1) We bought a speck home. However, it was far from finished and [name removed] was inflexible as you would not allow us to make any changes in the plans. 2) We closed in June of 2021 with the understanding that the clubhouse would be open in the fall. It is June of 2022 and it is still not open. Something terrible went wrong here. 3) your people have been very responsive when I have had some minor issues with my house. For that, I am grateful.

Sales rep, did not accurately estimate time completion, even though Covid 19 Pandemic was in full force by the time I signed the contract in January 2021. This led to a cascade of problems and costly errors including signing a short term lease that had to be renewed at a higher rate. Loan increased due to time lag by 0.625 point. Items were not installed such as an upstairs window for months, due to lack of one vendor's supply, however the window could have been secured with another [name removed] vendor. Items were stolen from the build and are still not installed (i.e. missing rainfall shower head and pipe). Plumber showed up with the shower head but the vendor neglected to send the missing pipe. I learned at closing the expensive upgraded tile floors were not sealed. That is now costing me $1,600 to have done. I also had to seal the shower tiles myself. There is no garage door key pad for the outside. This is a standard feature when purchasing a new garage door system from LiftMaster. The electrical base for the chandelier was positioned too close to the AC vent to accommodate a chandelier like that in the model. There is no spray foam in the attic of the garage, only main AC areas. For $3,000 the job should have been completed, especially due to the extreme heat of the Florida [name removed]. The drain pipe for the first floor AC unit was unduly stressed, causing a valley where the water backed up into the tray. This shut down the AC unit. Cause: According to [name removed], the drywall around the pipe was installed incorrectly putting pressure on the pipe. Problem was rectified. Electrical switches were not wired correctly to provide access to the garage or outdoor lights. The Gate to get into the community continues to be a problem. I was not allowed access for a week without calling the after hour phone #. No guard on station. Additionally, the guard I spoke to via intercom, would not allow me to proceed for 10 minutes, even though the HOA manager put my name on the list. Too many flies in the house due to construction in the neighborhood. Trash being blown into the lake behind my house. Best part of move in was [name removed] who went through each item that needed to be corrected within her control. Also the closing ran smoothly. Its a nice house and probably will be my final purchase. [name removed] just did not include items they should have, especially for a $600,000 + purchase. Items that Toll Bothers provide. including a proper estimation of a year to build the house.

Sales representative, Ms. [name removed] was very knowledgeable of [name removed] homes and very helpful in the process of selecting a lot for available Spec Homes. Ms. [name removed] kept me informed when the lots would be released from the builder, the details and perks of buying a Spec home and all to the financing process when she introduced me to Ms. [name removed]. Ms. [name removed] has checked in on me several times since I moved into my home to see if I needed anything. Ms. [name removed] with CTC Mortgage was also very knowledgeable and helpful with the financing process. She kept me informed and on task of all documents needed and their timeline. Ms. [name removed] was very diligent with keeping my process on schedule so closing would be a breeze. I greatly appreciate her insight to make funds available for me to pay off additional accounts and leave me significate cash. Both Ms. [name removed] and Ms. [name removed] were very professional, skillful and a pleasure to work with.

The landscaping around the pool is not well thought out. When the landscapers come to cut the grass they blow mulch and debris into the pool..............wondering if the designers never thought of that! And this problem is yet to be fixed! Why put mulch and plants inside the fence, it is totally mindboggling! Shoddy finish work around calking of tiles and around windows. Frosted window is still not fully replaced. Chip on window sill is yet to be fixed. Lots of gum material on the wood floor and tiles, which is taking me a long time to remove. No attention to detail, they left everything up to the homeowner to clean! I am totally disappointed in [name removed] homes!

When we moved in. I thought things would of been done in a timely matter. It has been almost 6 months and things still need to be done. We are very disappointed. You pay a lot for these homes and you have to wait so long. I am hoping [name removed] can get the items done. I am sorry, but I can’t give a good rating. We had a change in sales associate during the process which was a bit stressing, but in the end [name removed] and [name removed] were very helpful and assisted with anything we needed. After 5 months the list of discrepancies keeps growing and more than half of them have yet to be addressed. [name removed] passes on the repair to a subcontractor, some of which do not respond and [name removed] fails to follow up and procrastinates taking responsibility to correct the concerns.

I closed in December and still have blue tape for items that need fixing. At times I feel I have to beg to get someone to come out and fix. My handy man had to fix a large concrete whole on the floor before laying the laminate in Master. A problem I had discussed and submitted photos prior to closing and was told it was fixed. This is just one example of many that I had discussions prior to closing. Covid may have slowed things down but to think that we are in mid May and my list is still pending while homes are going thru closing in the community, does anybody care?

My Home is still a construction zone after six months. Drywall, corking, and painting still needs to be done. Master bathroom mirror has not been replaced (Mirror was installed broken, but was deliberately hidden by light fixture). Shower fixtures still has not been replaced (not what we paid for). Stove grid still has not been furnished. Is [name removed] trying to wear us down psychologically, so that we eventually succumb to all that we have already endured, then eventually we will accept this crappy finished house? We have waited through several appointments that were no call and no show, which was left on [name removed]'s shoulders who constantly apologies. They would show up to do work on our house then called away to do work elsewhere. [name removed] complains about man-power and supply shortage, but homes are being closed. No regard for home that have already been bought and paid for. [name removed] is absolutely TERRIBLE!!

I was the 2nd person to purchase when the doors open. On my block I was the last person to close wiht the exception of another home that is about to. Needless to say driving and seeing homes that have closed before me has been a disappointment(excluding spec's home). Had many issues with the 1st contractor, [name removed], where there was mold on 2 of the 2 x 4's where he persistanly said the spots where natural, I had shown photos, videos to lumber experts where they disagree with [name removed], and besides that I had shown [name removed] photos taken 2 months prior and there were no spots on the 2 x 4's. Under his watch they laid down the wrong color roof, which of course delayed the process even more. I expressed my concern to Mr. [name removed] where I asked to replace the contractor manager. Mr [name removed] email response lack customer service manners, but did get a new CM, [name removed], exceptional GM. I closed 12/14/21 and only 2 items in my punch list have been done. I have patience, I understand the events that is taking place with COVID, but it is extremely hard for me to see homes being closed but yet I am being ignored and cannot move forward with my handyman coming out to get my house in order due to pending issues that first need attention. One major concern that I have is that of standing water on the side of my home when it rains. It seems that there is no path for the water to drain to the street. This is a major issue since I live in Florida, hurriance season will be in a blink of an eye. I can only hope that this note will be read and reviewed by those who need to see what took place. I have emails, photos if you which to see that will back up my story. Since living here in Florida I have purchased new construction homes with these builders WCI (Parkland), Toll Brothers (Boca), Stiles & Label (Boca), [name removed] ([name removed] [name removed] Gardens) and I can assure you that the process had been so easy. This purchase has left me speechless. Thank you for your time.

My husband has bladder cancer and we hired a home inspector to do the 2 walk throughs for us. The final walk through , he was refused to do it because he didn,t have our permission but we had given it and he had filled out all the correct paperwork and submitted it. He and we weren,t treated very well and we didn,t get our punch out list done before closing the following week.

Customer care has been a nightmare. Some of the simpler issues have been addressed. Some of the serious issues have not. The issue at the entrance of the garage was repaired but the mess left behind caused damage and that has not been addressed. The customer care representatives do not follow up with the homeowner. I still have multiple problems waiting to be addressed.

Now the supervisor that I had a certain TIm never answered my calls, he never returned my calls, and he answered my text messages several days later, I don't know who was following up or supervising the construction they need people to supervise and make sure the workers are more careful doing things. There are many things to fix in my house and they are not backordered materials.

I loved everything about the purchase. The process was professional, accurate and done in timely manner. My only dissatisfaction was with the loan insurance institution. They started asking for documents after formally approving everything and moving on to closing process.

Customer care has been a nightmare. Some of the simpler issues have been addressed. Some of the serious issues have not. The issue at the entrance of the garage was repaired but the mess left behind caused damage and that has not been addressed. The customer care representatives do not follow up with the homeowner. I still have multiple problems waiting to be addressed.

1) We bought a speck home. However, it was far from finished and [name removed] was inflexible as you would not allow us to make any changes in the plans. 2) We closed in June of 2021 with the understanding that the clubhouse would be open in the fall. It is June of 2022 and it is still not open. Something terrible went wrong here. 3) your people have been very responsive when I have had some minor issues with my house. For that, I am grateful.
