[name removed] has been great. I'm just disappointed in the lack of craftmanship by the trade partners. It seems that the focus is just on passing inspections and not on doing a quality job. My subflooring should never squeek, there should never be a crack in the drywall because they put a joint in the wrong spot. The AC should never blow directly on you. Unaware of the cost of trash service (extremely high) that is contracted out of City of [name removed] [name removed] Sanitation and to a private company... and Republic Services charges double the rate. I felt that should be negotiated by [name removed] or the HOA. I was told by Republic Services that it is [name removed]'s responsibility when they did the initial community planning & setup. We left no choice to select but the default service plan (no choice of size of bin - must select the biggest one, no option to select no recycle). $100/month for trash & recycle services is extremely unreasonable & wasteful of money.

My warranty specialist [name removed] has been great. He's been super responsive and always checking in to make sure things are running smoothly for my home. I have other friends who have purchases homes elsewhere and they have had nightmares after closing. Its been great to know that I can still communicate with someone and ask for guidance, even after closing. I would definitely recommend [name removed] and even tell my friends now that they should look into the other homes being built.

[name removed] IS THE BEST PART ABOUT [name removed] HOMES. [name removed] goes above and beyond at every single turn to make sure that I am happy with my home and settling in well. He is professional, friendly, knowledgeable and an all around fantastic resource. There are many things that are out of his control and he still makes sure to get them handles.

It was an overall great experience. [name removed] and [name removed] were amazing to work with. Also, the closing gifts from the Olson Company were extremely thoughtful and a nice touch. Since closing, [name removed] has been extremely helpful and went as far as dropping off products for upkeeping my home. I’ll definitely recommend [name removed] to friends and family (I’ve already recommended to my uncle who is in contract on an expo walk home in phase 6)

It is clear that some of there were corners cut with the quality of the workmanship on the home and some parts of the overall design were not well thought out. The main issue is the garage of the ADA [name removed] model is sold as a 2-car garage but when 2 cars are parked inside, the door to the Leading from the garage to the house is unable to be opened. With 1 car parked inside, the door to the house swings inward and extends to the length of the car’s wheel-well. It is severely misleading to sell this property as a 2 car garage yet only have 1 car. Also on the note of functionality, the signs for home address are not functional. They were first installed facing the back of the property. In what world do you drive to a home or neighborhood and find the specific home you are looking by driving around to the rear of the home first to check the house number to determine if you use at the correct property? Numerous delivery drivers, packages, and mail has been lost due to poor address design. Functionality needs to be primary in the placement of the house number. It is so bad that it has even affected emergency responders. A neighbor called 911 one evening and when emery responders pulled into the community, they Could not find the family in need because they did not know which town home was the home that called for help. This is simply unacceptable.

I had such a great experience from sales to move-in, the team worked really hard to meet deadlines and ensure quality control. One thing that was kind of unique was the shortage of parts for appliances. I didn't understand why [name removed] couldn't get a fridge but I could through Best Buy myself. It seemed like [name removed] was limited or held hostage to one purchasing company so I had to go buy my own fridge and have it delivered. [name removed] sure if this is fixable in the future. Otherwise and overall, it was a great experience.

[name removed] was prompt in responding to our maintenance requests and coordinating any work either the contractors. He is also just pleasant to talk with and with take the time to answer all your questions no matter how trivial they might be. Give this man a raise.

The Olson Co has been very friendly and helpful during the purchase and move-in process. It's clear that they take pride in what they do and want to see their homeowners satisfied. That said, there are several examples in my home where it feels like the builders cut some corners to get the project completed by a certain time. For example, various finishings around the house (base boards, edges between flooring or tile materials, etc.) are a little sloppy and seemed to be completed haphazardly. That final touch would have gone a long way in getting a higher rating.

like mostly everything, dislike: dealing with republic trash, directv dish installation services, apparently the comdeck above needs to have a whole drilled in and prepped after with weather proofing so that the directv installer can run the wire down, both installers refuse to do it for liability reasons, they said they did not want to be responsible for the rooftop. spectrum cable is horrible and technology wise just subpar to all that directv can offer but directv will not set up a satellite up there so it's pointless to tell new buyers that we can have directv. i had to deal with all of this for 2 weeks and no tv. Just something to be aware of.

I loved that we were able to customize a lot of things, but I wish we had more options when it came to customization. I was really disappointed with our "designer" at RDS ... I felt like she gave us some incorrect information about options available. I LOVED the weekly update emails ... I wish we had gotten even more updates of our place throughout the process.

[name removed]'s guidance to every part of the house during walkthrough was very thorough and helpful. [name removed] walk office's representatives, [name removed], Jan, [name removed] were all very kind and professional. They answered my questions and address concerns in a swift manner. Working with [name removed] with wells fargo was a breeze. [name removed] having to go through separate broker was great. Wine bottles and welcome home gifts were such a nice touch. Design studio was very fun to choose. Being able to observe the house being built from ground up was exciting and weekly email updates were very helpful.
