We're very happy and satisfied with our home, however, we are very dissatisfied with the lifestyle activities. There are no clubs to speak of and those that try and get organized are put on hold for months on end. There's not much to do here except for street parties and drinking is encouraged alot by the Bar and Chill. I like an occasional drink but this community pushes the partying and drinking continually. The other 55 plus communities offer a lot more activity-wise than was promised here. There's only music with an occasional band on weekends and people are retired here. Aside from pickleball and having to pay for classes at the fitness center, there's not much to do. Again, no clubs are organized for residents to join daily. The Villages and [name removed] has so much more to offer with hundreds/thousands of clubs and infrastructure.

The quality of [name removed]'s home construction is great. [name removed] currently runs the HOA and, therefore, [name removed] currently oversees the landscaping. The landscaping of existing homes, such as weed pulling, mulch covering, and dead palm tree replacement is lacking while the landscaping of new homes progresses flawlessly without delay. Since [name removed] is currently our HOA, [name removed] should provide more focus and priority on the landscaping of the existing homes.

While I like Minto Communities, sometimes I feel they are more into quantity instead of quality. While they are good at fixing issues one they are discovered it would be nice if it was done right from the get go.

Focusing on this aspect of living in a Minto Community, the initial settling in period was way too stressful with a major issue being ignored and pushed forward too long, making my move in a living ongoing nightmare: specifically, poor grading, negative towards house in some spots, covered up with copious amounts of mulch and a very delayed response, addressing it with regrading, finally after what felt like a battle to get an expert to evaluate and then approval of regrading. Extremely surprised at the mess around my house that I moved into, the hasty addition of French drains, sloppily installed after first rain, the next week, and then the long hard weeks ahead to rove that gutters and french drains still did not fix the problem. There is way too much concrete around the cottages and very poorly draining ground at that. I don't understand why a person buying a new home would be subjected to the endless putting off of something that should have been done properly to begin with. Stressful to point of PTSD surfacing, wanting to move, not wanting to be here, heading toward clinical depression, etc. The experience will forever be etched in my brain and is THE STORY I tell everyone I encounter who asks me about moving in this community. So you create your own impressions in the bigger world by handing owners a mess. Just recently, 6 months after moving in, receiving a fix for water in garage, despite sending endless photos and request to mastercare. If "Life is a song," [name removed], moving into a house here is a dirge, like a funeral dirge. Say goodbye to joy, happiness, satisfaction, etc. for the duration. And a lingering WTF attitude is going on here. I have way bigger issues with [name removed] than this house, regarding the poor design construction of the FINS UP Fitness center, where they cannot get the humidity below the '80s, a dangerous level to work out in, a harmful level for equipment and building safety, and a ridiculous mess, since it is usually more humid inside than outside. My issues have not gone away.

I do not like the product the electrical company has installed in my home. The breakers are too sensitive and keep kicking off. They say that these are the breakers that [name removed] wanted in these homes and there is nothing that can be done about it.

The only thing I would say I didn’t like was that there was no way to get “exactly” what I wanted in the construction process. I wasn’t looking for a custom home but it seemed like there were a few areas where “big” exceptions could have allowed for a better experience. I.e.) foundation/lanai options, gutters, and doors.

POSITIVE: 1. Our Master Care representative ([name removed]) is a SUPERSTAR... He has helped with every issue that has popped up this past year in a very professional way, keeping us updated on job status and always with a great smile. He has become a good friend... NEGATIVE : 1. Our experience selecting the "Bs" with [name removed] was both good and bad. She did a good job getting through the selection process, but provided bad information regarding our flooring selection. Specifically, we wanted tile flooring with no grout lines. She told us that based on our level 5 selection we could expect no greater than a 1/16" grout line, which was acceptable. We ended up with grout lines ranging from 3/8" to 1/4" through the house. A blatant lie or just not very knowledgeable of what your tile installers could do. Other tile installers in the area assured me that the 1/16" thin grout line was possible. For our $19,000 flooring upgrade, my wife and I expected to get what we were told at the design center. **HUGE FAIL** 2. Sometimes we find it challenging to enjoy our $28,000.00 pond view lot from our backyard due to the Cottage garages, motorcycles, Jeeps and cars that park near the pond disrupt our view. Headlights are often left on shining into homes on Compass [name removed] Dr. [name removed] quite the "Living in Paradise" we had in mind. Many homeowners on Compass [name removed] Dr have complained about this issue and certainly would like to get it corrected... Please have your landscape team add a few palm trees and screen shubry to the top of the ponds at each Cottage driveway. This would go a long way passify many homeowners on Compass [name removed] Dr., and avoid another "HUGE FAIL"

The quality of [name removed]'s home construction is great. [name removed] currently runs the HOA and, therefore, [name removed] currently oversees the landscaping. The landscaping of existing homes, such as weed pulling, mulch covering, and dead palm tree replacement is lacking while the landscaping of new homes progresses flawlessly without delay. Since [name removed] is currently our HOA, [name removed] should provide more focus and priority on the landscaping of the existing homes.

While I like Minto Communities, sometimes I feel they are more into quantity instead of quality. While they are good at fixing issues one they are discovered it would be nice if it was done right from the get go.

The only thing I would say I didn’t like was that there was no way to get “exactly” what I wanted in the construction process. I wasn’t looking for a custom home but it seemed like there were a few areas where “big” exceptions could have allowed for a better experience. I.e.) foundation/lanai options, gutters, and doors.

POSITIVE: 1. Our Master Care representative ([name removed]) is a SUPERSTAR... He has helped with every issue that has popped up this past year in a very professional way, keeping us updated on job status and always with a great smile. He has become a good friend... NEGATIVE : 1. Our experience selecting the "Bs" with [name removed] was both good and bad. She did a good job getting through the selection process, but provided bad information regarding our flooring selection. Specifically, we wanted tile flooring with no grout lines. She told us that based on our level 5 selection we could expect no greater than a 1/16" grout line, which was acceptable. We ended up with grout lines ranging from 3/8" to 1/4" through the house. A blatant lie or just not very knowledgeable of what your tile installers could do. Other tile installers in the area assured me that the 1/16" thin grout line was possible. For our $19,000 flooring upgrade, my wife and I expected to get what we were told at the design center. **HUGE FAIL** 2. Sometimes we find it challenging to enjoy our $28,000.00 pond view lot from our backyard due to the Cottage garages, motorcycles, Jeeps and cars that park near the pond disrupt our view. Headlights are often left on shining into homes on Compass [name removed] Dr. [name removed] quite the "Living in Paradise" we had in mind. Many homeowners on Compass [name removed] Dr have complained about this issue and certainly would like to get it corrected... Please have your landscape team add a few palm trees and screen shubry to the top of the ponds at each Cottage driveway. This would go a long way passify many homeowners on Compass [name removed] Dr., and avoid another "HUGE FAIL"

Everything that was promised seems to be delivered. I'm still not sure about the outside lights/panic system. I still have a primary redisdence outside the state so I can not comment on the duribility of the [name removed] home, it looks about the same every time I'm there.
