Floor tiles weren’t sealed the first year for [name removed]’s convenience not mine. Now I’ve got to pay to get the grout deep cleaned and sealed. Design in the master shower is an accident waiting to happen. It’s difficult (maybe impossible) to find a bath mat that will adhere to the shower floor based on its texture. You have to repeatedly step up and walk across to adjust the water temperature risking a fall. The placement of the towel bar vs the handle to turn on the water should have been reversed for safety reasons but I guess it was cheaper for [name removed] to do it the way it was done. There is no wall space to hang curtains in the living room of the Mirada floor plan. There isn’t even room to hang 12” curtain panels as decoration. The design may have been more convenient (cheaper) for [name removed] but people have to live in these homes. My screen door had a hole in it. I reported it for repairs and was told that because I didn’t see it during the initial walkthrough it couldn’t be repaired. A ridiculous requirement to see a little hole in a screen.

Dislike was the amount of time it took to complete the original punchlist of items from our final walk-through before moving. The last item was completed in July after a March move-in. Likes would be the floor plan and the upgrades included in the spec home we purchased.

Takes quite a while to get someone out to address issues in the past. The paint on in interior and the outside frame of the front door is horrible The cabinet draw for the trash won’t stay closed and needs adjustment

The house I purchased was rushed. You can tell by how house the interior paint is two different types of white paint. The windows in all rooms aren’t sealed properly, the stucco outside isn’t filled properly, the garage leaked, caused damage to the wall due to an interior pipe cracking, there is no power through one of the lights, ac and heater didn’t work properly, drywall in certain parts of the house is not done correctly, there’s a lot more that is wrong with the house that I spent more than half a million on. The rep and supervisor aren’t the greatest and the communication is subpar the least. The trades that are brought in, don’t do the job right the first place. Land sea take no responsibility to make things right.

Land sea home customer service is a nightmare, getting anything done takes forever, communication is minimal between the rep and the customer. Promises are made that the house will be ready before signing. That was a lie. Constantly calling to fix something. Have to call three time to get just one thing done. When buying a home you expect things to be in great condition. It’s not a used home, that I’m buying so why do I have to call for everything. Attention to detail is needed when building a home. Not sure how land sea won builder of the year. By far the worst experience I’ve had buying a new build and this was my first time buying a new build.

Warranty team takes a while to get back to me. I can completely understand delays due to limited stock of items, but I don’t think going two to three weeks without replying or even acknowledging a request is satisfactory.

Quality of workmanship is deplorable….service requests take way too long to be addressed and in most cases repairs are worse than the original issue. A few issues in a new home is expected however on our end of year walk through we had 2 typed pages of issues.

LIKE - Like the floor plan and the elevation and the lot location. DISLIKE - Punch list during the New Home Orientation should have been completed before the Closing Date. Speaking from two previous new- built homes that we had. Example, missing vanity light in the bathroom installed after 3 months, missing floor tile installed after 8 months, missing kitchen cabinets installed after 1 year. Missing items/repairs took almost a year to fix. Really frustrating on the scheduling of repairs, very very slow.

Some things have taken a long time to get fixed. Also, I have to complain about the paint and how it is difficult to clean and upkeep. The caulking on our tub was redone and already cracking again.

The dislikes started at time of construction and continue to the present day, to include but not limited to -lack of communication -lack of quality overall and substandard contractors -lack of follow up and updates with home repairs -constant excuses with no respect for homeowners time or schedule

Good quality materails with subpar workmanship. Developer lacks internal quality assurance prior to varius patrs of home completion for signoff. for example roofing, house foundation shape symmetry and driveway cracks and pitting in cement work. Great open concept design and very roomy 1846 sq house. Bad roofing design on Ventana models due to water collecting, and not completely draining.

The entire experience with [name removed] has been unpleasant. Quality of the home, customer service, the trades work ethic and quality of work. I have been amazed with what [name removed] finds acceptable, everything they’ve done in my home has been half fast.

Everything home wasn’t ready. Wife works from home and had to deal with contractors coming in and out with no respect for her or our home. Almost everyone of them left her a mess to clean up. Customer service was terrible. Last survey I took asked if I wanted to talk to someone in management,I replied YES. Still haven’t heard from anyone. But all good, we sold this house and are moving a couple miles away and the new builder is awesome.

Dig up my front yard day 2 because they didn’t glue the sewer. They scuffed my stucco and warranty wouldn’t repair because it looked “stuck” and not a warranty issue. Air conditioner is junk and I have to have my volume up to 80% to hear it over the ac. Terrible vibration passes through the wall it is against. Trim piece in one of my bathrooms was installed and it is clearly a foot and a half short. I had my flooring grout touched up but it is about 3 shades darker and more on my baseboards than in the grout line. They didn’t clean up. Scheduled a ac warranty repair. Took a day of work off and they didn’t show. They rescheduled for my day off. [name removed] was confrontational and spent 2 minutes outside without it running to tell me nothing was wrong. For every one issue I have reached out, 5 I have corrected by myself. Did some floor work bacuse I didn’t like the tile. Broke the old toilet removing it because they grouted it into place because the flange height is wrong. Too much to list. Would not do again!!!!

Quality is below average. Repair somehow is even lower than initial quality. Pressured to close before the end of last year despite home was not complete. Grading was non existent and now you took all my equity by giving away new homes for significantly less than what I paid. New buying another landsea home ever.

Safety hazard at front entry addressed at walk through, at 1 year private home inspection and insurance company making note of unsafe area and [name removed] says basically “too bad”! Also sloppy motor sealing on front of roof, motor cracking off again told “ will not fix it” due to us putting up solar panels even though panels/installation is nowhere near this area and during initial walkthrough both person who took us around and people in sales office were informed of us putting up panels only person who did walkthrough said warranty would not cover area of panel installation but test of roof would be covered… now the builder:roofers sloppy work (noted on our inspection) not being taken care of.
