Maintenance issues. Issues with heat differential and a few other critical complaints that were promised to be fixed at the time of handover are still not done although the construction manager promised that those have been fixed. In the 11th month inspection those issues were identified as not fixed. In effect I was gullible and trusting which the shaddock team took advantage of. Also their roofing company is yet to provide a complete fix for the roof repair in spite of multiple visits..

The house can’t keep up with the temperature and that means it’s not sealed correctly. [name removed] didn’t give me form sealing for the attics but other house owners got that and I didn’t. I have had many issues since I moved into the house, everything has been addressed my [name removed]. He is been great working with but not happy with shaddock because most of these issues could have been avoided if a good quality check were to apply. We had no power for an entire night during summer and electric company found out that the wire builder pulled to my meter from the box was fried up. So i couldn’t run AC and it would trip the entire system off. And also we had leaks on the ground all around the house. Again, this is the quality of the build we get from shaddock for the money we paid but according to shaddock and the sales manager of inspiration says these are standard issues. We had leak on the porch like three times and they couldn’t fix the first two times. They hid a wire behind the kitchen cabinet and during the construction time I called out to the old builder ([name removed]) but clearly she didn’t care and her response was the trades will do whatever necessary. And we are wasting our precious time to warranty calls to fix these issues. I gave given a written feedback about the Contruction experience previously and it seems like nobody cared about.

Overall, the build process went reasonably well and we are most satisfied with the results. The handling of warranty related issues has and continues to go rather smoothly.

Any response to a request raised will be utterly nonsensical. They never visit the home to check or even reachout to understand the issue.

There was no blue tape walk through. The doors were not finished at shaddock quality. Have seen loose trims and unpainted upper sides of doors.

Quality of materials used. Clearly, corners were cut to save money and this is incredibly apparent with the windows. If it weren't for [name removed], we would be out A LOT of money to get these fixed.

I have brought up the issue of the dead tree in my front yard many months ago. I spoke with [name removed] on November 9th, 2021. He told me to send him the photos of my dead tree which I did on November 10th via text. Since then I have texted him twice, email once with no response. I am retired military officer and I take care of my property, therefore the issue of the dead tree was not due to negligence on my part. I am deeply saddened with this situation, so I am going to schedule an appointment with the owner of the company in order for [name removed] home to do the right thing.

The entire process was a pleasure! First and foremost, Liam and Chloe were an absolute pleasure to work with, going above and beyond to ensure we were taken care of. Liam was a true professional, helping us negotiate a contract where we could meet in the middle. Chloe was exceptional—thorough, detailed, and organized—making sure everything was perfect. Tessa was also wonderful, keeping us up to date with progress. Leslie from design was a true delight to work with as well. Even the closing with Capital Title was exceptional. Stacy and Beth from Capital Title were amazing.

Our warranty manager, [name removed] has been extremely helpful and attentive, always handling any situation promptly with attention to detail and full follow through. He's always available to assist and keeps us in the loop with the progress of the repairs. A lot to be said for that!!!

1. Very poor quality of workmanship (our upgraded $40K Engineered wood floors have several areas where it is not leveled), chipped wooden floors in main areas(study, foyer, kitchen, great room) 2. Sheetrock not fixed properly in the garage 3. Garage door making noise when closing in 1-car garage 4. Trim not fixed properly in the left side of the 1-car garage 5. Leaks from Master Bathroom glass screen adjacent to master tub 6.Paint not done well in kitchen cabinets (above vent-a-hood)-streaks of paint makes it looks poor quality. 7. Exterior faucet in the front requires caulking in the wall (gap is exposed and not secure) 8. Warranty manager and dashboard to report is NOT responsive. No communication and delete the issue without responding back to the customer. OVERALL, TERRIBLY DISAPPOINTED with the [name removed] build and would not recommend to anyone. Feel like the house has only been 80% or 90% completed. Even after the contract was signed I was expecting the remaining items in the change order to be completed before move-in but was told the house will be given as-is which was very disappointing. I also feel proper thinking was not in place when designing the fence/yard doors as I can't even bring in the trash bins and now lost the utilization of 3rd garage for storage of bins. Proper thinking, planning and oversight was missing during construction of this house, no wonder why is was in market for such a long time.

uncertainty of schedule, poor quality of work especially the bath frameless shower glasses from united mirrors. they replaced one and all it is not fit properly. there are a few electrical sockets that do not work, touch up left etc.,

We have had several quality issues with our home that are still outstanding. The below reflects the more major quality concerns. - Our master shower has been leaking into the walls. The issue was visible in September and we went through months of “what vendor was accountable” before it was repaired in February. A few months later it became apparent that the shower was again leaking. This repair is underway after aggressive pushes from [name removed] to get teams here. - Our roof was installed incorrectly with the dryer vent being roofed over. The roof has been patched but the integrity remains to be seen and the mold growing in the garage has yet to be remediated. - Our AC unit was installed with a book manual in the blower motor and a repair had to be made before we moved in. The exterior unit broke in November and was repaired before breaking again less than 24 hours later. The AC team has refused to remediate appropriately and the issue is still outstanding. - We had a patio extension added on and during the winter weather it was apparent that this was done without prior tie ins to the existing porch as the elevation difference was roughly two inches higher on the extension. - We have a crack in our foundation that was reported in March with adjacent cracked interior tiles. We have yet to hear from someone to evaluate the problem. - While updating some of the lighting in our bathrooms we discovered that the builder installed lights were not grounded appropriately along with large holes in the Sheetrock from poor installation. We were lucky this did not cause a fire.
