Your project manager [name removed] has lied to my wife and myself on every occasion and come in our home and caused twice the damage than he’s has fixed and your warranty department has taken his side in every aspect. Even after [name removed] which is in your warranty department came to see issues for herself including tons of mold on the new fence I had built she then started ignoring our calls. The project manager [name removed] that took [name removed]’s place has been great and is doing his best to fix all of the damage [name removed] has caused and ignored. I was so close to suing New Castle and even had a lawyer come to my home to see all of the issues himself and wanted to file papers right away. If the completion of our damages don’t get fixed then we are suing.

Likes: 1. [name removed] & [name removed] was wonderful: The Realtors at the model house, were very informative, friendly, professional and upbeat. 2. The floors plans were varied and nice 3. The community has a nice atmosphere, which was set by the realtors 4. The size of the lots and distance between each house 5. Willingness of the project manager ([name removed]) was able to provide suggestions and solutions to concerns through the process. Dislikes: 1. The design center experience ([name removed]): there was a lack of genuine friendliness it was a fake show (facade) no real warmth. 2. The entire design experience was one big bait hook and switch. Example: The upgrade price list provided by the realtors was vague and when an option was chosen, when you made it to the design center, somehow that option would morph into other upgrades that a choice was dependent on. There was no clear path to any upgrades. It would snowball into other things. There seemed to be no reasoning, and it seemed as if the prices were made up at the design center as we went along with the appointment. 3. My backyard has a ditch in it that a person or pet could easily drown in, yet this was not apparent to us until after we purchased this lot for an additional 3k. I would think for an additional 3k, the lot would not have a ditch (half the width), the entire ground would be made level and there would not be any standing water in the yard for 2 days after a down pour. Like I said earlier (bait and switch). This is very dangerous for small children in the neighborhood and pets, huge safety concern that Newcastle should address. 4. Design Center: the availability of appointments was limited and there needs to be a backup person instead of just the one person to open up the options to accommodate customer needs and schedules. 5. Upgrades: The formula calculation of how the deposits and upgrades were determined was convoluted, ridiculous and hard for the customer to understand. There was not any continuity between the realtor and the design center, each one had a different formula. The list for upgrades when we begin in April was updated a few weeks later and we had a list that was outdated and then were subject to the new more expensive prices. This seemed to be a running theme throughout the entire building process. The price would be something one day then a week later it would be more expensive. 6. Included products versus upgrades: The included fixtures and products were poor quality for this standard of house. Plastic chrome should never have been the base standard. Real metals should have been the base standard for the price that we are paying. This leaves the customer with no other choice but to upgrade to have quality fixtures. 7. Under cabinet lighting: there was only one option for under cabinet lighting and this option was substandard and dated. 8. Garbage disposal: I have a Valley A design house. This places the garbage disposal on the island with the on/off switch under the counter braced against a 2x4. It is tacky and inconvenient for daily use. 9. We are sure we are not the first to address these particular issues with the product that was delivered. What are these surveys used for if not to better the overall experience of working with Newcastle as they deliver a more excellent product than other builders?

The air conditioning system cannot handle too hot of days. Upstairs gets up to 80 degrees on extremely hot days even when the AC thermostat is set to 70. Ac company came and looked at the system and said it was working fine. Recommend using stronger AC units for larger homes

My home was built in a timely manner, Builder was outstanding! There are a few things I'm still waiting on.. for example 1) my back yard sprinklers "2" are outside my property lines so when I built my fence on the property line they water the back side of my fence. 2) I'm missing my interior door stoppers on all doors but a few. 3) my attic access door upstairs was installed incorrectly so the string has pulled threw the paneling and looks terrible. 4) a few side panels outside need to be replaced due to damage caused by painters nailing boards to the side of my house to make scaffoldings, hole drilled for gas line then moved to a different location, dent on front porch from something. Other than that... Everything has been great!

The structure of home, grass front and back issues uneven and look different from neighbors. Water issues in garage still. Things in home not in order and just put together. Places in home neglected and put together to fast and keep coming apart. Painting done sloppy and home just seemed it was rushed.

Nearly half of the items agreed to be addressed prior to my final walk through we're actually fixed. I was assured by the building [name removed] ([name removed]) that they would complete the remaining items the afternoon of my closing (I was not willing to miss my closing despite them still being at the house scrambling to fix things as my realtor and I arrived for the final walk through) so there are many items that were just not fixed.

After the internet cables were ran to the wrong side of the house durning the building process, finally got it fixed. I still have a hole in the side of the house and other side needs filled up or caulk.

I do like the home and layout. Communication throughout the process was not great. There seemed to be a lack of communication between the office and the builder. At the walk thru, I was under the impression we would be marking spots on the wall that needed paint. The house was not done which made the walk through overwhelming. The fence was not installed and the builder was not aware we were getting a fence as a part of the home. The fence was not complete by closing and then the fence was installed in the wrong spot which then had to be removed. My yard still has 9 concrete spots where grass is missing where the posts were moved from. I was told they would come to fix the yard but still waiting for it to be completed. I was told it will be fixed when they put in sod at the house next door. We love the house, there were just aspects where communication seemed to be lacking and we were told to close and they would fix it afterward which didn’t give me a great feeling.

Air conditioner had to be rewired to work correctly. CAT6 and coax plugs were not prewired and had to be set up by me after moving in.

Closing was easy, I paid cash so there was no third party to wait on. I did not like it that [name removed] said I can choose the floor covering options since the drywall just went up then [name removed] said I had no choice in flooring since it was already chosen by the design team and paid for. So after closing I had a contractor remove the carpet and lay matching LVP. The money I had to spend to do this is NOT an issue; the waste is. Brand new carpet went to the landfill.

New Castle agreed to repairs identified by a private home inspection company I chose and paid for and till this day has not made the repairs. I submitted multiple claims to the warranty via email and not only have most guaranteed repairs not been fixed the project manager, [name removed], that has been sent to my home has caused more damage ie. broke a window and beat a window opening with a 2x4 and hammer to the extent that Sheetrock mud and paint literally fell off the wall and the corner bead of the window enclosure was knocked loose from the wall. He left the debis in our floor and has yet to come back and fix that nor any of the other agreed repairs per contract.

The price was great, the floor plan is great and the sprinkler system was a plus. There are a few thing we would change, put a barn door on the master bath room. The door is in the way of one of the sinks. You also have to go into the bathroom and shut the door to turn the lights on. The garage opener should be near the door.

Areas overlooked, rushed paint job inside.,missed painting areas, quality of flooring , things left on property and that should’ve been removed, driveway and porches left with red mud and unclean. Pile of bricks dirt and cement next to my home that needs to be removed until they decide to build an eye sore, glass left on property, wire racks not put on, door knobs to bathroom no lock, bath room paint between window and wall bulky and not sanded properly, things verbally promised not done. Bathroom cabinet piece still off from move in. Just a rushed project and not looked over properly and on the second walk in our closing was within the hour and had to rush. But, promised things would be handled and we are month later waiting.
