The whole experience was a nightmare. Build took 2 years, multiple builders, multiple sales personnel, and then multiple warranty personnel. Having to put more than 2 tickets in for issues, lack of communication, dead plants not replaced, and overall lack of pride in the product or customer service.

No proper response from the warranty team. 1. During closing [name removed] turned down the request to move the closing date by a week. However now there is a leak in my window and I am sitting for 3 months without proper communication. Each time when I reach out I get an answer that we will come. 2. Same with door’s lock. 3. Lot of nuisance with next door construction. Builders are not willing to listen to us and work with us. We are very disappointed with shaddock.

Likes: The people. (1) [name removed] - He always wanted to make sure we get our dream home, and did whatever was within his control to get us closer to that(structural upgrade customisations, brick selection, getting us add ons like christmas lights that were inadvertently missed etc.) (2) [name removed] - His work ethic was impeccable; Within what [name removed]'s policy allowed, he made sure he did the best for us; He gave us clarity on what is possible and what isn't; He always kept his word; Was thorough and meticulous in his planning and work; Gave us genuine advice where we sought his help; And he got us past the finish line (3) [name removed] - During his brief stint as construction manager during the initial planning stages, he advised us on avoiding some customizations we were planning (powder, utility, jr master entry etc,) which we eventually realised were very good advice. (4) [name removed] we had some issues, [name removed] intervened and took the time to help arrive at an amicable solution and tried to make sure we finish with a good experience overall 3 Suggestions for Improvement: (1) Plan Document Coordination: The plans given to different teams like framing, foundation etc. are sometimes dissimilar or not coordinated and can likely lead to significant errors. A centralised oversight/checkpoints would be helpful to avoid irrevocable errors (2) Training: A culture of quality should be achieved through better training. Even though trades are brought in by construction manager, they should be trained on basic quality principles by [name removed]. They should be trained to not just make things 'functional' but also to give a 'quality output' e.g. doing that extra tap with hammer to make sure there is no gap when laying nailed down wood, or discarding bricks that look too discolored, or making sure soil is compacted properly before laying sod etc. Some of the trades tend to rush the job to do more within a day, and quality becomes a direct casualty (3) Proactive Quality Checks should be done by construction manager or superviser, not at the end of a task, but at the beginning of a task. It is expensive to correct mistakes, but if you can catch it early, then the rest of the task would get completed with better quality. This small, planned time investment in quality checks could potentially become a big diffferetiator for Shaddock Homes and help improve the brand equity

Design selections were few and overpriced at the design center. To get the house we really wanted we had to choose many lower cost items and then redo after closing ourselves. Salesperson [name removed] was very nice and easy to work with. There were quite a few mistakes made while building the house that were eventually corrected but it was rather frustrating to have them happen. After closing we are finding walls that are bowed and out of square, shower drain that was never connected, & plastic trash in the bottom of the shower drain. As a builder myself, I would attribute these problems to the trades who work for you, they did not seem to care that much about the overall quality of their work. It was also frustrating to ask for things to be done to the house that [name removed] just did not offer or would not do. We understand that you are not a custom builder but things like adding a couple of windows, changing the color of the windows to black on the inside and outside, or adding a different bathtub were just met with a no. At this price point of more than 1 million dollars, this should not be the case. It's something that I would think would only apply to very inexpensive homes. Would I buy from [name removed] again, sorry, no. It's not a bad house, but it's not a great house either and for the price it should have been better in all the ways stated above.

Warranty Manager [name removed] is the only good thing about [name removed], he empathizes with us & helped us a lot in fixing the water leak, dead tree & electrical issues. He is very prompt & calls us immediately once after we submit any warranty request.

Lack of communication, poor planning as far as getting contractors lined up at appropriate times. The build process took twice as long as projected. The wood floor wasn't installed properly per the manufacturer guidelines, effectively voiding the manufacturer's warranty. The landscaping was done poorly. The grading of the ground was done poorly. Other than that things have been great. It's a beautiful home.

The biggest struggle has been the internal churn inside [name removed]. From the buyers perspective, I bought a home from [name removed]. I should be able to submit a request and it gets handled behind the scenes versus being told by one associate that it is someone else's to do.

Attention to design details which are hard for an end user like me to know till we move jn the house, we expected the design and construction team to think through these aspects 1. The oven doors cant be opened fully without opening the pantry door, the pantry door collides with oven doors, this as i found out later happens in the model home too ( [name removed] plan) but no one advised about this 2. Light at breakfast area is centered in the hall and not sure how we can put a dining table there without blocking the back door and game room entrance, this is not a problem in model home as there is sliding doors. I am very dis satisfied about the end result after spending close to $1M for purchasing the hone 3. There was a dead skunk that took the team 3 months to figure out where it was and clean up the smell, apparently the smell still persists, i am even worried to move in my family in there and lives in our current home till today, we decided to move in hoping it will go away, but un fortunately when the heater or a is on, the smell still comes in, i remember telling this to the construction manager during closing inspection but he had a air freshener kind of device put in to mask the smell and took it away after i signed the papers, 4. While looking for the dead skunk a lot of dry wall was torn down, unfortunately they never finished that portion of dry wall as rest of the house and the finish stands out, will put in the pictures. 5. Wrong sized bath tub installed even after paying the upgrade charges, cant believe a reputed company like [name removed] who have been in this business for 5 decades don't have checks and balances that ensure the right one is delivered and installed, i had to put in a service request to fix it and not completed yet, 6. No changes to dry wall was allowed for me but the same neighbor hood and same floor plan, they have accommodated the changes, i had asked to complete the bar area with dry wall and finish it, but it was not allowed , but a home on Kew ct has the bar converted with just dry wall finish 7. The base price was increased by $70 k by the time i got on list to the time i got into contract and signed up hoping a quality product, but very disappointed
