Our Project Manager, [name removed], made this experience great!! He was very responsive and many times got things done before we even had a chance to let him know of an issue. Our independent inspector said our home was very well built and he attributed that to our project manager and his attention to detail during the build process.

Where do we begin? Our contract was signed in October 2023, and we closed on Dec 30, 2024. Our neighbors closed in 8-10 months, we closed in 14 months and during the holidays. We discovered numerous mistakes during our design studio process, requiring multiple back and forth emails, further delaying the process. During construction, the entire back wall and French doors were installed incorrectly, requiring a tear out and reinstall, adding weeks to our timeline. The main living room floor electrical outlets were installed in the walkway, a foot off from our request. We were made to feel it was too difficult and too hard to move, delaying our timeline. The sales agent, [name removed], was practically non-existent and added no value to the experience through the entire process. We had a direct, confrontational, verbal argument with the construction manager, [name removed], because the house was not ready for our final 3rd-party inspection, 14 days prior to closing. He continuously tells us why we are wrong and why he is right. In this case, the inspector should have inspected the house while it was still under active construction. The mortgage appraisal came in $7000 below the purchase price and the area sales manager told us we over-upgraded our home and that we have the most expensive home in the neighborhood and the other comps brought the appraisal down. He refused to do anything to make this right for us. Our upgraded kitchen cabinet drawers are cheap and flimsy and will not hold any weight for pots or plates. Again, we were told this is normal, even though the lower tier laundry and bathroom cabinets are not like this. Our upgraded tankless water heater takes 2-3 minutes to get hot water to any tap. Again, we were told this was normal. Asked management to pay for recirculation pump to address the issue. Was told this is normal and refused. Through the entire process, we felt unvalued and unappreciated as a customer. We spent our life savings on this home, yet every step of the way, were treated like this was an ordinary purchase and all of our concerns were trivialized. These are just the highlights, we have a lot more and will save them for our letter to [name removed]’s president, to see if he cares about our experience.

My likes where how incredibly professional the construction process was. [name removed] communicated with me every step of the way he is a model of how Home construction managers should proceed.. he communicated with me every Friday with detailed pictures and future construction. The final walk-through with [name removed] was also flawless. He answered all of my questions please regarding him as a valuable employee. My only small dislike was with the closing bank and certain required closing documents, but I guess that is normal for this process. Thanks very happy with [name removed]

There are lots of cosmetic issues. The grass that was installed has a lot of weeds and is requiring additional expense.

Among the entire team, two individuals truly stood out: [name removed] and [name removed]. [name removed] maintained constant communication and was always quick to address any issues that arose during the construction process. I couldn’t have asked for a better person to work with—thanks to his dedication, the house was completed on time and turned out exactly as I envisioned. On the sales side, [name removed] was equally incredible. She was attentive and kept me updated with regular photos of the property’s progress throughout the construction phase. These two stars exemplify outstanding customer service and genuine care, making the entire experience seamless and enjoyable. They deserve recognition for their dedication and commitment to excellence!

The warranty process - I had 4 warranty issues, the initial happened shortly after closing and that was handled by the builder and charged back to warranty, I had no interaction with warranty, and [name removed], our builder, was phenomenal. It was a leak from a vent so serious that the drywall fell through and water ran into the 2nd floor. The remainder all occurred in the latter part of my year. The first was a/c, that was handled quickly and professionally. The second was a water spot in the master bathroom ceiling. [name removed], the warranty specialist, wanted to come see it himself, and denied seeing, denied the roof leak, and tried leaving with no action. I wasn’t happy, so he called one of the neighborhood builders to come look at it. Immediately, the builder saw the wet spot (which was not wet, just a water mark on the ceiling), diagnosed the problem with the gooseneck vent sealing, and only then did [name removed] take action and send out the roofing vendor, who found the leak. The next was a serious water intrusion that occurred from the microwave vent in the kitchen, which I questioned whether it was installed or sealed properly, and [name removed] again refused to take action as “Mother Nature” isn’t covered under warranty. This home was obviously not sealed very well by the tradesmen that worked on, but [name removed] doesn’t want responsibility for any of it. Just the poorest of poor customer service. I have previously built and purchased with M/I Homes multiple times, the customer service and quality is night and day.

Dislike the confusion about the HPH and it took 6 months to get it to work. I am having issues with the door locks still not resolved. Shower issue still not resolved. [name removed] (warranty) has been really good about following up with me, but the subcontractors are not resolving the issues on their end.

We love our home model but all the issues that we had this past year were not addressed appropriately. We had appliances that went bad (TV/vcr/home theater) due to electrical issues and [name removed] do not want to take responsibility. The electrical company came out 6 times. We had issues with the AC and the AC company came out 3 times. The paint job is very poor inside the home and stucco job as well. Both needed to be fixed. Our stairs frame needed to be screwed. These homes are not cheap. We will recommend you to get more qualified people. And your warranty manager [name removed], should be taking some classes in how to talk to people. Specifically when we have being having issues for more than 1 year.

It took 5 months before any punchlist items were addressed. Our Warranty Representative was not present during our closing and we did not meet him until 4 months after closing. Lack of communication after expressing my concerns via multiple avenues. I feel that my warranty lost it's value because I was not able to move forward without punchlist items addressed

The quality of the worked performed by all the trades needs to be improved. We did not have sufficient insulation in our home and had to have them come back to fix. Chipped tiles are installed throughout the kitchen and bath which are apparently nonwarranty items so we are at a loss for repair and it will cost us money to rip out the floor and replace those tiles or completely replace the floor. I have counted at least a dozen chips that [name removed] will not fix. We have warned future buyers to closely inspect their tile floors for these items and/or "cover ups" so they do not suffer the same fate. Also, the landscape for these homes should be better. The trees we had planted were near dead on arrival and still have not recovered. This will cost us money out of pocket to replace these trees. We realize the requirement prior to close is to plant 5 trees, but the requirement does not say - plant five living trees. Our grass is dead. We have watered, fertilized, paid additional money to professionals to try and resurrect the garbage on our property to no avail. [name removed] is having cheap labor drop sod on sand without preparation of the soil, which led to a partial replacement of our back yard, which is now also dying. The grass and trees installed on your Executive home neighborhoods are horrible. The trees look like toothpicks with some leaves glued on and the grass is the worst we have ever seen planted. This is throughout the entire community, with the exception of now some of the newer builds appear to have topsoil before the grass is laid. We did not get that benefit. The same holds true for the front landscaping. There is no weed barrier put down and some of the landscaping is dying as well despite our best efforts to water and fertilize. We own a Brentwood with a bonus room and den. The AC system designed for this house does not perform well giving us very high electric bills. Over the last 12 months, our electric bill has averaged $588 per month. That is INSANE. The designers of this system should be fired. Also, as a homeowner we should have been given the option to choose between one or two AC systems. At the time that we signed the contract, we requested two systems and, again at our prebuild meeting we requested a second unit, and were told no. We made a third request directly to the builder and were again told no. The best place to fix the AC issues we experience now was at the point when there were no walls. The AC unit we currently have runs all day because of poor design. The fix now to this issue is apparently not part of warranty, because it was "build according to the plans." Bad plans. This house was marketed as a "high performance home." So far here what we have experienced with the HPH design - inefficient AC causing exorbitant electric usage, bad landscaping causing wasteful use of water, or just let everything die outside, bad electrical components that cause a minor fire our garage and a continual popping of breakers when appliances are used. When does HPH kick in?

We purchased our home from Hanover Family Builders and the company sold to [name removed] homes 2 months later. Sales agent was absolutely no help with the build process and closing of the home. [name removed] closing agents were terrible and caused us great pains and expense when trying to complete the sale of the house as an out of state buyer.

At the time that we signed the contract, we requested two systems and, again at our prebuild meeting we requested a second unit, and were told no. We made a third request directly to the builder and were again told no. The best place to fix the AC issues we experience now was at the point when there were no walls. The AC unit we currently have runs all day because of poor design. The fix now to this issue is apparently not part of warranty, because it was "build according to the plans." Bad plans. This house was marketed as a "high performance home." So far here what we have experienced with the HPH design - inefficient AC causing exorbitant electric usage, bad landscaping causing wasteful use of water, or just let everything die outside, bad electrical components that cause a minor fire our garage and a continual popping of breakers when appliances are used. When does HPH kick in?

We purchased our home from Hanover Family Builders and the company sold to [name removed] homes 2 months later. Sales agent was absolutely no help with the build process and closing of the home. [name removed] closing agents were terrible and caused us great pains and expense when trying to complete the sale of the house as an out of state buyer.
