Likes: - Everyone(Manager and Builder) was friendly and made an effort to help whenever possible. - Manager ([name removed]) ensured proper follow-ups and addressed issues at a good pace. - Manager ([name removed]) identified multiple issues in the house and collaborated effectively with the builder ([name removed]) to resolve them. - Builder ([name removed]) identified and fixed several key issues, showing diligence and commitment. Dislikes: - Only one appointment was given at the design center, and a second visit or changes incurred an additional $500 fee. Charging extra without a second appointment included was unsatisfactory. - Construction delays were significant, taking almost 10 months to complete from the date of signing. - Numerous issues were identified before closing, making it difficult to accept the house in its condition. While the manager and builder addressed some issues, many remained unresolved even 30 days post-closing, despite ongoing follow-ups. - The warranty email was not received yet, and there were delays in addressing issues post-completion. - The contract clauses seemed unfairly one-sided, requiring payment for delays on the buyer’s side for closing but no penalties for delays caused by the builder. A more balanced approach would have been ideal. - Not even two weeks after we moved, water is not draining well in one of the showers.

We bought an inventory home in the Estates at [name removed] community 10 months ago. We recently discovered that the flooring material is LVP instead of Engineered Wood, as mentioned in the contract. We did try to get this addressed with the Sales and Warranty team unsuccessfully. The sales team initially said that it was a typo error, but when I persisted, they just changed the reasoning and mentioned that since we bought a completed home, we get it as-is. However, since it is mentioned as Engineered Wood in the contract and [name removed] is a reputed builder, I expected the house to have what is stated in the contract. We are very disappointment with [name removed]

Cosmetic finishing like the caulking around the entire house is peeling off, the engineered floors gaps are growing bigger, spiral staircase steps are cracking including the 2 wooden banister posts, the main door entrance are cracking, missing dryer vents at the roof are missing and this issue was noted by the inspector for [name removed] homes but was never addressed.The bathroom grouts are cracking

The warranty team has been wonderful! There are some items that the builder promised to follow-up that haven’t been completed yet. Along with them at due to the timing of the purchase of our home the cleaners weren’t able to clean the home because the water was turned off

The sales experience was excellent. [name removed] was patient, answered all my questions, and was incredibly supportive throughout the process. His professionalism and guidance were the primary reasons I chose to purchase a home in this community. The design center experience, however, was just satisfactory. The upgrade prices seemed significantly higher than fair market value. Additionally, a quick check-in during the build process to validate the design choices would have been beneficial. Post-construction, it felt like the systems weren't thoroughly tested, as several issues needed to be addressed.

Warranty team is outstanding in responding back quickly to any warranty request whenever we need to connect 3rd party vendors for resolving the issues. great commitment from JJ to support after hours as well.. the main concern for dissatisfaction is post sales/customer service I had few window damages which i got to know after moving and have written report from one licensed don engineering company and 2 other window contractors and all 3 of them confirmed its 100% window damages due to construction and should be fixed with builder warranty . However, the shaddock warranty team is saying its " inspector Assumption, 100% not true" etc all these outdoor things which we don't go to in these areas . This clearly shows shaddock doesn't want to stand by their product and poor customer service. I see all they want to leverage "cosmetic not covered class" and get away from fixing these issues . I had a great reputation for shaddock and it was one of the main reasons to buy the house. However , the post sales services are very disappointing and customer service is not at all a priority for shaddock from my own experience.

We really like the floor plans and the community location. But being a premium builder, [name removed] is giving very poor quality items as the standard options for example that ugly tile with out any other options in the standard selections.

The sales person was amazing and did a great job. We bought a spec home (it was built for someone else and I believe their contract fell through and the home came on the market and we decided to buy it) The meeting with the builder was good too and they promised to take care of the things we were able to notice. Anyway, we have now closed on the home and moved in 3 weeks back and noticed several issues especially with the kitchen. The cabinets seemed to have been painted and the painter has done a horrible job. Several cabinets have holes in it and paint streaks on it. We have opened a warranty ticket for these items and initially the warranty company gave us a hard time and said this is wear and tear which is not true but I showed them the holes in the cabinet and several places were paint from cabinets was already peeling off. This is extremely disappointing as even after paying over $1 Million dollars the cabinet paint quality is extremely poor. We have learnt over time since we closed that the home was built sometime back and it's possible the paint job done especially on the cabinets was by different painters. Anyway, we have asked the warranty manager to get the painter to come in and do a better job and repaint the cabinets in the kitchen. That is the least we can expect from a builder of [name removed] homes quality. We expected after paying so much money we would get a home with nicely painted cabinets. We are hopeful the builder and the warranty manager will take care of it. The warranty manager did send a painter to look at it and the painter agreed too that the paint quality wasn't great and we have uploaded several pictures and even the painter took a few as well and sent it. The painter did say it would be better to paint everything and we have asked the warranty company to do it and as I said we are hopeful that [name removed] homes will do that and stand behind their product and home they have built and give us a good finished home. Considering we have only closed for less than 2 months we are sure [name removed] home will take care of providing good quality painted cabinets. Overall build quality is good. Some areas like front door can have a better finish and more tightly installed. I was washing my porch with front door closed and still water came inside through door. Standing shower doors seem very flimsy and installed in such a way that when opened it blocks entry to master bed. Corner cabinets are made useless with unreachable storage. Think of installing lady susan at corners or provide double door for reachability. Electric vehicle charging port in garage should come standard. Cabinets door knobs are also not installed standard.

It’s been over 5 months since I closed the house, the issues in final inspection are still not fixed. Builder Brain moved to different community and because these were part of final inspection warranty person says builder had to fix. Builder changed his contact number and still says he will fix it. But I doubt he will. I need to get it transferred to a builder who is still working in the community.

Followups for pre closing items and after closing items was very bad. Moved in May 31st with pending preclosing items not complete and was promised it’ll be done on the day we move after we signed off the items. We were promised that the garages will be cleared if debris and bricks stored in the garages. Preventing us from moving our belongings in the garage. The lawn hasn’t been mowed as was promised us and several dead patches of grass and again was told they’ll come I future dates if these dead lawn patches won’t come back. Never happened. The 4 dining room windows are stuck shut that needed brick work to realign it. Did several followups and took u [name removed] end of august to be redone. The moldings on the spiral stairs took several followups u to Arrowhead stairs came to install the wood moldings missing on the stairs. Had to followup for metal roof flashings missing or not installed. Other minor stuffs required several followups. Overall, I rate customer service the worse for Shaddock Homes. I am not a first time home buyer that’s why I expected better service when I make a followup.Sent email to Shaddock Homes VP-Co Owner for assistance and got no reply. Sent a Google review and that’s the time I got a call from their customer service head office to straighten things up. How hard can that be to call your homebuyer if they’re experiencing unresolved items?
