I did not like the fact that Landsea is partnered with S3 (lender) and the seller "incentives" are only if you go with S3. Well, S3 has high closing costs and the seller incentives only offset the inflated costs. So, it's not truly an incentive. A buyer like myself can easily go to a mortgage broker and spend $10,000 less on closing costs.. without the sellers "incentives". I went the second route, but Landsea refused to apply any seller incentives, likely because they're contracted with S3. It would have been nice to receive the incentives, regardless of my lender.

I pointed out items during the walk through that needed touch ups before we bought the house once we moved in we noticed that a lot of items were not addressed
