Contracting process was great. [name removed] was great to work with. [name removed] also did a lot to support the process during and after the purchase. However there were parts of the process that we didn’t like: It would have been a better experience given the over 6 month delays to allow for some customizing. There were structural parts of the home that I ended up having to pay more money so that I got what I needed. I think there should be a option to pay for upgrades outside of the home purchase so that it doesn’t impact the overall tax payment. Home Pros didn’t run a lead line from the attic to the outside, so when AT&T came out to install my fiber. They had to run the fiber cable along the side of the house to the attic.

There is a gutter missing above my garage door. Created multiple requests. Now they are saying that it can not be added. I checked all houses which are of same model and elevation of my home in our community and they all have gutter which are constructed before and after my house.

Hello Normandy Builders, Thank you for the opportunity to buy a Normandy Home. In general we are happy with our purchase from Normandy. However, there are many finishing issues and material used that is very inferior in quality. We expected Normandy homes to be perfect in all aspects. To begin with: 1. Our kitchen cabinet doors keep falling down. The hinges just breaks and doors fall down. We are trying to open and close them as careful as is humanly possible. But they just drop off the hinges. Worst type of hinges used. Once door fell on my feet. These are supposed to be upgraded cabinets. Very disappointed. 2. Cabinet door handles: They keep coming off on one door or the other, on one draw or the other. Worst quality of handles. Person who came to look at them said it was because of the wood doors. Screw holding the handle on to the door or draw is too short and that is the reason the handles fall off the screw. Very disappointed with this too considering we paid for knobs. If it is the style of the knob that is the issue; then it should not have been an option for buyers to choose from. 3. Kitchen cabinet side panel: There are nails pushing from inside and it has raised the sides and looks like it will pierce thru soon. Looks like a cheap thrift store product. 4. Kitchenaid stove: This is an upgraded level kitchen stove. Really scared of using heavy pans on it. The grills sitting on the gas stove has no footing or grip. It just sits on top of the frame and keeps moving when I place or remove pan. It is a dangerous situation with this stove. Completely not happy. It is definitely not safe to use this stove and we wonder how Normandy thought it was an upgraded, good option for buyers. [name removed] designed with safety of user in mind. Extremely dangerous design. 5. The wood panel under the stove hood is starting to peel/warp. I am being as careful as humanly possible while cooking by making sure there is no steam or heat big enough to reach the underside of the hood. 6. The edge/corner/ends of the tile work should have better finished edges. With grout out of place around the edges, the aesthetics is not something I am proud of. 7. Bathroom door: The door leading to master bathroom was clearly banged onto the granite counter while opening the said door and was cracked while under construction. Someone patched it, did an extremely shoddy job and did not care to paint it. 8. Guest bathroom cabinet side has a chipped off section and it has been painted over. It is still clearly visible. 9. The floor alignment in the master bathroom toilet area is just visibly bent?! Just looks like seeing something in a bad mirror. I am not able to explain it well. Once you see it, it is very difficult not to notice it. Looks like the work of an amateur. 10. Painting of the front door and almost all doors in the house is very rough and looks like a rookie painter’s job. 11. There are few places where the wood floor looks like it is warping but the construction manager tries to brush it aside saying it is normal. Our previous home of 20 years does not have it. I don’t think it is normal. After few years it is going to warp. 12. There was a damaged panel in our wood floor and someone came to fix it. They removed a panel and replaced it. That left us with a squeaky floor. The next person filled it with glue, but it is still not done well. This is right in front of the refrigerator. It is highly likely that the panel will crack, if we pull the refrigerator to clean under it. Warranty: When we request for a warranty claim, one they show up weeks after the claim just to come and tell us that it is not covered under warranty or nothing can be done. So, what is the warranty for your warranty department solving our issues? There are many more cosmetic issues that should/would not be there if it was done by a skilled labor and if Normandy’s quality maintenance person had done their job with care. If something goes wrong with the floor, we do not have any spare wood panel to fix our wood floor. Same with tiles, no spare/extra left for future repairs. I would have greatly appreciated if Normandy had paid attention to small details and planned to leave material for future repairs. Small details like these will let the buyer know that Normandy cares for their customers. That in turn would assure me that major details would have been perfectly taken care of. Now, I have to be thankful for all the inspections put in place by the county and city to help buyers. If and when all above items are taken care of and get fixed I will revisit and revise this review. Thank You

Likes: I want to call out [name removed]'s name. She was very helpful with the sales cycle. Dislikes: It started right from [name removed] Center meeting. Horrible experience with [name removed]. I have highlighted the points to Normandy representative earlier too. Then comes the construction. It was a nightmare to work with [name removed]. He absolutely don't want to hear anything and always rude with his responses. Though the situation improvement marginal by [name removed] but delay in getting response was never rectified. I have reached out to sales almost every time to get construction updates. Many errors were highlighted by me and till date there are outstanding issues which are not fixed or deferred or I am awaiting response. I just chased 4th time on a query to resolve fan switch mismatch while I am writing this. During final walk I was told not to look at things by leaning forward or going closer to the objects. Those errors are acceptable by Normandy. There are mutiple blue tapes inside the cabinet, batch tub surface which were highlighted during final walk but not resolved. I have removed some now without any fix but kept few as a souvenir. I was even threatened by some of the higher executives when I tried to reach them to take my deposit back instead of fixing the real issue with the build quality. There are few items which were not supplied or replaced by an inferior alternatives despite of my home had the highest build time of 1.3 years from contract to close. Every excuse was attributed to Covid challenges. My friends with other builders were also impacted by the delay but not the quality. I still don't understand what kind of quality review process Normandy follows. The tiles are settled uneven, grouts are not filled properly with many bumps, cabinets have many unfinished paint areas, door trims are damaged, main door has a crack, cabinet door is damaged, window has non functional switch, fan switch doesn't match with the one I have chosen, multiple floor pops and the list will go on. Lastly, I expected a clean home but unfortunately I got a home with paint drops on the floor, stairs, bathroom hardware, etc. Let me conclude here, I have many more items outside of the above but need an ear to listen, hands to fix. Quality is very poor, please improve it, people are putting hard earned money. Kindly be there to fulfill their dream with you.

Overall, Normandy home did a great job to make purchase experience from contract through closing as pleasant as possible. The sales manager was knowledgeable and super responsive to all the questions we have. The construction manager was also very helpful on responding to our concerns. The weekly construction update was super nice to us as a buyer to get to know the update and the process of the house.

Sales rep are nice. Getting things completed has been difficult. After closing I felt like building manager and warranty people don't really care about fixing the things that needs to be repaired. Keep getting run arounds and the service wasn't as good as before closing. Seems like once you close they don't care about providing excellent service. LeAnn and [name removed] has been good though and follows up with things.

I liked how the processes were moving fast, prompt, and resolving with any issues. [name removed] was awesome. I also liked the weekly updates with photos. I disliked how Greenbrick mortgage communicated with me. It made me feel like I was getting played by the sales strategy they were using. I ended up getting another lender even with the greenbrick's matched rate. I disliked how late I was informed when the upgraded ceiling fan blade is too long for the flex room that it touches the door. [name removed] showed it to me after everything was installed. I think it is late to inform me in that stage and annoying that it required my intervention by getting the new fan with shorter blades, scheduling with electrician and things.

I was sold the wrong floor plan to start. There were several mistakes to the contract that if I has the home owner would not have reviewed would have been missed. The sales agent was rude and condescending. Telling me on several occasions how my lot was "small" and "worried it won't appraise." I was told I was able to have certain items (kitchen cabinets, double oven, lighting etc.) and when it came time to complete that with contract/design it was not allowed and I had to reference emails confirming as well as providing information that other home owners with my floor plan had those items and that Normandy builds them as they are listed on the website. I was then given a multitude of excuses for why the mistakes were happening. I was pushed back by the design team for more than 2.5 months and then when I couldn't accommodate their schedule for me after trying to schedule for that time, I was told I would be in "breech of contract." Had to forward those to the sales agent and managers to get resolved. There was always an excuse for the lack of communication and mistakes from Normandy and they have never taken responsibility for their errors. The sales agent argued with myself and the construction manager for over 20 minutes during one of my meetings over the dining room feature which was clearly outlined in the blue print. The communication with Normandy has been poor. I was not given the opportunity for a walk through and was told by the construction manager (wally) at the time that my walk through was the same as my home orientation. I had to come on my own to have a walk through. He refused to meet me two days later for an actual walk through. I had mentioned items that needed repair months prior to close and it was not completed. Still not after almost 60 days after closing. I was forced to close on my home with several things wrong and incomplete with the promise they would be complete within one week of close. It has been almost 60 days and they are not fixed. They tiled my bathroom and laundry room incorrectly 3 times, when it was clearly listed on my contract. They were very quick to hold me to this "Contract" and no changes but they themselves I don't believe looked at it to ensure correctness. I have since moved in, the construction manager "wally" has left, did not make any effort to ensure that my items are taken care of. I have been working with the new construction manager who does seem to be willing to help and has been trying. It does not appear that Normandy has any concern for allowing closing on incomplete homes. When individuals purchase/build a new home, there is an expectation that they move in and things are complete, right, and there are minor issues that will arise as with everything, Normandy is willing to be a box builder and only concerned with pushing out homes and not caring about the finished product.

Hello Normandy Builders, Thank you for the opportunity to buy a Normandy Home. In general we are happy with our purchase from Normandy. However, there are many finishing issues and material used that is very inferior in quality. We expected Normandy homes to be perfect in all aspects. To begin with: 1. Our kitchen cabinet doors keep falling down. The hinges just breaks and doors fall down. We are trying to open and close them as careful as is humanly possible. But they just drop off the hinges. Worst type of hinges used. Once door fell on my feet. These are supposed to be upgraded cabinets. Very disappointed. 2. Cabinet door handles: They keep coming off on one door or the other, on one draw or the other. Worst quality of handles. Person who came to look at them said it was because of the wood doors. Screw holding the handle on to the door or draw is too short and that is the reason the handles fall off the screw. Very disappointed with this too considering we paid for knobs. If it is the style of the knob that is the issue; then it should not have been an option for buyers to choose from. 3. Kitchen cabinet side panel: There are nails pushing from inside and it has raised the sides and looks like it will pierce thru soon. Looks like a cheap thrift store product. 4. Kitchenaid stove: This is an upgraded level kitchen stove. Really scared of using heavy pans on it. The grills sitting on the gas stove has no footing or grip. It just sits on top of the frame and keeps moving when I place or remove pan. It is a dangerous situation with this stove. Completely not happy. It is definitely not safe to use this stove and we wonder how Normandy thought it was an upgraded, good option for buyers. [name removed] designed with safety of user in mind. Extremely dangerous design. 5. The wood panel under the stove hood is starting to peel/warp. I am being as careful as humanly possible while cooking by making sure there is no steam or heat big enough to reach the underside of the hood. 6. The edge/corner/ends of the tile work should have better finished edges. With grout out of place around the edges, the aesthetics is not something I am proud of. 7. Bathroom door: The door leading to master bathroom was clearly banged onto the granite counter while opening the said door and was cracked while under construction. Someone patched it, did an extremely shoddy job and did not care to paint it. 8. Guest bathroom cabinet side has a chipped off section and it has been painted over. It is still clearly visible. 9. The floor alignment in the master bathroom toilet area is just visibly bent?! Just looks like seeing something in a bad mirror. I am not able to explain it well. Once you see it, it is very difficult not to notice it. Looks like the work of an amateur. 10. Painting of the front door and almost all doors in the house is very rough and looks like a rookie painter’s job. 11. There are few places where the wood floor looks like it is warping but the construction manager tries to brush it aside saying it is normal. Our previous home of 20 years does not have it. I don’t think it is normal. After few years it is going to warp. 12. There was a damaged panel in our wood floor and someone came to fix it. They removed a panel and replaced it. That left us with a squeaky floor. The next person filled it with glue, but it is still not done well. This is right in front of the refrigerator. It is highly likely that the panel will crack, if we pull the refrigerator to clean under it. Warranty: When we request for a warranty claim, one they show up weeks after the claim just to come and tell us that it is not covered under warranty or nothing can be done. So, what is the warranty for your warranty department solving our issues? There are many more cosmetic issues that should/would not be there if it was done by a skilled labor and if Normandy’s quality maintenance person had done their job with care. If something goes wrong with the floor, we do not have any spare wood panel to fix our wood floor. Same with tiles, no spare/extra left for future repairs. I would have greatly appreciated if Normandy had paid attention to small details and planned to leave material for future repairs. Small details like these will let the buyer know that Normandy cares for their customers. That in turn would assure me that major details would have been perfectly taken care of. Now, I have to be thankful for all the inspections put in place by the county and city to help buyers. If and when all above items are taken care of and get fixed I will revisit and revise this review. Thank You

I am not sure that the quality is top notch. Also it takes a number of nudges to respond to customer issues. Its not easy to report issues to your customer care too.

Sales rep are nice. Getting things completed has been difficult. After closing I felt like building manager and warranty people don't really care about fixing the things that needs to be repaired. Keep getting run arounds and the service wasn't as good as before closing. Seems like once you close they don't care about providing excellent service. LeAnn and [name removed] has been good though and follows up with things.

There is a gutter missing above my garage door. Created multiple requests. Now they are saying that it can not be added. I checked all houses which are of same model and elevation of my home in our community and they all have gutter which are constructed before and after my house.

I love my Normandy home and would Absolutely buy another home build by Normandy in the future. The builder does everything he can to insure satisfaction from the homeowners. Each time I have had a concern, customer service quickly responds to my email. I am a proud Normandy home owner!

as part of the HOA fees, it is reported that they will help with landscaping with the front yard. It appears that they have removed previous flowers, but the flowerbed remains empty. It has been like this for over six months.

Continue to have issues with AC for over 2 months and still hasn't been resolved. The dead tree still hasn't been replaced. But both the tickets have been closed, so no one responds despite multiple follow-ups.
