Pros: - Allowed customizations on the floorplan. - Allowed some flexibility throughout the process. - Corrected/modified plans during process; able to notice some irregularities and work with customer. Allowed some alterations from ... "red" lines. - Quick responses on inquiries throughout process. - Listened to customer's feedback. Not really a con, but: - Some limited selections due to near end of phase out of neighborhood? like faucets, sink selections, doors. - Difference in opinion on kitchen design layout. - The subcontractor's "red lines" are different from initial layout.

Sales person service is very good, but the house is giving wind noise and showed asked them to verify but they say it is normal but I dont agree with their answer. Also the back patio water is stacking.

Sales person [name removed] is an amazing person ...listens patiently and makes sure every question is answered and addresses any concerns in a very timely manner ! Over all purchase experience is amazing with [name removed] ! Few issues with builder in terms of pending issues prior to closure where by we have to remind multiple times about the same item but were taken care of at the end ... over all the experience with the builder could have been better !

I want to say this, for a brand new home, I am stunned at the number of repairs, being lied to by Shaddock Management and the general lack of caring to do things properly all in the name of just getting things signed off and closed. Now, besides [name removed], our Sales person, [name removed] has been the most helpful. However, it is evident he is a one man show as he tries to get things done.

Our experience with [name removed] was great, he was very patient during the process of purchasing our home and knowledgeable about elements important to consider including. The design experience with [name removed] was enjoyable, we did feel there was pressure to select items without truly knowing how they would look in our home, though she gave greasy advice and guidance throughout the process. Our experience with [name removed] was stressful, he was polite and professional but it seemed we needed to micromanage all details to ensure things were not missed, the quality of the work from the team was very inconsistent and not up to the standards of a million dollar home, i.e., uneven surfaces, shampoo niche in bath 4 shower being off center and the shower floor not being deep enough, crooked vents. A lot of times we would catch things after they were done and we were told it was too late to correct, I often felt that I could not enjoy the the creation process of the home because we were so worried about mistakes happening, not being managed or cared about. The experience with [name removed] has been nice, he seems to care about our concerns/needs and will always give us honest answers to our questions. It seems almost every request we had put into warranty had been acknowledged and taken care of.

Items from the walk through were not ready on time. Since moving in there are new items failing every day. The main sewer line has bellied, the dishwasher has never worked. The floors have what we believe are excessive gaps, the tankless water heater wanders between hot and cold water even on the hot setting. For the amount of money spent on a new house we have experienced the exact opposite of what we should have. The only thing matching the number of issues are the number of excuses.

I don’t even know where to begin. The quality of the home is so far below standards of what we pay. If it were built well, we wouldn’t have warranty items daily. I could write a novel. If it weren’t for the location of this home, we would absolutely be moving which is heartbreaking after what we spent on this home. Our last home was highland. We lived in that home for almost 10 years. I would recommend Highland to anyone and regret building with shaddock daily. We loved the design but clearly quality does not come with a good design. What a tough and incredibly expensive lesson for us. We saved and invested so much into this home and have to spend tens of thousands to get it to where it should be along with an obscene amount of our time turning in warranty items repeatedly and staying home for repairs. At this point we’ve collectively stayed home 30 days at least. A full month of work missed in 5 months. It’s beyond unacceptable so no, we would never recommend [name removed]. Your people are nice but unfortunately that doesn’t make up for the poor quality that appears to be consistent with [name removed].

My wife and I have built four homes in the last 25 years. I can honestly say throughout our 4 builds, we have never worked with anyone like [name removed] the warranty manager at Shaddock. He is truly exceptional at his job and made certain every warranty claim we had was resolved quickly and with quality workmanship.

COMMUNICATION. First two construction managers were a huge disappointment - [name removed] and [name removed]. Neither could answer builder questions, no communication and [name removed] had "no clue" of the building process. Thank you [name removed] for stepping in and saving the day with my build! Seems each time I visited the site, [name removed] was there and available for questions. It is because I experienced two extreme ends of the spectrum that the ratings are as noted.

The people were the best to work with. [name removed] in sales, [name removed] during the construction, and JJ with warranty. All three individuals communicate well and care about the homeowner. [name removed] is very responsive and we truly appreciate his commitment.

Original estimate was roughly 15 to 18 mos the build and our home was completed in 10 mos from contract to move in. Our salesperson - [name removed] was excellent all the way thru the process.

We have had a horrible experience with this home. We would move tomorrow if we could. The quality of construction has been so poor and the issues we have had since moving in have been nonstop. Managing the warranty items was a full-time job for the first 6-7 months - and I’m not exaggerating. I have a spreadsheet to track everything. If you built the home well, it would have saved us countless hours to manage repairs after moving in. If the repairs were made timely and without repetitive follow up requests, you would have saved us a lot of time. I am concerned for families who cannot miss 30+ days of work to meet trades on repairs. It has affected us in so many ways and because of our horrible experience and the quality of this home, we have spent so much additional time and money to get it to a reasonable quality and still want to move because it’s been such a horrible experience. I would not recommend [name removed] to my worst enemy. We are not the only ones who have had such a horrible experience. If your repairs had been done correctly we would have avoided the mold we had in our home for months, the months to remediate and repair the mold. If you’d built it correctly, we would have avoided all of that. Our prior home was built by Highland, in 9 years the only repair we had was a window that had condensation. We regret building with [name removed] daily and only wish we had more thoroughly vetted the quality rather than assuming it would be on par with Highland homes. A home I built for 1/3 the price of this home. It’s been the worst experience possible for us.

Nothing, the warranty process, so far, has proven to be a complete waste of time. Items entered into the portal were deleted without notification. When prompted, [name removed] indicated that some items were not warranty items but construction items. Construction manager and owner's indicated that these were warranty items that should be entered into the portal. And round and round we went until I had to start taking action. In concept, the warranty portal and set-up is a great idea. In practice, it's not working and I believe a large part of the reason is [name removed].

We had to do lot of compromises towards the end of the construction process because of the looming closing date. Major item was the the back splash in the kitchen. We spent lot of money on the upgrade for the kitchen/backsplash counter top but we noticed that instead of using single piece, two different pieces were used, with a cut in the middle of the backsplash. The whole beauty of using expensive backsplash was not realized.

Communication from the construction managers (2 before our final manager) was not good at all. Third (terry) and final was exceptional and [name removed] price went above and beyond to fill in for gaps among the building managers. Delays were tough but we understood that. The communication wuality was tougher to tolerate especially as time dragged on.

From start to finish this has been an absolute disaster. They painted it the wrong color, the laundry sink fell out and flooded the hardwood, the roof leaked, sprinkler system floods the front yard, the painters were blind, water heaters weren't connected correctly, and on and on. We're almost at a year in and still dealing with punch list items. [name removed] department is absolutely worthless.
