Original sales agent had discussed a contingency purchase with our real estate agent. She stated we could do the contingency after the home was listed. We rushed to get our home listed within a couple of days. We called her to check in and she told us that she had already accepted an offer from another client. We were never given the opportunity to counter. I explained this to her and her response was “we assumed if you gave an offer on contingency that’s all you had to offer. If we had been working with you, then this may have looked different.“ I explained to her that we had been working with her for almost a week, expressing strong interest in the home. Then she went to the manager, and within an hour, called us back and said we could put an offer in to compete with the other buyer. We offered $10k over asking price. Shortly, after, apparently, the other buyer backed out. I question if there was ever another buyer in the first place.

The builders (especially [name removed]) were extremely responsive and were willing to ensure we had a fully functional home prior to move in. They worked with us at every step, even informing us what was warrantable! They have been great.

Communication with sales rep was very responsive. Builder was also very responsive after initial walkthrough, but some things either weren't repaired correctly (kitchen drawers under stove off track) or the contractor fixed something we identified but caused further damage elsewhere (new flaked grout spot that is black and stands out in fireplace brick; new ding in flooring from kitchen drawer below stove when they tried to repair drawer track). Other new items were found at the 2nd walkthrough, the day before closing. For example, the landscaper did a great job of replacing dead areas of the yard with sod replacement but it wasn't properly watered so it was nearly dead by the time we closed. We started watering the next day, but most of it is now dead. More serious issues included a small chip found in the exterior side of a living room window, significant tape residue on the interior of another double-paned window, and more damage in the flooring leading to the master bedroom. These issues were raised before we closed but we're still not sure if they're going to be resolved or if we're stuck with them. However, on the plus side, many issues were resolved properly and there was definitely an attempt to resolve nearly all of the issues we've raised. While we do expect to inherently have issues with any brand new home, we weren't very happy with the quality control on the part of the Company as 90% of the issues we identified should have already been identified and resolved.
