Customer care service has been great! We worked with [name removed] and most of our issues have been fixed. The pending issues will hopefully be resolved at the 1 year mark. The house has had a lot of issues due to negligence which is pretty disappointing

We started our journey with [name removed] at North Copper Canyon, and to be honest, that was a disaster. Female [name removed] (not to be confused with [name removed]) met us walking into the office. We had just began to explore new homes to see if things were even feasible to move. Because everything was in person, we had to visit, and arrived around 3:00pm. Female [name removed] would not even sit down with us without showing her a contract on our current house. She ended up begrudgingly showing us a couple new builds, and permitting us to walk through the on-site models. It was then we saw the Grand in real life and loved that one. But not being able to talk numbers or inventory with Female [name removed] was very frustrating. Everyone has bad days, so perhaps we just caught her on a really bad one. Googling [name removed], I found another community in Sunrise. I called and [name removed] picked up the phone. She could not have been more welcoming and hospitable. She said their office was about 20-30 mins from North Copper Canyon, and she would be happy to help. We arrived around 3:45pm and spent over an hour talking to her about houses, options, floorplans and inventory. It didn't bother her at all that we didn't have a contract, let alone have put our house up on the market. Because of her, we were able to decide it was feasible to buy with [name removed]. I want to give her a shout out, because if it hadn't been her, we definitely would not have purchased with [name removed]. One challenge we experienced during the build was the frequently changing Superintendents. We started out with [name removed], then [name removed], then Minor, and finally [name removed]. I want to give a shout out to [name removed], who has gone above and beyond to pick up the shortcomings and Buyer Concerns that were incomplete from the previous 3 Superintendents. He really has saved some of the missteps.

For the most part everything went decently well, my only complaint is some information not being disclosed prior to starting process and not being updated to throughout process- had we not checked on the house ourselves, we wouldn’t have known some of the things that were wrong prior to closing

Overall, it was a pleasant experience. Everyone I have worked with was pleasant and friendly which made the buying experience easy. I want to give a shout out to [name removed] from Sales, [name removed] from Loans, Brixx from Customer Care and [name removed] from Customer Service. They always made you feel like I was there only Priority. [name removed] is doing an excellent job in trying to get my Year end concerns handled with setting appointments and getting the work completed. I still have a few issues to get through such as the secondary bathtub surround that had a crack in the wall that had been repaired a few times but still might need to be replaced. The stucco trade working on the house next door were not careful and splashed stucco cement up alongside my walkway onto my new pavers leaving the pavers spotted. [name removed] is still working on a resolution for that. Also, there was a need to have my primary and secondary bathroom vanity sinks replaced. There were flaws and defects in the cultured marble and the tradesman said they would be replaced. [name removed] has an appointment set up for that in the next couple weeks. I gave high scores on the survey because [name removed] has been very helpful and accommodating in trying to resolve everything to my satisfaction. If i had to say what my biggest disappointment is, it would be the bathroom vanity sinks. Maybe its because of the condition of them that made them look like 5 year old sinks . Im not a big fan of the cultured marble and I thought they were of poor design. The sinks have no pitch to them when they drain and makes it very difficult to rinse the sink from particles. The tops yellow over time from soap dispenser, water pik etc.. I did make a special request to have the sinks replaced with a quartz top and porcelain sinks instead of the cultured marble again. I understand that those are an upgrade and that i was willing to pay for the upgrade because it would be worth getting something that I would be happy with.

I dislike the Tankless water heater. Biggest waste of money. As a custom homebuilder myself I urge folks to never go this route. Only the sink or tub closest to the tankless system does the water actually get hot. Every other sink is luke warm water and the temp is erratic as well. To get hot water it must run for about 15min. When the tankless is supposed to be on demand LOL. So i have to have enormous water bills just to regulate my water temp. Its NOT efficient what so ever! Between 10am -2pm you cant NOT get hot water to bath in the master shower. Early am its scolding hot and once backed down a hair to cool it goes luke warm. We will be installing a AO smith water heater ASAP. Secondly with a tankless water heater, you have no water storage in a emergency. And tankless means ZERO ability to have cold water. we only get 80 degree water or 120 degree. No cold water means laundry is always done in steaming hot water (even when set to cold) ruining and fading clothing as well. Tankless is a cute sales gimmick. Doesn't actually work.

There is a wall that is structurally crooked but it would be far too much work to correct simply for aesthetics. But other than that, [name removed] builds a great house that was easy to turn into a home. And the staff [name removed] keeps has been extremely helpful throughout the year we’ve lived here.

When my experience first started I was excited about starting a contract because I was told my needs would be met. Upon arrival to the sales office a few homes were shown which my excitement continued. When my real estate agent and myself decided to go under contract with [name removed] we were again told schedule accommodations could be met. The schedule accommodations due to work obligations. We had trouble with getting in touch with loan officer who was also not accommodating. Anytime we would call for a question we would wait several days and continuous follow up to get a response. Approaching to the close date there were things that had not been submitted on time on behalf of the loan officer who again was not responding promptly. The loan officer had mentioned she was going on a trip to Disneyland with her assistant and no one would be in the office to take care of submitting paperwork or answer any questions. This then delayed the close paperwork. The loan officer left to California on Wednesday and did not return until Thursday. We were to close on Friday 11/22. As the buyer I was being pressured on 11/22 to complete a walk through by sales consultant at 12pm however also had to be in Scottsdale to sign papers to close. The entire team(sales,lender,real estate agent) knew we were scheduled at property at 12pm for final walk through. When I toured the home every week before close the items that were supposed to fixed were not completed. I brought this up to the attention of the sales consultant and she guaranteed this would be completed. On Friday 11/22 when I was headed to title, title personal told me she had not received paperwork at 1pm. This was brought up to the attention of the loan officer and she did not respond that day. Upon arrival to the title agency office I was being told by sales consultant at [name removed] I had to sing final walk through paperwork “otherwise I wouldn’t be getting keys”. I was done with tittle around 4:30pm and called [name removed] sales to see if they could wait to get keys at office and sales consultant said she was not able to wait. Sales consultant stated the office closes at 5pm and they could not wait extra 10minutes but she would meet me and my real estate agent. Sales consultant met real estate agent and myself at Walgreens to turn in keys. During the exchange of keys the sales consultant did not share more information about items in the home being complete. Upon arrival to the new home many items that were not fixed and was noticed as soon as we walked into the home. I was not happy about my experience with [name removed] from the beginning to the end.

Unfortunately, the only bright side of our Landsea experience was [name removed] (Sales) and [name removed] with the Warranty support who we’ve had a great deal of contact with over the past year. This neighborhood was poorly designed with homes much too close together and the streets are too tight. If we had a choice to rescind our decision to purchase here we would do it without question. On top of that there have been countless items requiring correction that weren’t built correctly. We still have the most major item to go which trying to get the upstairs floor and stairs from being so terribly creaky. We have 4 adults, 2 dogs, and 2 cats living full time in the house. We work from home and to move everything from upstairs and accommodate the necessary repairs is going to be a majorly stressful experience.

I've felt 'taken care of ' the entire year I have lived in my beautiful home. Representative [name removed] and Superintendent [name removed] M. have always made themselves available, makes me feel welcomed and happy to have moved here.
