Actually the entire process was excellent once we got to the sales center in [name removed] Beach. We were a bit confused and concerned by the salesperson in Panama City. The sales person there initially told us not to bother looking since it would be at least a couple years before we could get a contract and about 4 years before moving in. They also told us that we would be wasting our time in even attempting a move to LMDB. We did anyway and are thrilled with the decision.

Landscaping is unacceptable. Maintenance is unacceptable. For 11 months we have had a tiny bug infestation. Mulch is too thick and it stays too wet. Weeds in the grass. Wetness on the sides of the homes.

Everyone I came in contact with through the whole process was very friendly, welcoming and knowledgeable with every phase from contract to now our Master Care rep. Everything was explained in depth and all questions answered and if didn’t have an answer would find out and let me know. Can’t say enough about my builder [name removed]. He texted every week with updates and pictures, answered any and all questions we had and did a great job explaining the entire process. He was very attentive and very personable.

There was several issues found before handing over to master care, that was suppose to be fixed immediately. These issues were found before closing and was told it would be fixed! Some of these issues are still pending. A simple example, the tiles through out the house is unstable and moving when you walk on them. The company handling the repair needs 9 months to come and fix it! I had to keep calling them just to get a date! There is no communication, except they are extremely busy and will fix it when they have the time. The door fell of the hinge and hit my wife on the shoulder. I was lucky, I was there and pull the door off her. When they came to fix the door, they said this door was defective and should never had been installed! The master care service person is very good, he answers and comes to see any issue. The problem is once he writes the work order some of the companies don't respond or takes forever to fix any issue. I would assume a big company like [name removed] would have fixed the issues raised before closing and being assured it would be taken care off, but that is absolutely not true. I would not believe one word by a [name removed] representative without being in writing now.

It was my first new build experience so I am not sure how it could be better. [name removed] was excellent with proactive communication through the whole process. [name removed] was our [name removed] contact who we worked with on purchase and she also kept us informed and updated along the way. [name removed] helped us, very patiently, with our B's and that was a great experience. Everyone from the design center, sales center, bus and models were top notch

I liked that the builder was always available, if I had questions; and he provided weekly updates on the progress. I didn't like receiving a nasty default letter, when it took too long for me to find a job in [name removed]. Someone simply could have suggested that I do the mortgage as an "investment property", using my job in Maryland as my proof of employment. (That's what I ended up doing). I'm not happy that the builder forgot to put a floor receptacle (outlet) in the living room. They are being good about asking me what else I might want; and they are willing to put the receptacle in, though it would take a lot of work, at this point. They are also willing to give me a refund; but I feel I should get a little extra, for the inconvenience of never having a floor receptacle available in my house.

There are a few things that need to be addressed-the little dog park, bar and restaurant service around the pool, larger selection of menu items, pesticides or herbicides being used on and near the homes, prices for entering events needs to be lowered, screens on the houses need to be reviewed as well as cabinetry, electrical outlets (still don't work properly in our house).
