Overall extremely satisfied still have an issue with my microwave kicking the breaker but [name removed] did send the electrician right away to change outlet it still kicks once in a while but I understand it’s the ultra sensitive new breakers. Also having a pool put in and was told the sprinklers if we used the same company wouldn’t charge to cut them for the pool just for reinstalling but I was charged by buckles sprinklers and had an issue with my sprinklers since. He did come and fix it but I should have not been charged.

My. Hvac has been and still is not working correctly following multiple service calls snd parts replaced. AC doesn’t work The irrigation system is defective and no service has been performed following multiple calls

It seems because this was a spec home they selected finishings that did not meet the quality & price of the home. Ex: cheap cabinetry, chrome plumbing fixtures and massive master shower stall without bench or niche and a tiny apartment style shower head.

We had several project managers over the construction period. The last one, [name removed], was not honest about the status of the construction. I received 10 days notice that I needed to do a final walkthrough. I had to drive 3 days from Missouri to meet that deadline. When I got within 90 miles of the new home, I received a phone call that the house was not quite done and he needed to put off the walkthrough 3 days. When I reached Ormond Beach I stopped by the house. Not only was it not “quite” done it was several days from being done. The final walkthrough was finally done the day before we closed on the house. During that time, I incurred significant expense to rent an Airbnb.

We were informed 10 days prior that our final walkthrough was scheduled. I drove 3 days by myself from Missouri to make the designated appointment. I had to rent an airbnb to stay for the week between the final walkthrough and the closing. The morning before the walkthrough I got a text that the “house was not quite ready” and they needed to delay the walkthrough. By that time I was near Florida. When I got into town, I stopped by the house to check the progress. It was not anywhere near ready for a walkthrough. The walkthrough had to be delayed another 3 days. They were still working after I closed. One outstanding issue is a very noticeable crack in the front sidewalk. The project manager told me that they would have it sealed and covered and it would not be noticeable. Not only is it noticeable, but it appears bigger now. I have asked several times about it and he will not give me a straight answer on what will be done to fix it. I feel like he has been evasive and dishonest throughout this process.

No craftsmanship You guys don't care about the sorry work your sub contractors do Worst concrete work I've ever seen driveway two different colors and your smart XXXXX represtative told us that he has seen 6 different colors of concrete. Don't know why you guys don't have to follow Volusia County codes .driveway cracked 3 weeks after we bought house and your answer is well where in Florida and concrete cracks. I have video of you pouring driveway with no compaction and driving on new concrete the next week. Codes are 95 percent compaction and no driving on it for 28 days United contractors is the worst concrete i have ever seen and instead of you making them fix there terrible work you back them up. I believe landsea probably owens this company you guys suck!!!

We have just had a lot of major things that have needed repair and still do. A lot of work that was done seemed to have been done in a lazy way and not with a lot of care. We love our house but just wish these that things were done better.

I think the workmanship is sub par. The walls were scratched/dented and instead of repairing it, they were just painted over. There are a few other things like this that could have been done.

We were told 6-9 months to build; it took 14 months. It would sit for weeks and sometimes over a month without any progress due to "labor shortages" (it was not labor shortages, the company was not paying the trade companies on time causing them to not show up). Due to "shortages in supply" we did not get the shingle color we chose (we have family that works for the supplier that said this was not true and they had the shingles in our color in stock); all the windows were supposed to be vinyl low-e windows, but we ended up with a much cheaper aluminum framed window (where did all that money go?); we were told the upgraded decorative rock we chose for the front of the house was no longer available and we had to chose from 3 colors of the same basic rock (where did that money go as well?); structural fasteners were removed and replaced by something not even functional, but would trick a inspector to pass the inspection; the foundation is uneven causing hollow spots under our upgraded luxury vinyl plank flooring; our upgraded cabinets had multiple scratches and gouges, as well as the soft-close drawers that functioning properly. The shower wall tile grout is uneven, not level, and cracking in multiple places...not to mention cracked wall tiles; the cement flatwork sidewalk is cracked; there are electrical issues with lights that flicker on and off; our microwave exhaust fan doesn't function; our sprinkler system does not properly cover the yard, and the well pump they installed has a faulty pressure release "pop valve". The finished drywall is horrible with tape seems showing throughout the home (normal for a lesser expensive home). When we finally did our final walk through, it was scheduled the day before closing, which forced us to close before the punch lists was completed (i say "forced" because due to the extended time to build, we had to rent multiple short term vacation rentals). It was almost a year before we finally got in contact with the warranty manager (not his fault, we never even knew he existed until a neighbor told us about him and he was not informed of our punch list items) we were just contacting the superintendent to request things get fixed. The overall craftsmanship and quality of the finished product is no better than that of a notorious large production home builder that throws 50 houses up at the same time, and doesn't care about quality; All quantity over quality with no pride in the product or customer service. I understand that a home is man-made and there will be imperfections, however, if you pay half a million dollars for a newly built home, you would think the issues/imperfections would be the type that are unavoidable, and not just due to the work being done quickly without any quality control. The whole experience has left us with a production home builder lesser product that we paid a more premium price for, and instead of being excited and joyful for our new "forever-home", we have frustration and animosity.

Lack of communication as to the progress of construction and lack of urgency on the items remaining to be fixed once we closed on the house. Communication during the building process was virtually nonexistent and extremely frustrating.

Poor communication- almost none. Took way too long to build the house. Extremely slow to complete punch list items and work orders that were submitted after closing. No one from Land sea ever told us about the dwelling live system we found out from a neighbor then when I requested a login for the system it didn't work. The house was sloppy construction and supervisors did not seem to care.

Subs used especially in the painting area and tile area are below par. There was a lot of paint on my flooring there’s gouges in the woodwork and flaws in the walls. I have spent hours trying to correct these items that I should not have to in a new home. Fixtures are cheap(lighting, plumbing and appliances). My garage wasn’t insulated the lot wasn’t fully cleared. Warranty is being used as we speak. Front door is warped and something got spilled on flooring that doesn’t clean off.

Love my home… love the people we worked directly with… very unhappy with the people that make decisions not only during our build but after. They put and HVAC unit in our house that is not the correct size for our house and the duct work that was put in.. the HVAC company whited out the model number and hand wrote the model that should have been placed… our current unit is leaking a green goo and both Landsea and the HVAC company are blaming each other .. meanwhile we still have the wrong unit… never shuts off… electric bills are out of control and green goo is still leaking from our unit. So no I would not recommend Landsea to friends and family… and it’s a shame because I love this house.

Design center choices on “upgrades” very over priced. Still waiting after 1year on my LVP floors had something spilled from contractors that wouldn’t come off. 75% needing replaced. Subs used were not very good.

I get no response from Landsea people when I've contacted them. The customer service is the worst I've ever dealt with. No one will contact us to speak over the phone or come by the house to discuss issues. As a Landsea customer, I would never recommend them to anyone, I'd be putting my friendships at risk. If Landsea were sincere they can call me at XXX-XXX-XXXX we're retired and almost always home.
