Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

I had a preapproval through another lender when we first started the home-buying process. I toured the home with [name removed], and during that initial tour he told us the price was $439,000. We were very excited about the price and immediately asked whether there were any incentives or special conditions attached to it. [name removed] told us that the home was simply “priced to sell.” Based on that information, we felt comfortable moving forward, submitted our offer that same day, and paid the $500 deposit. My wife and I were genuinely excited about the home and felt like we had found the right place. Unfortunately, that excitement changed almost immediately after we submitted our offer. After our offer was submitted, [name removed] told us that the $439,000 price was only available if we used Inspire Home Loans. This was extremely frustrating because I had met with [name removed] twice with my real estate agent, and at no point during either meeting did he disclose that the advertised price was contingent upon using a particular lender. Had that information been communicated upfront, we could have evaluated our financing options before submitting an offer. Instead, we felt as though this important condition was withheld until after we were already emotionally and financially invested in the purchase. To us, it felt like a bait-and-switch, and it immediately made us question the transparency of the sales process. We were seriously considering walking away from the home because of how uncomfortable the situation made us. The financing process through Inspire Home Loans only added to our frustration. Throughout the process, [name removed] repeatedly made comments that placed the blame on us for issues with getting the financing approved. Rather than making us feel like he was working with us to get the transaction completed, we often felt as though we were being blamed for the situation. At one point, he told us there were other interested parties and that we would probably lose the home anyway. Comments like that added unnecessary stress to an already stressful process and made us feel as though we were being pressured rather than supported. I work in sales myself, so I understand that buying and selling homes involves deadlines, negotiations, financing requirements, and difficult conversations. That is precisely why I found [name removed]’s communication and customer-service approach so disappointing. His tone, attitude, and overall handling of the process felt extremely unprofessional. Instead of making us feel confident in our purchase, his interactions repeatedly made us feel uneasy and unwelcome. I have screenshots of conversations between [name removed] and my real estate agent that document many of these interactions. Based on our experience, the issue was not simply one frustrating conversation — it was the overall pattern of communication and the way we were treated throughout the process. There were also smaller interactions that reinforced the same impression. For example, we asked [name removed] to provide the dimensions of the refrigerator space so we could make sure our refrigerator would fit. His response was essentially that it was a “normal size.” He was unwilling to come down and provide the measurements, so my real estate agent ultimately had to come out and measure it for us. While this may seem like a small request, it was another example of feeling like basic customer service was an inconvenience rather than something he was willing to help us with. Thankfully, our experience with [name removed], our builder, was completely different. [name removed] was by far the best part of our experience. From the moment we met him, he was professional, personable, responsive, knowledgeable, and genuinely invested in making sure we felt comfortable with our home. He took the time to answer our questions, explain things clearly, and make sure we understood what was happening throughout the building process. He treated us with respect and made us feel like our concerns actually mattered. [name removed] completely changed our perception of the experience. After the issues we had with the sales process, meeting and working with someone like [name removed] gave us confidence that we had made the right decision in moving forward with the home. His professionalism and customer service were exceptional, and he went above and beyond what we expected. If I could rate [name removed] separately, he would easily receive a 10/10 — honestly, 100/10. He was everything you would want from someone representing the company: professional, helpful, patient, knowledgeable, and genuinely committed to providing a great customer experience. We are extremely grateful that we had someone like [name removed] involved in the process. Ultimately, the home itself and the building experience were great, and [name removed] deserves enormous credit for that. However, our experience with [name removed] was the complete opposite. The lack of transparency regarding the lender requirement, the way he communicated with us during the financing process, the pressure we felt, and the overall lack of customer service made what should have been an exciting experience unnecessarily stressful. I would strongly encourage the company to take this feedback seriously. [name removed] demonstrated exactly what exceptional customer service looks like, while our experience with [name removed] demonstrated how quickly poor communication and a lack of transparency can damage a customer's trust. We love our home, and we are incredibly happy with the work [name removed] did. We just wish the sales experience had matched the quality and professionalism we ultimately received from our builder.

We had a great loan specialist [name removed] who was very responsive throughout the process. The builder [name removed] is an awesome human and we trust him. We disliked the level of service with the pre-closing representatives at McMichael & Gray. Also, after we signed all the closing documents the documents had to be sent to the lender for approval before we could leave. That process was entirely too long, frustrating and uneasy considering they referred to it as an unknown condition. We had no idea what that meant and the attorney stated that she did not know.

The entire process was easy. The sales agent ([name removed]) was helpful and knowledgeable throughout the entire process. [name removed], our loan officer was best in class. She gave me as much time as I needed for all my loan questions and ran various scenarios to make sure I was comfortable with the mortgage option I selected. The buying process can be very stressful and [name removed] did a great job keeping me focused and moving forward to get to the closing table. [name removed], our building superintendent spent a lot of time walking me through the house on both my orientation and final walk thru. He is clearly very proud of his work and he wanted to make sure I moved in knowing as much as possible about my house along with wanting to make sure I was completely satisfied with my purchase.
