The house itself it an absolute dream and [name removed] has been over the top with getting things fixed. The only problem we are still dealing with is our front drainage ditch is wet almost all year. There has to be some issue with the development because it seems to only be a problem for the 5 house on our side of the street. We were told it would dry out 24-48 hours after a rain and it sometimes will be wet for 2-3 weeks.

This was our third house to build and it was the most amount of work, follow up, and miscommunications. I obviously understand the building process and [name removed] was the worst in all my homes.

[name removed] warranty service is generally good, [name removed] is very responsive and professional. [name removed] concern is that we've had to have service on nearly every appliance that was installed: HVAC, Range, Dishwasher, Freezer, and Beverage fridge. With the exception of the HVAC which came out same day it was reported, everything else takes more than a week for resolution. [name removed] one exception is the freezer, I called Sub-Zero directly and they repaired it within a couple of days.

From the first time we stepped into the model home we felt welcomed. [name removed] was extremely attentive and professional. She made the home buying process very easy and stress free. She turned us over to [name removed] and he was exactly the same. Absolutely awesome and professional from the beginning to the end. I never saw a disconnect between the two which made everything seem seamless. This extremely Important to a business ower like myself who has limited time to deal with extra unnecessary stuff. They wereboth awesome. I can go on and on but I sincerely thank them both for this exceptional experience.

Overall, [name removed] has been great. The items of concern for us are the wood floors. [name removed] very happy with the overall product (gapping, unevenness, "cracking" sounds, etc.). We have schedule the flooring company to come back out in February, but based on the first few meetings we had over these concerns, not feeling very confident.

I have submitted several issues multiple times on the warrenty page. I notice something hasn’t been scheduled so I check the page to see an update, and it’s no longer listed as an option issue. I have submitted one 4x now. Also dislike how many vendors are needed to correct one small issue.

While [name removed] the warranty manager has done a great job of getting the warranty work complete [name removed] and [name removed] didn't. meet their commitment in cleaning up a drainage ditch. In addition, [name removed] (landscaping) didn't meet their commitment in fixing the front yard where [name removed] construction trucks destroyed the front yard. It seems [name removed] doesn't care about other property after the sale.

Our warranty [name removed] [name removed] is very responsive but after it leaves his hands and is left in the hands of the subcontractors the process is tedious, frustrating, and extremely long to resolve the issue. I have been dealing with replacing dry wall due to a workmanship issue with the plumbing since June - 110 days. In order to repair the leak and subsequent damages I have had to deal with 7 different contractors coming into my home at 7+ different times. 1 plumber to fix the initial problem, 1 to remove the mirror, 1 to remove the granite, 1 to remove the plumbing, 1 to remove and replace the cabinetry, 1 to do the dry wall repair and finally the last one is here today to redo the drywall and paint since the other team did not do a quality job. I did not count the times that the granite, mirror and plumbing teams had to return to put back on/in the components. This is a major time waste for the homeowner needing to be home for each contractor - in addition to 3 of the trades needing to be rescheduled because they did not keep their original time commitment. Recent example is that the painter was supposed to be here at 1130 today but did not show up until 1. My time is valuable and to have me miss work and sit around playing the guessing game of if they will show or not is very frustrating. I have had contractors call [name removed] and tell them we were not home when we were, it was just easier for them to no show. Formerly I was the Quality Manager of $9M drilling machines - while the product is different the process should be the same. Having your customers manage 6+ different contractors to come in and do 1 repair is unheard of. I kindly recommend for any sort of repair hiring a general contractor who is responsible of all aspects of the repair - that way the home owner only needs to schedule 1 person. I am sure many of your warranty issues are repeat due to poor workmanship. May I kindly suggest looking at the trends and then putting in corrective actions for the subcontrators? ie in the form of training or work instructions? It could save you hundreds of thousands of dollars (if not more) if you leveraged a typical supply chain and warranty program like they do for products. Seeing repeat warranty issues from house to house that could easily be rectified is more work and money for [name removed] resources.

Our first warranty guy never returned calls or schedule issues to be fixed. Once he was gone, [name removed] our new warranty person as been on top of things. The one item we have been shocked with is how much was missed by their so called quality control group. Things that should have been caught by this group, [name removed]. Has had to get fixed. Hopefully we catch all the issues within one year.
