The process was fine - there were several delays but we’ve built a custom home and it took 12 months so we figure the same. However, we were set up for an end of year December closing and then was cancelled. We closed about 1.5 months later. Several punch out items need to be taken care of and this is challenging since this is our 2nd home and we’re not here often. Punch out is always expected but I was surprised by some lack of quality control: missing hardware on one of the cabinets, no toilet paper holder, cabinets that are not aligned, wood chipped off, etc. We had an independent inspector come before walk through and no major system problems so that was good. Hopefully the roof will be in good shape since he was not allowed to go on top. There were actually missing shingles that the inspector saw. The biggest issue is that the primary shower doesn’t drain well. Other punch out isn’t a big deal (paint not done well in some parts, cabinets, hardware missing, etc.) does show a lack of professionalism in managing the different vendors. Also, we discovered we have a breaker issue because the lights do not turn off outside the garage. We thought we were going crazy. But, overall, the house is beautiful and I’m sure once all of this is done it will be wonderful.

[name removed] was a very easy going and pleasant sales person. [name removed] our Construction Sup was great. Always returned calls or emails and kept us informed - even when there was bad news. Dislikes - Move in date took much longer. Which is understandable. What is more difficult to understand is there did not seem to be any rhythm or reason to which home were completed when. Homes that signed a few months after us with many of the same options, format and pool etc closed in some cases a few months prior to us. [name removed] and [name removed] did their best to explain this but it still doesn't sit right.

This is not my first purchase in ICP, which says a lot From my first meeting with Chris Lagotti to the final punch out with JC this buying experience as was the others was nothing short of outstanding Through the construction phase your superintendent Jeff Dwyer did a phenomenal job building us a great home under what was extremely difficult condition I was aware that Minto wanted to close my property before the end of the year, but it was extremely important for me to close as well Jeff was in constant touch with me letting me know what progresses were being made, and even with the supply chain disruptions Jeff was able to get us closed on time It still hard to believe he was able to do it

Quality after a year is questionable. Broken roof tiles, settling of the driveway and walkway, still have a range with a damaged handled (came that way) Also, big chunk of stucco has broken off in the lanai. Hollow areas under some floor tiles and initial paint job leaves a lot to be desired. Still have a scratch on the bedroom window. [name removed] has tried to replace at least 3 times and all three they had to be sent away as replacement window was worse than the one installed Only saving grace is we still have our one year inspection in December

The purchase contract process was straightforward and explained well with respect to when the down payments were expected and the selection processes would occur for the options. Our construction superintendent [name removed] is to be commended for his outstanding work overseeing the building of our house in these most challenging times of the pandemic. [name removed] was excellent and timely in his communications with us which was greatly appreciated as we were not in [name removed] for the majority of the construction. He provided pictures and weekly updates without fail and let us know when processes were delayed due to supply and labor issues. [name removed] was always reachable and answered our many, many questions and concerns with professionalism and patience. The closing of our house was delayed and changed several times due to the issues and conflicting or lack of information provided by [name removed] as to the completion of the pool. It was a challenging situation for [name removed] and others in [name removed] to work with the county, our lender, and [name removed] to get us to our eventual closing. Through all of that, [name removed] was briefing us daily as that situation evolved and spent time assisting us by providing information to our mortgage lender so that we could close on the house even with the pool unfinished. Through the entire closing delay, [name removed] showed care and concern for our situation and we always felt that he and [name removed] were doing their very best for us. We cannot express enough our appreciation for [name removed]'s exemplary performance as our construction superintendent for this second home we have had built in the [name removed].

[name removed] happy about the ongoing erosion issue and the placement of the pedestal which encroaches on the sight line and driveway in front of our house. Also having issues with excessive cracks on our house and structure issues with our lanai cage.

Heritage has not been responsive. This is our second home and we closed on the property and then returned home. Two months later we returned and noticed scratches on refrigerator and dents in wine refrigerator and [name removed] told us that our Warranty was up. These appliances were unacceptable to begin with. [name removed] needs to step up their game. There are other issues also...

The home was promised August to October 2021. I understand the supply chain problems and labor delays. However, I was alarmed that I was not notified until the day of closing that I would not be closing that day, but we made it happen the next day with the TCO coming through in time to close a day late. It has been over a month since I closed and I still have no pool cage or pebble/water in the pool which is very frustrating.

Quality after a year is questionable. Broken roof tiles, settling of the driveway and walkway, still have a range with a damaged handled (came that way) Also, big chunk of stucco has broken off in the lanai. Hollow areas under some floor tiles and initial paint job leaves a lot to be desired. Still have a scratch on the bedroom window. [name removed] has tried to replace at least 3 times and all three they had to be sent away as replacement window was worse than the one installed Only saving grace is we still have our one year inspection in December
