There were areas in my home that came short. My master bathroom floor needed repair and it was hard to find the number and person to fix and someone came 3 times before we got it repaired. The bathroom mirror was not sealed sturdy enough to the wall.

We have not needed to use the warranty service. Issues have been minor and we were able to correct them ourselves. However, when we have had questions, customer care has been very good.

We disliked that we were given design/upgrade options that were not for our community. We disliked that no one knew the correct answer to our questions. We were told by the Sales Manager that we could have certain options that the model had but then denied those options at the design center. The best part of our experience was dealing with [name removed] and his son [name removed] who went out of their way to make things right and to our liking.

Dislike how long it takes for things around the house to get fixed and from everyone evolved in the home build process to include sales associates, builders, landscapers, cabinet installers, carpet and flooring you name it.

Landsea representative were very responsive to my request prior to closing and a month prior to my 12 month mark in the home. They failed to follow-through or return my messages during the periods between those points in time. For example, the screen for my patio door was on back-order at closing and although promised verbally...I never received the screen. I was given the main service number for any correspondence; however, no one returns calls or queries. I do not have any major issues with the quality of the home; however, if I had an issue I'm not confident Landsea representatives would be responsive to my concerns. The representative seem more about making the sale and not about the quality associated with the Landsea brand, so I would be hesitant in recommending to others.

Keeping in mind that this is not the first home we have ever bought, the closing process was long (4 hours +). There were mistakes made by the title company that caused is to request for additional funds to be transferred, at the last minute, for closing. We had to ask for updates during the process as the ladies were not keeping us informed as to the reason it was taking so long. When we finally received the keyes and were able to enter the house. we noted that the flores has paint stains throughout: we were told, when we inquired with Mr [name removed], to buy a pad and scrape them off ourselves. Never before have we received a new home and had to clean it ourselves! While we love the house, there is much to say about courtesy and professionalism on the part of some of the workers for the company. Additionally, I would expect more promptness on the part of the HOA personnel in responding to inquiries and providing approval for requests pertaining to gutters, mail box keyes and community's gate openers.

Several items were requested to be completed before closing; however, no one responded to phone or text message. The initially reference supply chain issues and would contact me once the issue was fixed. However, no one has reached out to me to fix the issue.

Communication and major delays in home repairs. The quality standards for your contractors is not as expected. We went through 4 different contacts to have everything fixed and lost access to our spare bedroom as well as dining room for over 5 months. It is all repaired now, thankfully, and we love our home.

Practices by LandSea were not met for me at my property. Never received a 6 month or 12 month service audit and quality assessment. A lot of the work inside and outside the house was sloppily done like paint on the walls and soil mixed with construction debris in the garden beds.

We are completely dissatisfied with the follow up, communication and follow through. There are still items pending without contact for months. The trim is still not installed and the fact that we have had to report this and track ourselves is truly disappointing. We can understand things happen, but to put your customers through this process of having to call numerous times without responses and to hear the same explanation that you are overwhelmed with work, hire more people. We are both leaders and understand the struggles of attrition as well as staffing and recruiting, but we are receiving ads on new development and homes, yet we waited two months to have moldy carpet removed and went through the entire holiday season with no flooring in our dining or spare bedroom. I have tried to escalate, but literally have to call numerous times, unanswered voicemail and text messages. Do you even care? We were so happy to purchase another new home and I truly thought this experience would be better.

Landscaping. Horrible, not out in correctly and weeds over grew in a few weeks. We’ve had trouble since. Had to kill everything and start over. No gutters on house. Rain was causing erosion of the foundation. Had to add within months. Constant plumbing problems. We’ve basically not been using 2 of our 3 bathrooms. Constant clogging. Sewage backing into shower. We had plumber out a dozen times and they always say it was toilet paper. That’s impossible! No one uses the bathroom and 1 foot of toilet paper should not plug up the toilet.

The overall quality of the home is great . The lower scores area result of poor follow thru on the items that required re-work after close, and the poor communication. Example: poor workmanship on interior paint was highlighted in December of 22 - with the paint contact scheduling a walk thru on March 17. Rework was needed in our laundry room as a result of mis aligned design and was initiatied in March of 22 with it remaining incomplete. ( paint is the final step and has been open for months....)

Absolute lack of customer support, failure to correct issues with home after moving in. Failure to respond to many inquires. So bad that I would rather fox the problems myself than cause the stress of trying to deal with Landsea. Abysmal company that doesn’t deserve customers. Cut every corner they can.

Landscaping was a mess. Constant plumbing problems and no option to add rain gutters on house which caused lawn and erosion problems. I had to add to fix all of it. The biggest issue was the delay in construction. This nearly cost me a loss of the entire house. As it was, my interest rate was pushed up by 2% and added $700/mo to mortgage cost. This has made it impossible for me to retire as planned and pushed me back into the work force for the foreseeable future. I was never planning on working into my mid 70s.

Jimmy has provided excellent customer service. However, there small details that we had to call him to come and repair. One thing that continues to be disappointing is my grass (sod). It is full of weeds and the grass does not look as green as my neighbors. I do have a lawn service who regularly does weed and feed, but it has not helped. I think that I got bad sod, disappointing.

Cheap materials were used yet we are charged an immense amount for the products. I’m not satisfied with the flooring either. The workers walked through the floors with wet and dirty boots. My floors were not covered while they worked. They claimed to have cleaners come in and clean yet the stains remained.

The home quality is terrible. The responsiveness to get things fixed is non existent. The only things that have been fixed were things I had to call the area manager and bypass the warranty process due to lack of support.

When Landsea Homes bought out Vintage Estates (the builder we originally signed out contract with) the whole process started to feel not personal. Overall we are happy with the home but getting items fixed (even items that are still not fixed that we noted at closing) is like pulling teeth. The communication is terrible. The staff became very limited in what they could do when Landsea came in. Little details such as a gift basket and welcome to the neighborhood that Vintage Estates did went out the window. I get a sense of cheapness out of Landsea vs Vintage.

The initial process was painful because no one would respond. Then all of the staff left and there were new people who aren't familiar. Thanks to Bill, who has been very helpful so far. I've had an issue in the warranty division since March.

We have service request tickets open all year with no help and given the run around. The hot water in the master bedroom, the light fixtures, towel racks, tile/grout, and most significant is the continue HVAC issues.

We continue to have issues with communication and getting things done in our home. There are still things that need to be fixed and things we continue to find that we’re done cheaply and poorly. The online portal we were supposed to use to add things that still need to be fixed and updates by your organization took months to get into. When we attempt to speak with someone we are provided a number to a gentleman that is supposed to be our client service rep and he is not a good communicator and to top that off his boss tells us that he’s the only one managing so many accounts so to please be patient. However, I feel we’ve been more than patient as we moved into. brand new build and have had issues since day 1, not to mention that we shouldn’t have to move into a brand new home with floors that look like they’re 10 yrs old due to the grout being extremely dirty since your workers would walk in and out with dirty boots while working on the home. We continue to wait for things to get fixed and no one seems to be updating the online portal we are supposed to use. So, you ask me if I’d recommend LandSea which was once Vintage Estates to any friends or family and I tell you absolutely not. With the lack in communication from the what seems to be every person we run into to the cheap supplies and work done to our home. All I do now is shake my head and hope that you all make positive changes and invest in making your customers journey a priority.
