The only dislike I have about the home is the paint selection. Having small kids I have to repaint the whole home so the walls won’t stain so easily. Other than the that, that actual process was extremely easy. This is my 3rd home purchase and it was by far the best and easiest.

Overall the house has been great. The quality of home that is built is great. The only dislike i have about this home is the paint used on the exterior walls. If you have a small scratch or mark on the wall , you will not be able to wipe it off without removing paint too. You basically have to repaint all the walls once you mark them.

We have to reach out several times before we get a response on some items. Some are taken care of immediately. We still have items outstanding for the first 3 months and some still outstanding in the 6 months period. These are the issues that are holding back perfect score on each section on the questionnaire.

We are very happy with our High Performance [name removed] home. It is built exceptionally well, with great technology incorporated into the design which is what initially attracted us to their build. [name removed] has stood firmly behind their work and made sure we are still completely happy with our home. They truly put their home buyers first, ensuring all concerns are promptly addressed. We are at our one year mark and so far any issues that have arisen since our closing date have been professionally handled. The only thing I can think of that I dislike about my home is the carpet that was put on the stairs and in the bedrooms. So, while the overall quality of the home is impressive, the carpet falls short of these high standards. All things said and done, one year later we still absolutely love our new [name removed] home.

Contracting: When we first started the contracting experience we started with [name removed]. We quickly realized she seemed new to the process but wanted to give her the opportunity to assist. It quickly turned for the worse and her lack of communication with us throughout the process proved we needed to get the next level of management involved. We turned to [name removed] who attempted to assist but in short still fell below the standard. [name removed] eventually told us he didn't meet the mark and was "let go" which we found unprofessional so we inquired as to who the new manager was. We were connected with [name removed] who was extremely professional, assisted us and was able to move us to a new agent. [name removed] assisted us from this point forward and pretty much came into the situation when we were meeting with the construction manager. [name removed] was generally great at helping us through the groundbreaking aspect of our home. He shared pictures with us as it moved along and answered any questions we had for the most part. Design Center: We went to the design center preview which was a nightmare, we showed up and they basically told us that was not the design center we were going to go to, that a new one was being built. They also told us that they didn't have most of the stuff for our neighborhood since it would be at the new design center. Complete waste of time in all honesty. Final Design Center appointment went well overall, we met with [name removed], who was informative and new exactly what she was doing. However, we told her on more than one occasion we wanted blinds in the home and apparently we found out they never made the list until approx. 2 weeks prior to closing, maybe a miscommunication, we will never know because halfway through the design center process we were no longer dealing with her and was handed off to [name removed]. [name removed] was great and closed the deal but just wasn't there with us through the process. Construction: I can't say this loud enough, during our initial construction meeting we met with the Construction Manager, [name removed]. My wife and I were at a crossroad on whether or not we were going to move forward with the build or not. IF IT WAS NOT FOR [name removed], we wouldn't have moved forward with the build and would have forfeited the money we put down. This man was the saving grace and we knew with the construction of our home in his hands we would be taken care of. He gave weekly updates, if there was a delay he let us know. When we did our walk throughs he literally explained everything in detail. I just can say enough good things about this man and his expertise. Closing: [name removed] and her team over at NFM Financial was amazing. Overly communicated just how I like it and we closed on the house no problem. Overall we had a good experience, some growing pains which one would expect in such a massive project/process. Could [name removed] done more sure, like not lower the price of the home during my contractual process, yes they could have done more to make it right, but I understand business is business. Will I warn others of this, most definitely. Did [name removed] and [name removed] take care of us in other aspects, they sure did. So again, overall our process although not flawless it generally was good and every time I build a house I learn something new. Whether good or bad.

House seems to be built well. Lot is wet 10 months out of the year. 2”-3” standing water in the back. [name removed] says it’s not their problem. Also never removed cover from dryer vent costing me over $200 when it was on the final walk through checklist. I’ve tried to reach out to warranty about it but they don’t seem to want to take responsibility to pay me back the $200 I had to pay (I have pictures and a receipt) to have a vent cleaning company fix it (inside the year warranty time).

Despite the clear contractual obligations regarding the resolution of drainage issues within 10 feet of the house and the replacement of dead shrubs and sod, the warranty service has not been fulfilled. Since moving into the house, we have had standing water in the flower beds for the past 6 months, and despite multiple letters and requests to address the issue, nothing has been done. The water destroyed the backyard and bushes planted by the builder and has become a breeding ground for mosquitoes.

We were installed a damaged quartz counter top in our kitchen. Had guys come out 3 times to just take a look at it, then completely ghosted me. Counter top is still not replaced. Our oak tree in front was planted wrong, fell over twice, wood stands and ropes wouldn't work. So we finally decided to change it out for a palm. (Which is in the bylaws) we are now getting letters that we will get fined for no oak in the front.

I understand its a difficult time however i should not be asking for updates on items that started to get fixed and no further action has been taken. I was told my ac would be replaced because of several issues and 6+ services visits. Im still waiting. I had framing and dry wall work along with work outside and its still not painted despite scheduling twice for painters to be here.paying this amount for a house and dealing with this is not acceptable

I have disliked the customer service and warranty of landsea. We spent a significant amount upgrading our kitchen counter to quartz and it came damaged and not sealed. We disclosed it before closing, then being promised it'll get fixed. Got the run around for weeks and eventually ghosted. Landseas Property manager scheduled a meeting and was a no show, then stopped answering his phone. Absolutely unprofessional. Long story short counter still not fixed. Walls are so thin they crumble when trying to hang things. Can see the metal framing around door frames.
