Poor interior and trim quality work , if asked I was threatened by construction manager with delay in closing my house . I can see those issues still exist and raised the warranty manager has said those are damages during construction which was not fixed .

Things we disliked: 1. The design center window of 3 hours is too short. There are other builders comparative to [name removed] who give more time to buyers to understand all options better and make right choices. We felt that some of the design options were not even presented or discussed during our appointment. And we feel like we missed on them. 2. Construction Manager could have done much better in ensuring that whatever is on the home plan is actually built. We had to point out so many things that were missed out. Also, even after pointing missed items on the signed home plan, we had to argue and push the manager to get those implemented. The house standards are not maintained from house to house. On all other neighbor houses built by [name removed] the rectangle glass window above walk-in shower is obscured, how it is supposed to be. Even after we paid for that upgrade, we were only given glass window above tub as obscured and the glass window above walk-in shower is see-through. Not a great experience. 3. The sales team is short staffed. Getting something done with help of the sales manager required tons of follow ups. Nonetheless, we appreciated what the sales manager has done for improving our overall experience with Shaddock Homes. Things we liked: 1. House build quality is good and looks modern. 2. Quality products and standards were used which are much appropriate for today's times and for long lasting.

Somehow they couldn’t identify how the traffic noise is inside. When we noticed before purchasing it wasn’t there . After fixing issue with back door seems noise started coming

At first made an offer to a lot, myself and the Sales agent signed it but [name removed] management did not approved it and I was not even given a counter offer. This incident make me feel disappointed on the Management response and not offering the counter offer. However the Sales agent, [name removed] brokered another property which we are in love with. [name removed], has been very professional, friendly, responsive and always act in our best interest. We are very happy!

Warranty service is good and I don't have any complaints about it but I not happy the quality of few items provided in this house, they are not as per the standards provided by Shaddock and I have brought this to the attention of the construction manager which they have not resolved it. For example : Driveway (aggregate) provided by Shaddock home is totally bad and not as per your standards

Contract Signing was a breeze and we had heard of [name removed] as a great builder . However, after it became a nightmare. It took almost a year for the walkthrough when we realized the builder changed the 3rd time already. The house was literally sitting to be completed, while other spec homes that started 8 months after ours all were being worked on. Inspite of continuous follow ups nothing moved and the last nail was that the Sales Manager also changed. Instead of 12 months it took 19 months to finish the house. Even for basic finishing we had to push the Builder- Like texture issues, finishing issues with flooring, fireplace etc.It was a stressful closing which was moved by a month even after signing the contract, and without any notification that it is moving by a month. We love our house , and the lot. However, experience with the builder was not what we expected from a builder like [name removed]. Even warranty has not been very helpful for the issues we found after we moved it. Every time there is a request there is at-least 4-5 email exchanges to get the manager to submit a work order.

I would get the run around alot during the building process. The warranty side was much better and even when something wasn't covered, [name removed] would explain why it wasn't.

The house is 2 months old and unoccupied, but 5 of the doors have crack right below the door latch strike plate. When I called my builder he uses one or the other excuse and tell me someone yanked the door. I know that's not correct, because 4 of these 5 doors have always remained open.

Cabinets are not covered under warranty service. It is installed badly , and rusted with in 6 months.

The purchase experience was overall good, it was just because the Sales agent was keeping up her word per contract through out the process. Sale person [name removed] was very instrumental in her job, committed towards best customer experience. [name removed] should continue to keep good people in their team and appreciate them for providing best customer experience. During the building process she was very helpful in guiding in selections patient in working as per customer needs, [name removed] has always balanced between the customer needs and current market situation. She was very organized in work and does not miss communication. During the building process there was a Major structural change done without any intimation, [name removed] has done an wonderful job in negotiating with the Builder to ensure that the corrections are made. I would recommend strong instructions given to builders on deviating from agreed structural changes. Builder [name removed] has done his part after few hiccups in the process of building. As it comes towards the end he has done excellent job in making sure the end product is good. Good demo was given by him and he exhibited excellent people skills. Overall the home was built, it took quite long to build end of the day it is as expected. Happy to live in Shaddock home. Thank you [name removed] and [name removed] for your efforts.

We disliked the design studio as it was really hard to visualize what everything would look like together because we only saw one piece of tile We dislike how the fireplace was put together, there is only shiplap on the front side of the fireplace and not wrapped around, whereas other [name removed] homes we walked have it wrapped The brick was laid poorly and it was not painted very well. There is a missing shutter.

Dislikes 1. [name removed] used for my construction was not really as good as I expected . Wood quality was poor when compared with other builders in community. 2. Builders were not consistent. I had 3 builders ( construction managers) during entire construction process and some requirements were missed in transition. And during every builder change, my home got delayed by 1 -2 months during their transition. 3. Masonry work was so poor. lot of cement holes, bricks not in alignment and too much cement ( Mortar) between Brick joints ( more than 10mm) 4. Designers in Design studio are very slow in grasping the requirements and feeding into system. Ended up with extra meeting and extra hours fee. 5. I totally felt ridiculous with model concepts ( like "Creek wood" or" Spruce wood") which limits buyer to select options.. Limits options to cabinet paint, Vent hood Models, 6. Front door was installed with wrong model and ended up with Non-factory finished model during home close... 7. Kitchen Island Stone selection option at vendor site should be provided to buyers. 8.I signed contract in September 2020 and my home got closed on Jan 28 2022. Too late Likes I am glad to have "[name removed]" as my sales manager. She did amazing job, stayed very patient, answered all questions...She was never rude, never showed frustration and answered all questions during transition of new builders. I am also happy with my last Builder "[name removed]" though he took charge at the end of my construction. He was also very patient and tried his best to get the home wrapped ..

Long delays, bad communication, lack of transparency, bad project management, poor service to the customer, hassle and stress during closing and move in. House delivered with issues and low quality, rushed up final acceptance and made us sign without accepting our inspections complaints, and finally rodents infestations in the house when we moved in. Terrible experience and regret of choice!
