We are in the phase of the one year warranty claims as of 2/22/24 and currently working with our third customer care representative. Our first rep mis-lead us, lied to us, and have been stood up by one of the trades. Our second rep essentially has mis-lead and abandon us. He also was in the process of fixing one of our items on the warranty list and was getting it completed in a shady approach; this approach was very unprofessional. We have been assigned a third rep as of 5/23 three months after we initiated the 1 year warranty and have made zero progress to date on any of the numerous items listed on our fixit requests. The home was never finished when we closed. Several items remain unfinished. Follow up from the job super has been less than enjoyable. [name removed] too mention several change of supers after closing. The interior of the home was filthy when we took delivery!

[name removed] and every employee that I have dealt with up until now do nothing to address issues reported. It's like you train your employees how to give excuses to tell the homeowners to take any accountability off of your company to make things right. I purchased our home in a 55+ community that has been neglected. Everything from the paint, engineering of the outside drains, missing parts, damaged roof equipment, etc is of poor quality or workmanship. I will never by one of your homes again and in fact, make sure I share this with colleagues, family, and friends never to buy a home from you. One other thing is that I think your field staff feel the same as you cannot retain employees more than months at a time. Says something about [name removed].

The fit and finish is sub par below builders code. Efforts to rectify the unfinished and subpar work has been slow and inconsistent at best! We have been through several warranty/post purchase home reps. It is a shame! The home is a good home, great value, and the sales associates are incredible. It is too bad they don't have the support of the "boots on the ground" to finish a product as promised! Especially after it has been paid for!

Bathroom has NO DRAWERS!!! Closets have lots of unused space. Settling cracks are disturbing but I have to wait 9 months before they can be repaired by [name removed], this seems excessive when plaster is about to fall from the ceiling. Customer service is a bit lacking. I have to follow up on issues when I should have someone follow up with me. I have to repeat myself about the same issues. It took months to resolve my cabinets issue because they ordered the wrong color of cabinets (4-5 months). The one thing I do like is the ease to submit requests via email & someone responds almost immediately that my request was received.

There have been long waits for services, poor quality craftsmanship (tile, paint/drywall, cabinet installation) and a lack of materials (ie no cr molding

The attention to detail has been lacking. I have bought and sold many homes and lived in mini brand new builds, including two condos, and.Eight houses over the years. It seems that you’re some contractors out here. Don’t do very good work in Arizona when it comes to the details and it’s disappointing because even though it’s a low price range in general for you as a builder, this is a very high price to be paying for 1270 ft.² in Arizona.

Sales people, great. Construction is just the opposite, items at my initial walk through were never addressed until year end, still waiting on some of those. When house first built [name removed] missed installing entire bank of cabinets, no insulation in ceiling over casita, still waiting to get insulation blown in. About 4 months ago lost electricity for a week, [name removed] informed me losing electricity is not an emergency, took a week to get electrician out to fix the issue. We all have been paying for front landscaping in our HOA fees for a year, nothing done, also our subdivision in victory has the worst park in Verrado. [name removed] communities make comments on how terrible our postage stamp park is. [name removed] advised home owners not their problem, it is the HOA, HOA [name removed] it is [name removed] until 51% of the homes are sold. Recently [name removed] hit 51%, HOA has taken over and started maintaining front yards, but we feel [name removed] owes home openers money for months of non maintenance. [name removed] is definitely one of the worst builders in the valley as shown on channel 12 news. My great neighbors is the main reason I do not sell and look for a different home in victory. But I will never buy or recommend [name removed] to anyone.

I love [name removed], [name removed], [name removed] and [name removed]. They are great and will bend over backwards for the residents. Everyone else I am not sure. They make excuses or reasons why this cannot be done or I need to contact the trade myself. Example my ceiling in garage is peeling and has been since I moved in. [name removed] when he was here he sent a painter over he he said drywall people need to come, scrape and repair first. Since then [name removed] has said if this get repaired now it will be my year end. I have heard similar complaints from other residents including one neighbor still has no cabinet doors in bathroom. He has been in his house 7 months.

Getting the correct cabinet doors for the second bedroom vanity took 5 months. Once they did finally install them, they overlapped approximately 3/4”. I ended up getting new hinges myself and installing them. The doors work fine now. I have taken care of paint touch ups and minor problems myself.

Enjoying the house, only issue is the HOA and their lack of upkeep on the common use areas around [name removed] Ridge. With the amount that we pay each month to the HOA I would expect the grass areas to be kept in a fairly nice condition sadly this is not the case. The home itself is Great
