At purchase there was confusion with lot selection. During construction we weee kept informed of status During first year very little needed to be addressed. The major issue was HVAC. Feel the thermostat was located in the wrong area of house. (Too close to the heat pump)

We were pleased that [name removed] was able to complete our home close to the expected time in such a difficult period with Covid-19. [name removed] the construction supervisor did an excellent job of listening to our concerns and acting on them. We are past customers of [name removed], who built another new home for us back in 2013 in the same neighborhood.

Quality of cleanliness of home when we moved in. We paid over $500,00 to clean the house and windows. This is very unprofessional. On a positive the staff have been very professional when it comes to taking care of minor adjustments to workmanship.

I’ve enjoyed the staff immensely. The staff here has made the process much easier. I love the community, its atmosphere, and the amenities. I’ve been frustrated with things I had to get repair and fixed, but the staff has made the process bearable. A few more things to correct; however I love my home.

Sales and design were fabulous Construction was difficult Walk through was rushed Closing condition of the home was a nightmare Poor quality materials, paint, tile, cabinets scratched, chipped. Pavers were damaged before close and can’t get warranty. Concrete was left in driveway and sidewalk. Paint all over window and door frames. Stucco not properly applied on right side of home.

I moved into my home on November 18, 2020. since taking possession of my home, I have been back and forth with customer service regarding two separate issues. As of today, the issues are still outstanding. When I visited with the sales office prior to signing the purchase agreement, I was told that [name removed] homes has one of the best rated customer service in the industry. So far that has not been proven because my issues are still not resolved. These are my issues. 1) The sliding glass doors leading to my lanai has been making a loud clicking noise that wakes me up in the middle of the night. 2) There is a constant clicking noise coming from the attic. This home was constructed with aluminum/metal studs of very low quality. When the heat of the sun hits the area of my bedroom the popping noise begins. When the sun sets and in the evening the material used starts to make the popping noise again. I have purchased eight new construction home in the past. Some from low end builders and other builders like, [name removed], Pulte, [name removed] and never experienced anything like this. In my opinion the quality of material use in this home is below grade. Also, when you try to get help from the warranty personnel, they come over to your home and claim that this has never happened before, when in fact it is a problem that other neighbors are experiencing. The warranty department sends someone to attempt to resolve the issue. When the issues continues all of a sudden comments are made as if they are bothered by my request for service. When in fact I’m the one going through the inconvenience. The supervisor of construction came to the home and tried to sweep everything under the rug.He stated that the noise issue in the attic is not warrantable. I purchased this home to live in comfort and in peace, far from it and nothing is being done to resolve the issues. This is unacceptable, I hope this information is helpful for you in the future. I have recommended [name removed] home to four family and friends and all have purchased a home. However, with the way your company handles warranty issues, I will no longer recommend [name removed] to any one.

We like our home very much. The building process was done well as we were living out of state and had to rely on the construction manager and reports from the sales office. We have been having problems with getting a couple things correct and inspected.

Minor things are take care in a good manner, but major issues takes too long. Still waiting to get the yard problems fix and the drainage problems. Should not have to wait weeks/months on these items.

The non disclosing of MLK and Orange camp road being widened which now literally is in my backyard. Very disheartening Also the mortgage company promoted by the sales office was absolutely horrible to work with. Many of my neighbors who used them experienced the same. CTC was the worst.

I have had some plantings that failed replaced and ceiling repairs done. Appointments were kept and staff has checked to make sure things were done to my liking.

The simple easy things to fix [name removed] was good at. I experienced significant difficulty and delays with getting lawn grading fixed and the fix that was done was insufficient. In the end I had to spend $4,000 to fix what [name removed] was unwilling to fix to reasonably handle drainage problems on my property. Three months in we had a rat in the attic due to poor roofing that left an opening which the company I hired said was common with [name removed] homes. The six month survey asked if I wanted to be contacted for follow up by a [name removed] executive and I responded yes and there was no follow up.

We have been waiting since November 24, 2020 (2 month walkthrough) for a new microwave, replacement of our driveway apron, new slider due to scratches and resolution to our standing water on side of house and in landscape bed. We feel there has been a lack of follow through and communication on resolving these issues.

I was squeezed out of time for a inspection prior to closing On repair or replace dates scheduled …. All service guys came at same time . It was hard to talk to them all at same time an see what they were doing to fix the issue . Earlier in the year , A call to [name removed] number ( no return response ) and then the emergency 24/7 number resulted in a two day wait until 10:30 at night the second day .. thermostat was not functioning… no AC.

I disliked the inflexibility in planning, the inability to remove or leave uninstalled (with or without credit)items like unwanted cabinetry and closet doors. More flexibility would have lessened the time and cost of personalizing my home to my taste after closing. After the hardwood floors that I requested were installed and later found to be faulty, necessitating removal and the replacement wood was also found to be faulty, I requested that the floors remain unfinished so that I could install a tile of my choosing after closing. The Certificate of Occupancy had already been granted and was not an impediment. After a week it was determined that [name removed] would install my tile selection; but at a cost equal to the cost of the high end hardwood it would be replacing. When I chose not to accept what amounted to $10,000 more than market cost for installation-[name removed] insisted on installing carpet and laminate flooring throughout the house with full knowledge that I intended to remove it immediately after closing, which I did. My husband and I were extremely inconvenienced due to the delay in closing and the additional time and cost of removing flooring that I insisted I had no intention of keeping-not to mention the waste and environmental impact . For these reasons my move in experience was not the pleasant experience I had waited 8 months for. Otherwise I was very pleased with the Design and Construction personnel who did what was within their power to do, within Corporate policy, to help.

No organization, I have been asked to stay home that there would be multiple contractors showing up. So today one of six shows and couldn't fix the problem, which is I have a gas cook top which was never installed properly. It was just layer in the hole..Today, almost six months later the gas cook top is moving around when we use it. There also wasn't a gasket installed between cooktop and counter. I hope we don't get another gas leak which would make a total of 5 since we have been herer. This is just one of many problems which haven't been resolved yet.
