Our experience with [name removed] left a lot to be desired. Initially, we thought a home was being held for us over the weekend while she clarified some questions we had concerning the house. The following Monday when reaching out to get our questions answered and setting up a time to bring in our check, we were informed she sold the "held" house. We found another home but had to reach out to corporate to execute a contract with custom items for our home. Her answer to all our customer requests was always a hard "no". After dealing with [name removed] for 1-2 months, I wanted to just look elsewhere for our home. There was change in the Sales Manger position which kept us from leaving.

As it was a spec home, I was told that I cannot change any interiors but my neighbor who also got a spec home was able to modify his interiors and add paint to outer walls. Also even though they had enough time, my closing was pushed by 2 days and no credit was given by stating the delay was due to back ordered material. This could have been totally avoided.

We have enjoyed many aspects of our experience with [removed]. [removed], the general contractor, was so informative and the home orientation was probably the most valuable to me. Being not only a buyer of a new home, but also a first time homebuyer, this experience was invaluable. Another aspect of [removed] that I think is incomparable has been their overall customer service. [removed] and [removed] have been so responsive for the smallest questions and/or concerns that we had before we closed, after we closed and even now since we’ve been in our home almost a year. From recommending vendors for us to make changes to our [removed] home to updating us on things going on in the area, they have been there.

I strongly disliked our sales manager [name removed], she provided a terrible experience for us with her lack of customer service, very late responses (if we even received a response), being disorganized, provided wrong information and and threatened (literally yelled) to cancel our contract because we didn't want to go with a slurry option on the brick. At one point, we thought of backing out as she was so terrible, however, our builder [name removed] was amazing and if wasn't for [name removed] we would have backed out. We LOVED our builder [name removed]! He was honest, realistic, and really cared about what we wanted and helped us get in contact with [name removed] when she would go MIA. Our experience was wonderful with [name removed] and he definitely needs a raise because of his wonderful work but going above and beyond when his counterparts at [name removed] failed.

Dislike - Contract - Initial sales discussion were fine , but when the actual sale is signed the sales persons are not up to date on design changes and terms . We will hear only when we ask after reading the entire document. In my case when I selected the model which is in May 2019 , i was shown the old design and told this is the model you will get when you build it , but in reality the model of the home was changed in Feb 2019 . I had to pay $750 to move the fire place because of the sale man sharing the wrong information. Build - Construction manager - Poor mangement skills, Never listens to the buyer concerns, Very poor working quality. My rating on CM is 0 . (CM* = Construction manager ) My overall experience and rating - My experience - During the red line meeting I have clearly stated I wouldn't be coming often to check the home due to my work nature so , i need full attention on my home and everything should be properly done as per the contract and what I paid for. 1. I asked for extra studs in living room for mounting TV . Construction manager says Yes, but never gets it done . [name removed] one week I visited , i asked the people working at site and I have got it done. 2. This is the biggest miss - I had buff motor in my contract and the brick team started laying bricks with grey motor and accidently i visited the site and reported . Until i reported construction manager doesn't know anything about it . When i asked they stopped work and there was complete a month delay waiting for brick. If CM would have done smart work this situation could have been avoided . No proper ownership. 3. grounded pipe line request - I requested for grounded drain pipe line but my request was refused and I have clearly mention the next home me which is shaddock has grounded and I am not why ? the answer i get is every home is different which doesn't make any sense to me comparing to the drain line. Poor quality of service 4. No proper walk through of home during the mile stones check - I am very unhappy the way it is handled. 5. I have extended my kitchen Island to 8foot and I was told the island will be extended to the right side towards the nook room but it was extended to left side towards the refigrator and now i have problem I can fit a smaller refigrator but i can't access freely its very tight. Was this supposed to be checked by Construction manager ? I have known this after I moved in and when trying to fit the refigrator. I am not sure whom to report this and how to get it fixed. I have to live with this entire life. 6. Backyard and front lawn - Very poor quality of service , the whole lawn has lumps and up's and down. I have reported this and asked construction manager to come over and look at it , he refuses never replies on that , but suggested to add fertilizer . I am not sure how fertilizer will helps closing the lumps . My Kids often fall due to the lumps. And water doesn't drain properly from the corners . VERY POOR QUALITY 7. Air conditioner filters - Air condition filters were suppose to change before handing off home to me. But they were never replaced . CM doesn't know about this. 8. Worst thing one can expect - The home was not cleaned , only the floors were cleaned. After I moved I observered the windows were never cleaned , they still have dust from the construction time . i haven't cleaned it , I am waiting someone from shaddock to come and I can show them. 9. missed Air duck on one of attic space. I had to request it to add it . 10. Mailboox keys - Until the I asked for the mail box keys i wasn't given . It took close to 4 weeks to get my mail box keys. For which i had to visit USPS couple times to get a new key, because the sales teams says its buyer response to get the keys from USPS, but USPS says builders are supposed to be picked up. misses done after the hand-off- 1. garage Key pad was missing and until I reported CM doesn;t even know about it . 2. towel handlers missing , not fixed but they were left of the sink bathrooms. Same thing until i reported CM doesn't know about it . 3. kitchen island messed up 4. Alaram setup - The alaram was beeping due to the bad connections and this was happening before I moved in but CM doesn't know about this and he never checked it out. I had to live with that crazy noise for 2 day and night after I moved in. Home built Quality - 1. Poor concerte quality and work - My drive way dusts from the day one I moved and I was thinking it will go away in few weeks , but it doens't stop. Your warranty team doesn't support for bad quality of product you give to your buyers. 2. Air conditioners - My Air conditioner broke 2 times due to gas leake , bad fileters and power issues. I am not sure what shaddock does quality checks on this ? I had to live without A/C for 1 week everytime it fails. 3. Poor windows walls quality - [name removed] even one window is proper and proportionate. When you measure from top to bottom there is definetly a 1/2 or 1/4 of difference you will see . They all are not even . Which tells the construction labour skills and quality. Very disappointed on this . 4. I have lot other listed and opened tickets with warranty team. I was expecting issue like cracks and other which are okay and reasonable but never expected I will have issue with quality itself. If in case if this is visible to upper managment I would like one of them come visit my home and take a look at it and answer me to my points I listed above. Overall , my experience on quality and managment of [name removed] is wrost and never ever recommend anyone. [name removed] seeing a value for the money I spent. Like - I like all the shaddock plans , the finishing appearance is good. The hardware products used are good and standard.

Our contract went smooth. When our lender took little longer time than promised [name removed] homes accepted any extended our contract for one more week to close our home. I appreciate [name removed] on working with us thru out our home buying process.

I’m in the industry so I don’t expect perfection when it comes to buying a home, but I can confidently say that my Construction Superintendent was phenomenal and the home is fantastic. Outside of the typical things you may find after you close I wake up every morning very impressed with the home. Thank you!

Shaddock Homes was the first builder we looked at when we decided to relocate to TX. The look, style, design, finishes, and quality stood out above the other builder homes we saw. Everyone kept in very close communication with us throughout the entire process, which was very helpful.
