to my fiancee because of her allergies. The Carrier also had a higher CFM blower, however so far the Trane seems to be okay. We'll be a better judge in the heat of the summer to see if it moves enough air through the home The big snafu and yet unresolved is the roof. We contracted for Eagle Ponderosa Arcadia [name removed] 5502. We loved the darker tones. We were shown this roof with the matching color house accents on a few of homes in the sub. We loved dark roof and matching accents so much that we were even wiling to accept the ugly orange doors. Unfortunately what we received was Eagle Golden Eagle Arcadia [name removed] 1502. I know this to be true because I ordered the samples from Eagle. Its not what we wanted or paid for. We showed this to our salesperson who agreed that there was a major difference and would relay our concerns to [name removed]. Oh, did I mention that the tile that they did install has white and gray discolorations on serval tiles in the front of the house. Our brand new roof looks old and faded. I understand that we are in unprecedented times so, I have been very patient. Over all there has been a lot of poor quality workmanship especially for a home of this price range. I don't believe that our experience is a [name removed] standard or I would have never agreed to build a home here. So far most of our concerns are being addressed and I hope we can resolve the issues that have yet to be addressed. Thanks for hearing me out [name removed]

After 15 months to build a home we should have had a better overall experience. I understood all the existing delays being a part of the new home construction industry for over twenty years but the management staff completely failed us. We escalated to the “senior construction manager [name removed]” and none of our construction concerns were tended to. We escalated to the VP of construction and the only things accomplished were getting through inspections that could have been resolved when we initially escalated to the senior construction manager. This left no time for the house to be correctly punched out. We missed out on the famed QC management walk that everyone said we would have and that the company relied on to turn over a quality product. Our closing was moved 2 weeks before our original closing date which caused us to reverse everything we set up based on the closing date and cost us over $4200 in costs. We brought these issues up to the VP of sales via email twice and not once did he respond. Our second closing date was achieved so [name removed] could get its closing before the end of the year but we were left with a home that was not a representation of what we thought we would get from [name removed]. The sad part about this ending is that [name removed] builds a product well above most in this market but the people managing the process leaves much to be desired and a feeling of complete management failure. This is probably one of the most challenging times to be a builder so there is little room for staff to not be empathetic to the needs of those that make it possible for the builder to stay in business which would be it’s homeowners. On the day we came to our house after traveling 2 days with our belongings, we were met with paint stained pavers, palm tree that was still bound up in rope and showing signs of stress, brown and almost dead plant by our entry, construction debris in our flower beds and just right through our door was a dirty mop that welcomed us in our entry. Complete failure all the way around and I hope our experience with warranty will be far from our experience with the construction of our home.

I was horriefied that I was not allowed to have a second pair of eyes at my walk through or attend the review of my home by my hired home inspector. I have not ever heard of this with any other builder. I feel discriminated against because I'm a single person and not married. If I was married, I would be alble to have a second pair of eyes during my walk through. I was not allowed to bring a family member or my broker to any of the walk throughs. The construction manager was rude and condisending. This was one of the most stressful experiences of my life. It should have been joyful and rewarding.

I am very happy with the quality of construction, for Florida. There were very few issues and the process was well executed. My dissatisfaction is with the lack of accurate information from sales. The sales representative was lovely but seriously lacked knowledge and awareness of [name removed] policy. I paid $30,000. For a beautiful lot but was NEVER informed that awful landscaping would be put in a large area of my lawn with no input from me. The landscaping in general is poor with many dead and inappropriate plantings and the “ maintenance “ is severely lacking. Also the sales department should not be responsible for kitchen planning. I was not clearly informed of options, placement and design of the kitchen by sales and by the time I was able to see the DESIGN person it was too late to make changes. Again, poor communication from sales due to lack of knowledge. I now must make expensive modifications to my kitchen. My building supervisor [name removed] ( it changed several times) Was excellent , but others were not.

We did not have a very good experience during the construction of our [name removed] home and was really hoping that warranty could improve our experience and it has not. Warranty at [name removed] has some very concerning deficiencies that should be addressed. First, the lack of physical presence in the community by a warranty rep has caused the trades to just show up whenever they want, decide what they are or are not doing, miss appointments, not provide window of time when they will be showing up, no quality checks after trades are complete all of which combines for a very bad experience which is frustrating to say the least.

I have been waiting over 6 months for removal and replacement of hundreds of DEAD , also planting of a palm and the awful lawn situation doe to “ lack of soli !” My $30,000. The Evergreen management group along with the HOA need to be more resident friendly. We have been here for just over 5 months and have had billing issues with the Juniper service as well as receiving the bills that emails have stated were mailed to us. When contacting them “T” is great but the others I have dealt with do not respond to queries about billing. The HOA president/representive has yet to respond to phone calls with v/m’s left and also emails that have been sent. [name removed] to “resident” friendly. It takes more than one ticket to [name removed] to get landscaping issues resolved. It took all of the 5 months we have been here to finally get the red reflector placed in our flower bed to indicate we get service. The Live Oak tree in the front roadway to property line is dead, no leaves or sign of growth since we moved in and it has yet to be replaced. Pictures were sent with the service tickets and it is the only dead oak tree on the street. The warranty service needs to be addressed. If so many homes are being built then maybe there needs to be more warranty service people to handle the 60 day, which turns into 90 day service. As far as the overall picture, during building and design we had to have our money to [name removed] when requested and timely for [name removed], but now that you have our money the resident becomes an after thought.

We ut ad our 1 yr walk through and Jennalin had to be the rep because [name removed] was sick. She was wonderful but there are still minor things that I may need [name removed] to explain to me such as when we moved in [name removed] had to install a pump because the ac unit wasnt dripping and kept shutting off. It appeared to be the conduit under the home wasnt properly angled. This fixed the ac problem however I am now responsible for maintaining, cleaning and replacing a pump that should never have had to be installed. That seems a little unfair that its now thrown on me. With the high cost of ac service I try to do as much as I can. I need taught how to clean the pump. We have an appointment w roofing co that [name removed] set up for us when I expressed my concern months ago and we are grateful that [name removed] promised and delivered w that. I have been asked by sales team if I would talk w potential residents about my home and experience and have joyfully agreed because I do firmly believe in [name removed]. A soon to be resident [name removed] told me if it werent for [name removed] we most likely wouldnt have purchased here. I have enjoyed my experience w [name removed] and in the day and age of so many disgruntled people you wont find [name removed] or myself in that category. We feel confident in our home and we feel like we are in Paradise. Thank you for that. Overall quality of the home is good. We are still waiting for results from our 11 month inspection. Communication could be better. Original landscaping and irrigation was poor at best. Now that we are in our home, new construction sites around us are a mess. Storm preparedness is non-existent. Nothing is tied down and construction material is lying on top of roofs and on the lot. Dumpsters are overflowing with debris flying around the neighborhood and into the lakes.

We were able to communicate regularly with our construction manager and were very happy with the outcome. The design of the home is spot on beautiful. The attention to detail of fit and finish is poor at best. The responsiveness to issues is extremely slow. This could be an amazing community if you could step your game up. The soil put down is completely wrong, will not grow plants nor will the high clay content drain well making it in breach of the 48 hour contracted drain time. It is sad to see some simple things that could have been done to make this community a great community.
