It's just hard to get the work and repairs done in a timely fashion. Especially the greenery. They removed my plants and put them in storage 8 months ago and never brought them back. I contact them all the time and don't get a reply for weeks. I was going to have some landscaping done by them, but haven't heard back. My drainage had not been replaced and my existing plants may die

I absolutely love the community. The buying process was stressful. Continuing to see homes being sold at a fever pace makes no sense to me when homes are taking upwards of 15 months to build and often going past the contract timeframe. The attention to detail is completely lost. Subcontractors just get in and get out and often due substandard work. This puts a burden on Mastercare to fix these issues when all they should be worrying about are large warranty items. The superintendents are overworked and cannot keep up this pace. I had 3 during the course of my build which is ridiculous. My favorite one, [name removed], resigned due to being overworked. He was an excellent super and his loss is huge for [name removed] in my opinion. Residents believe [name removed] has become very greedy and is overlooking quality to make a buck. While I completely understand wanting to make money, doing it to the point people are complaining about the process makes no sense to me. This is a wonderful community, in which we pay a lot of money to live, but this will not continue if something doesn't give. The prevailing thought is that [name removed] doesn't believe they are here to provide a quality home, only a lifestyle. While the lifestyle is the predominant reason people move to LMHH, we all still are paying for a quality home. Slow down on selling new homes until you get the timeline to build homes under 12 months. My 1500 sf home never should have taken 14 months to build. The excuses about supply chain issues and labor shortages aren't cutting it any more. Give the trades time to do quality work, the supers time to follow-up, and Mastercare the ability to do what they are really meant for.

The week prior to my closing date was stressful, [name removed] was my builder at the time, and apparently there was a problem with Dominion and a meter?? My closing date was scheduled for 5/9. I was supposed to meet [name removed] @ 10:00 am before my closing for walkthrough. I found out an hour before meeting [name removed] that my closing had to be cancelled because they still did not have CO. [name removed] said [name removed] rep from Florida was supposed to contact me on Friday 5/6? I was able to close the following day, 5/10, but that experience was a little unexpected and unprofessional. I then got the feeling that the closing was rushed and my house was not as "clean" as I would have thought before moving in. I have recently been assigned to [name removed] as my Master Care rep and he had to pick up on certain items where [name removed] left off. I am very excited to have [name removed] as my rep. He is pleasant, professional, has been extremely responsive and seems very organized. He makes me feel confident that any of my punch list items will be corrected.

The builder was great with weekly updates. There are a couple of minor deficiencies that need to be addressed. Getting these little fixes seems to take a lot longer than one would expect. Additionally I do not like the ecobee thermostat as it is to complicated to operate efficiently. I have requested a replacement, however this seems to take much longer than anticipated to remedy.

The Supervisor [name removed] started off with communicating regularly then stopped. It took many attempts constantly with any updates. Had to go over his head. Struggled the rest of way. Long wait from Nov original. All while no communication. The [name removed]?(not sure cannot remember his name) that called from sales to try and settle me down just made matters worse, had it been an option after speaking with him I would have pulled out. He was very demeaning to speak with. And you should definitely not have him call anyone with problems. [name removed] was overworked I understand, however not my issue and [name removed] should create a better communication system with weekly updates regardless. After move in [name removed] the Mastercare man has been great, and turns out none of my concerns that were to be addressed (we agreed to close but items still needed fixed) were put into system . [name removed] has addressed most and they are slowly getting done. The [name removed] kitchen has been terrible and we are still not having any luck with major issues there. Again there should have been better communication and less talk from [name removed]? and perhaps I would not have soured on the whole process. I am very happy to be in, and understood the wait, but cannot understand how [name removed] can stand by and allow so many to be so frustrated at the build process. Communication was all that was needed. That and to have a few better sub contractors doing a better job, ie kitchen cabinets and flooring. Since we have a 2 year warranty, I am hopeful that we get things done by then with cabinet replacement/repairs. I will look to [name removed] to extend the warranty as long as it takes for them to get it done, if it isn't fixed till end of July then 4 months needs to be added to the 2 year warranty. PERIOD. This should be non negotiable. Otherwise do a better job originally. and have the Supervisor actually supervising and checking. You are closing at a large number monthly and I understand that but service and quality should not suffer for that. If it cannot be handled appropriately then change something. Again rating: [name removed] Supervisor 3 of 10 [name removed] so far 9/10 [name removed]

Although I have heard others having a great experience with the Mastercare warranty service, our experience has been unfortunate in the fact that we have had to tirelessly pursue our items to be fixed and completed per our original closing "punch list"...we had to review all the items several times to get Mastercare to agree to these repairs. We were told it was a communication issue...regardless of whatever it was, [name removed] should ensure items get their due attention for ALL customers. We are finally seeing things getting completed, but most were not attended to until around our 6 month ownership of the home. If we had any reason NOT to recommend [name removed], it would be because of the poor quality of our Mastercare representative.

Been trying to get a landscape water problem resolved for almost a year, but lots of promises ,but no resolution. . Because of water problem we have a [name removed] in the house on the side where the water issue is. Might even have a mold issue from it.

Our sales agent was [name removed]. He was Great! He answered every question we had. He even FacedTimed us to show us the community and more importantly he FaceTimed us to pick out out lot. It was during the hight of Covid. He went above and beyond for us. He also worked very well with our realtor, [name removed]. It was a great experience. Our Builder superintendent is [name removed]. [name removed] is just Awesome. We loved him from our first meeting, "How we build". [name removed] messaged us every week with updates and pics even if there wasn't anything done. He was very good about meeting us at the build to see the updates. His communication was 100%! [name removed] was very meticulous in seeing that our home was perfect for closing. Speaking of closing, our mortgage company was a bit difficult to work with during the closing process. [name removed] and [name removed] did everything they requested so we could close on time. Now that's great service!

Our Master Care person is [name removed]. He has been phenomenal. Always so responsive to my phone calls and text messages. Follows up with the vendors and keeps me informed. Even took the time to respond to me when he was out on his personal time while his wife was having a baby! Way above and beyond.

Let me start by saying that every female my wife and I dealt with during this entire process were outstanding, on a scale of 1 to 10 they all get a score of 100 , that is my honest feeling. [name removed] , [name removed] , and [name removed] are fantastic. Now for what you don’t want to hear is that our first supervisor [name removed]’s was a LIAR , he rarely contacted us and was the worst representative any company could use. This man caused more mistrust with my wife and I that we ever experienced building 3 homes in our life. [name removed] is not qualified to take out the trash let alone supervise the building of a dream home. We have numerous photos taken by strangers on our street that show the entire house flooded with water after drywall was installed and to this day we have no explanation as to what went wrong so at least we can monitor the situation. [name removed] and [name removed] were fantastic and kept us informed at all times and got back with us when we asked for help. Once [name removed] was gone our new supervisor [name removed] has been supportive , honest , knowledgeable and most of all he shows that he cares about how he does his job and how he treats people. Please know that [name removed] and our Mastercare contact [name removed] have done a outstanding job of putting [name removed] and myself at ease about the punch list process and we want both of them to be notified that we appreciate their care and understanding to the customer. We wish we had [name removed] from the beginning. We would also like it known that we are very pleased that we get calls from people that inform us of work orders for our house so we are very pleased things are getting done. Once again we were don’t want our dissatisfaction of our home to reflect on [name removed], he actually made our home much better and he is doing a great job. All of our dissatisfaction with Electricians, painters, and finish workers stems from [name removed]. Our quartz countertops ,upgraded wood floors and all our upgraded appliances have scratches , dents and very poor care to protect these finishes.

1) Project manager had poor communication skills. 2) Construction issues that were identified 10 days prior to closing were not resolved prior to closing on April 29th and still have not been resolved. 3) House was never properly cleaned prior to closing. 4) Calls and texts go unanswered. 5) No apparent sense of urgency now that you have our money. 6) Promises were never kept. 7) Quality was lacking in some areas.

Work found in October wasnt done before I closed in December. They had over 30 days to fix it and never did. Closed on house anyway. Had to hire outside vendor to come and clean residence. Doors bottoms had been cut to make them find. Never sanded or painted. took over 45 days after closing to get doors fixed. Crack in Lanai, which was noted in October and December, still has not been fixed. Builder and I had come to an agreement on what was going to be done to fix it and it never happened. Someone over ruled the builder and now you are attempting to "patch" the crack. Whole Lanai should be removed and reconcreted.

[name removed] Margaritaville is a great place to live. Our trouble with [name removed] is the quality of the build. The crews try to make it look as good as they can but underneath you'll find sloppy work. Square / straight walls and good finishings are lacking. I feel our cottage was built by rookie / not yet tradesmen and it shows. We have a few issues that are being addressed by [name removed] after a year that should never have been an issue (could have been done correctly when constructed). Over all we love where we live and love our cottage but this constuction just doesn't compare to the quality of our home back in Michigan. Still, we're happy here.

My home was not move in ready as promised by the builder. The final cleaning of the interior and exterior was not done. The interior painting was not touched up. Chips in the Quartz counter top in the Master Bath was not repaired. Chips in the enamel in the sink was not repaired. [name removed] in the toilet bowl was not repaired. Weather strips around the door frame and step in from the garage needed to be replaced due to chip and paint stains. However, the most disappointing of all is the oak floors I paid extra for was so badly installed leaving gaping separations in the planks, and with white paint stains through out. I will not accept the floors in this condition and I am requesting that they be completely replaced as soon as possible. The tile floors were installed well but areas of adhesive needs to be removed. I have invested close to $500,000.00 in this home with all of the upgrades. I am so disappointed at this point. I only bought a [name removed] home because I am from [name removed] Island, Florida which is near Naples, Florida where The Isles Minto Development was built. I considered buying there because I was so impressed by the design, quality of materials and workmanship on the homes there. However, I moved to the Margaritaville Community instead for a change of climate and that it is a 55+ Community which I prefer now at my age. However, if I had known the quality of workman ship was so vastly different, I would have bought into the Isles in Naples. Please help me to get these problems corrected as soon as possible. My first home care person was very slow and did very little. It wasn’t until I started to CC my builder on each request did things get done. My new representative [name removed] who I have only had for about a month stays on top of things and communicates with us immediately. We are still waiting for the problem with our floors to be resolved.

Like the number and variety of social events each month. Like the amenities. Very unhappy with the daily music played very loud at the bandshell. We can hear the music each day on our lanai. Have complained multiple times about this but it is still happening.

I liked the weekly updates and pictures I received from [name removed]. He was very honest and upfront along the process. What I didn't like was when issues like electric meter install, Hardeeville inspectors that were outside of [name removed]'s control became his responsibility to deliver the bad news. I would expect someone from [name removed] in customer service to contact me and let me know.

My very FIRST experience in my house DIRECTLY after closing was one that will remain with me for a long time. This one act is the epitome regarding my experience with the quality of craftsman you used to build my house. I used a toilet in the middle bathroom. When I flushed the toilet, the water began to rise and I had to stop the water. I called my Supt. immediately to inform him of the issue. 3 days later a plumber arrives to fix the problem. The problem was a cloth rag that was flushed down the toilet by one of the subs. I was informed this is a common occurrence. I have unfinished trim work in my bathroom, damaged flooring through out the house. Prior to closing, the kitchen backsplash was installed poorly and needed to be repaired. Once the repair was completed, the installer used the wrong color of grout. The attic ladder in the garage was always in the down position, I never thought twice about this since I believed contractors and inspectors needed to have access to the attic area. After closing, I tried to close the ladder door, I was unable to retract the door and called my Supt. Once the repair was completed and retracted, the unit installed appeared to be damaged and or used. I again called my Supt. immediately to inform him this unit will need to be replaced. The cement work in both the garage and lanai was performed shabbily. The initial cement work on the lanai looked as if it was done on different days with different crews and in the rain. The finish was poor and also easy to rub off. It was so bad I asked for the slab to be removed. The only option given to me was for the slab to repaired using epoxy. After the epoxy was completed, the craftsmanship and quality was less than desirable. At this point, I have no choice but to accept it. The garage floor had poorly finished areas but I left the garage alone because I was going to have the floor epoxy covered. I am a business owner myself, I understand and sympathetic to many of the issues facing [name removed]. The one cause & effect issue I will never understand is the belief in having your subs come back several times to repair what never should have been an issue if it was done CORRECTLY the first time. In my case, missing trim, poor cement work, poor drywall finish work, damage flooring and cabinetry to name only a few. Due to this poor acceptance in quality control and craftsmanship, I the OWNER, now have to carry the brunt of waiting to hear back when ITS CONVENIENT YOUR YOUR SUBS to repair their shotty work. This practice is a hardship not only to me but to all the homeowners living in [name removed]. Due to your company's poor planning or lack in quality of sub contractors you place the burden on me having to meet with time lines set by you. There is zero consideration for me the homeowner or the thought of MY time for YOUR ERRORS and poor workmanship.

The builder was great with weekly updates. There are a couple of minor deficiencies that need to be addressed. Getting these little fixes seems to take a lot longer than one would expect. Additionally I do not like the ecobee thermostat as it is to complicated to operate efficiently. I have requested a replacement, however this seems to take much longer than anticipated to remedy.

The Supervisor [name removed] started off with communicating regularly then stopped. It took many attempts constantly with any updates. Had to go over his head. Struggled the rest of way. Long wait from Nov original. All while no communication. The [name removed]?(not sure cannot remember his name) that called from sales to try and settle me down just made matters worse, had it been an option after speaking with him I would have pulled out. He was very demeaning to speak with. And you should definitely not have him call anyone with problems. [name removed] was overworked I understand, however not my issue and [name removed] should create a better communication system with weekly updates regardless. After move in [name removed] the Mastercare man has been great, and turns out none of my concerns that were to be addressed (we agreed to close but items still needed fixed) were put into system . [name removed] has addressed most and they are slowly getting done. The [name removed] kitchen has been terrible and we are still not having any luck with major issues there. Again there should have been better communication and less talk from [name removed]? and perhaps I would not have soured on the whole process. I am very happy to be in, and understood the wait, but cannot understand how [name removed] can stand by and allow so many to be so frustrated at the build process. Communication was all that was needed. That and to have a few better sub contractors doing a better job, ie kitchen cabinets and flooring. Since we have a 2 year warranty, I am hopeful that we get things done by then with cabinet replacement/repairs. I will look to [name removed] to extend the warranty as long as it takes for them to get it done, if it isn't fixed till end of July then 4 months needs to be added to the 2 year warranty. PERIOD. This should be non negotiable. Otherwise do a better job originally. and have the Supervisor actually supervising and checking. You are closing at a large number monthly and I understand that but service and quality should not suffer for that. If it cannot be handled appropriately then change something. Our sales agent was [name removed]. He was Great! He answered every question we had. He even FacedTimed us to show us the community and more importantly he FaceTimed us to pick out out lot. It was during the hight of Covid. He went above and beyond for us. He also worked very well with our realtor, [name removed]. It was a great experience. Our Builder superintendent is [name removed]. [name removed] is just Awesome. We loved him from our first meeting, "How we build". [name removed] messaged us every week with updates and pics even if there wasn't anything done. He was very good about meeting us at the build to see the updates. His communication was 100%! [name removed] was very meticulous in seeing that our home was perfect for closing. Speaking of closing, our mortgage company was a bit difficult to work with during the closing process. [name removed] and [name removed] did everything they requested so we could close on time. Now that's great service!

Let me start by saying that every female my wife and I dealt with during this entire process were outstanding, on a scale of 1 to 10 they all get a score of 100 , that is my honest feeling. [name removed] , [name removed] , and [name removed] are fantastic. Now for what you don’t want to hear is that our first supervisor [name removed]’s was a LIAR , he rarely contacted us and was the worst representative any company could use. This man caused more mistrust with my wife and I that we ever experienced building 3 homes in our life. [name removed] is not qualified to take out the trash let alone supervise the building of a dream home. We have numerous photos taken by strangers on our street that show the entire house flooded with water after drywall was installed and to this day we have no explanation as to what went wrong so at least we can monitor the situation. [name removed] and [name removed] were fantastic and kept us informed at all times and got back with us when we asked for help. Once [name removed] was gone our new supervisor [name removed] has been supportive , honest , knowledgeable and most of all he shows that he cares about how he does his job and how he treats people. Please know that [name removed] and our Mastercare contact [name removed] have done a outstanding job of putting [name removed] and myself at ease about the punch list process and we want both of them to be notified that we appreciate their care and understanding to the customer. We wish we had [name removed] from the beginning. We would also like it known that we are very pleased that we get calls from people that inform us of work orders for our house so we are very pleased things are getting done. Once again we were don’t want our dissatisfaction of our home to reflect on [name removed], he actually made our home much better and he is doing a great job. All of our dissatisfaction with Electricians, painters, and finish workers stems from [name removed]. Our quartz countertops ,upgraded wood floors and all our upgraded appliances have scratches , dents and very poor care to protect these finishes.

1) Project manager had poor communication skills. 2) Construction issues that were identified 10 days prior to closing were not resolved prior to closing on April 29th and still have not been resolved. 3) House was never properly cleaned prior to closing. 4) Calls and texts go unanswered. 5) No apparent sense of urgency now that you have our money. 6) Promises were never kept. 7) Quality was lacking in some areas.

My home was not move in ready as promised by the builder. The final cleaning of the interior and exterior was not done. The interior painting was not touched up. Chips in the Quartz counter top in the Master Bath was not repaired. Chips in the enamel in the sink was not repaired. [name removed] in the toilet bowl was not repaired. Weather strips around the door frame and step in from the garage needed to be replaced due to chip and paint stains. However, the most disappointing of all is the oak floors I paid extra for was so badly installed leaving gaping separations in the planks, and with white paint stains through out. I will not accept the floors in this condition and I am requesting that they be completely replaced as soon as possible. The tile floors were installed well but areas of adhesive needs to be removed. I have invested close to $500,000.00 in this home with all of the upgrades. I am so disappointed at this point. I only bought a [name removed] home because I am from [name removed] Island, Florida which is near Naples, Florida where The Isles Minto Development was built. I considered buying there because I was so impressed by the design, quality of materials and workmanship on the homes there. However, I moved to the Margaritaville Community instead for a change of climate and that it is a 55+ Community which I prefer now at my age. However, if I had known the quality of workman ship was so vastly different, I would have bought into the Isles in Naples. Please help me to get these problems corrected as soon as possible. My very FIRST experience in my house DIRECTLY after closing was one that will remain with me for a long time. This one act is the epitome regarding my experience with the quality of craftsman you used to build my house. I used a toilet in the middle bathroom. When I flushed the toilet, the water began to rise and I had to stop the water. I called my Supt. immediately to inform him of the issue. 3 days later a plumber arrives to fix the problem. The problem was a cloth rag that was flushed down the toilet by one of the subs. I was informed this is a common occurrence. I have unfinished trim work in my bathroom, damaged flooring through out the house. Prior to closing, the kitchen backsplash was installed poorly and needed to be repaired. Once the repair was completed, the installer used the wrong color of grout. The attic ladder in the garage was always in the down position, I never thought twice about this since I believed contractors and inspectors needed to have access to the attic area. After closing, I tried to close the ladder door, I was unable to retract the door and called my Supt. Once the repair was completed and retracted, the unit installed appeared to be damaged and or used. I again called my Supt. immediately to inform him this unit will need to be replaced. The cement work in both the garage and lanai was performed shabbily. The initial cement work on the lanai looked as if it was done on different days with different crews and in the rain. The finish was poor and also easy to rub off. It was so bad I asked for the slab to be removed. The only option given to me was for the slab to repaired using epoxy. After the epoxy was completed, the craftsmanship and quality was less than desirable. At this point, I have no choice but to accept it. The garage floor had poorly finished areas but I left the garage alone because I was going to have the floor epoxy covered. I am a business owner myself, I understand and sympathetic to many of the issues facing [name removed]. The one cause & effect issue I will never understand is the belief in having your subs come back several times to repair what never should have been an issue if it was done CORRECTLY the first time. In my case, missing trim, poor cement work, poor drywall finish work, damage flooring and cabinetry to name only a few. Due to this poor acceptance in quality control and craftsmanship, I the OWNER, now have to carry the brunt of waiting to hear back when ITS CONVENIENT YOUR YOUR SUBS to repair their shotty work. This practice is a hardship not only to me but to all the homeowners living in [name removed]. Due to your company's poor planning or lack in quality of sub contractors you place the burden on me having to meet with time lines set by you. There is zero consideration for me the homeowner or the thought of MY time for YOUR ERRORS and poor workmanship.

Although I have heard others having a great experience with the Mastercare warranty service, our experience has been unfortunate in the fact that we have had to tirelessly pursue our items to be fixed and completed per our original closing "punch list"...we had to review all the items several times to get Mastercare to agree to these repairs. We were told it was a communication issue...regardless of whatever it was, [name removed] should ensure items get their due attention for ALL customers. We are finally seeing things getting completed, but most were not attended to until around our 6 month ownership of the home. If we had any reason NOT to recommend [name removed], it would be because of the poor quality of our Mastercare representative.

Work found in October wasnt done before I closed in December. They had over 30 days to fix it and never did. Closed on house anyway. Had to hire outside vendor to come and clean residence. Doors bottoms had been cut to make them find. Never sanded or painted. took over 45 days after closing to get doors fixed. Crack in Lanai, which was noted in October and December, still has not been fixed. Builder and I had come to an agreement on what was going to be done to fix it and it never happened. Someone over ruled the builder and now you are attempting to "patch" the crack. Whole Lanai should be removed and reconcreted.

The crews try to make it look as good as they can but underneath you'll find sloppy work. Square / straight walls and good finishings are lacking. I feel our cottage was built by rookie / not yet tradesmen and it shows. We have a few issues that are being addressed by [name removed] after a year that should never have been an issue (could have been done correctly when constructed). Over all we love where we live and love our cottage but this constuction just doesn't compare to the quality of our home back in Michigan. Still, we're happy here.
